Beautiful Bedrooms & Bathrooms, but Halted Construction Impacts Kitchen Area and Outdoor Atmosphere
Used the house for an extended family getaway. Overall, enjoyed the location very much; convenient to beaches, towns and around a half hour to Newport RI. The bedrooms, bathrooms and upstairs sitting areas are newly redone and very nice. The house is very well stocked with beach accessories, linens and kitchen items. However, as other recent reviews have mentioned there is halted construction at the house that impacts the atmosphere in the kitchen and outdoors and does not provide a general sitting area for a large group other than the dining room table. The kitchen area was completely different than the photos in the listing -- the photos showed a beautiful light, open area with a screened in room with additional seating whereas the current kitchen is dark with a brown carpet and plastic over the glass doors. (I see these photos have now been updated on the listing, but the old ones were up on the site at least until September 18th). I appreciated the offer of our being able to check into the house early. Communication with Robin was very nice and prompt until after our stay when I mentioned the kitchen area discrepancy between the listing photos and reality. Her response was not gracious.

Listing inaccurate
The house was a good size for our guests but poor communication with the host, the house renovation and the kitchen photos listed inaccurately put a damper on our stay. Robin’s communication was disrespectful, dishonest and accusatory. The kitchen photos listed were false and the kitchen that was at the house, although functional, was not as pictured- due to the house under renovation (which was also not disclosed to me prior to our stay). Robin further blamed me and guests for breaking the AC, which was not functioning properly since we arrived, and Robin offered no help to remedy the AC until after our stay.

This is very unfortunate. Everything you say about me goes against my values. You know very well the accusations against me are untrue. Our $20K central airconditioning system is brand new. When you put the degree down to 63 and leave a bunch of windows open when it is 95 degrees/hot & humid, you freeze the system, and that is exactly what happened. On another note, you and your group decided to hide all of my personal belongings in the house as if was a game. You will be prohibited from renting this house again.

Great home - beds are super comfortable. House was clean and comfortable. Kitchen and bathrooms fully stocked. The only issue were 1) location - not close to beach and parking was impossible 2) construction on property took away the advertised screened in porch which could have been a children’s bedroom 3) carpeted kitchen??? When they do finish the house - it will be beautiful

Property under renovation and backyard looks like a construction zone
The house is under renovation. A cease and desist order was on the front door dated feb 2023. We booked the house in nov 2022 for a wedding with family flying in from Scotland. We were not told about the house renovation until the day before we arrived when we reached out to ask a question. While the 7 bedrooms were quite nice and the upstairs bedrooms had small seating areas for a small number of people, there was no common area for us to hang out in inside the house on the first floor. The renovation I believe is meant to address this but didn’t help us. The only common area on the first floor has a dining table with seating for 8 people. The backyard where we were going to hang out looked like a construction zone with lumber covered with a tarp and plastic blowing on the part of the house under renovation making sitting out there not at all inviting. There were two glass tables with umbrellas out there but we weren’t inclined to use them. We sent an email to the owner the day we arrived requesting a discount since what we thought we were booking and what we got didn’t meet our expectations but we were told no as they believed that the house was fully functional. The owner knew about this renovation since February yet did not mention until we were checking in. Renters beware!

This is very unfortunate. I had mentioned the backyard addition being unfinished a week prior to your arrival and your response was. “Ok great”. In no way did this unfinished addition affect any part of the house. We still have the backyard set up the way it normally was I even offered to move the fire pit and seating in the front of the house and you did not take me up on that offer. In fact, I ran into a relative of yours that was also staying at the house while walking my dogs in our neighborhood and she said that you were overreacting and that the house was perfect for your family. I certainly did say that the house was fully functional because it is.

Great Getaway close to everything.
The house is large, clean and very well equipped with kitchen utensils and beach gear. It is centrally located; only five minutes from grocery store, beaches and the Block Island ferry as well as numerous restaurants. We had a wonderful stay with 13 people, ranging from two to seventy two! Robin is very responsive and helpful. We hope to return next year!

Fabulous house
We had a glorious time and we loved being able to walk to the beach any old time we wanted to. We're a family who cooks in (and we have some terrific cooks), so our chefs especially appreciated the chef-quality stove and all that came with it-- a profusion of lobster crackers, tongs, pots and potholders. It really was a wonderful vacation for us!

Lovely!
Perfect spot to celebrate the New Year. 10 adults and 6 kids all fit comfortably in this house. The house was fully equipped with anything you would need for your stay. Plenty of parking space. Would highly recommend this house to others.

WONDERFUL HOLIDAY CELEBRATION WITH FAMILY
Briggs Farm was a wonderful place to stay for our family holiday celebration. It was beautifully decorated for Christmas and accommodated our large family group. The home had all the neccessary kitchen items to make wonderful meals at home. It was also very close to the beach, to Newport and stores for every need. Amazing stay!
Rented this home for an annual “friendsgiving” get-together and it was perfect for our large group. The kitchen was great for cooking a full thanksgiving meal, and the table is massive and seated us all. The amount of sleeping space was AMAZING, we were all able to spread out and the beds were extremely comfortable. The outdoor space was a massive bonus too. Everything was super clean and nice. Tons of parking space. Robin, the host, was super accommodating and communicative. My group hopes to come back some day!

Good but quirky
Stayed at this house with 6 friends for a long weekend. We each had our own bed which was great, and all beds were newer and very comfortable. The house configuration for our group wasn't optimal for socializing, with no living room on main floor. For 6 people, the main house living room was cramped trying to watch TV, and the "annex" living room was even smaller. Overall the house was very clean, but the kitchen, 2 of the 3 bathrooms, and decks were a bit tired and outdated. The location is great, host was very prompt and helpful. If you plan on cooking, pack any cooking ingredients you'll need, as there was only olive oil and salt/pepper in the house. The house had plenty of cooking hardware, just nothing else. Since Covid, I get it that some VRBOs have removed basic kitchen items as this one has. Just come prepared, or make sure they're on your shopping list. Cable channel selections are basic and TVs are not smart to support subscription services.

Wow, describing my house as quirky is the first time I ever had such a review. Before you booked this property, I am to assume you viewed all the photos knowing the set up of the house and what the bathrooms looked like, etc. The main house has a generous living room with 2 couches and a couple comfortable chairs, I am confused as to how 6 people can't sit comfortably in that room. The addition is set up perfectly with a living area and 2 bdrms and a full bath for those that want to have separate privacy. As you mention, since COVID, my policy is not to have any opened food or seasonings in the house. As for the cable/wifi in this house, we have over 125 channels with optimum wifi speed. Both TV's in each living room are Smart TV's. If I had known that you could not find the correct remote to access this service, I would have helped find them. To note to future renters, we already have a plan in place to renovate the 1st floor bathroom, remove carpeting in bedrooms and replace with nice flooring. Then in January, we have planned to renovate the kitchen, enclose the screened in porch area to a living room space with a new deck above.

perfect for occasion
We came for my son's wedding and the location was perfect both for wedding activities and ease to shopping and beaches. The kitchen was incredibly well equipped. This was the first vrbo we've stayed in where the outside grill actually worked and there was an extra propane tank available. Robin was very responsive and accommodating. The outside space was wonderful for children and the many toys were much appreciated. The only issue for us was that there is no first floor living space (both living rooms are on second floor) which makes it difficult if there is a person in party that can't do stairs.

Spacious house with a great location!
A group of 9 girl friends and I came here for a long weekend and loved it. Very clean and spacious. Great location, about 30 min to downtown Newport, but many local eats and beaches near by. We went to Scarborough Beach, which was 4 minutes away. The host was so responsive and the most helpful!

Better than expected!
This house was amazing! The pictures do not do it justice. So much space, and great nooks to hangout in. There is an upstairs deck that is GORGEOUS. A huge garage for storage. Kitchen is great and had everything we needed (except for a sponge and good spices). Recommend this house to anyone with a big group!

Dream beach house
We had a wonderful few days at the house. It is well appointed with everything you need - linens, beach towels, full kitchen and bathrooms. The walk to the beach is long but very pleasant and the reward is a gorgeous beach. There are plenty of bedrooms and bathrooms, even with a large group the house feels spacious and easy to find quiet space to yourself. Plenty of parking on a beautiful residential street- the location is lovely. 5 stars across the board I would absolutely love to come back and recommend it to friends

Great place to stay!
My group of girlfriends and I had a wonderful stay at this property. The location was very convenient, close to the beaches and many restaurants! There was more than enough parking, which can be tough to find in those town. The house itself was everything we needed and more. Plenty of different spaces to hang out all together or apart. Communication with Robin was quick and easy. Would definitely love to stay here again!

Great House!
The Briggs Farm house was absolutely wonderful! Easily slept seven couples and there was plenty of room for the group to hang out. The outside covered porch area was great for breakfast and the backyard was great for games. Double ovens really helped when cooking for the whole group, and the kitchen was stocked with every item you could possibly need! Additionally, there were lots of towels (both regular and beach), as well as beach chairs, umbrellas, games and sand toys. Easy access to the beach really made the trip. Would definitely stay there again!

overall excellent. well supplied wth everything including all kitchen utensils, pots, pans,etc. linens were great and plentiful. It would have been nice to have a bigger common ara on first floor but o/w the lay out was great especially because we had several families and it was good for privacy. We also enjoyed the multiple yard games we found. Had to drive to beach. woudl have liked to be able to walk but o/w beach not to far. overall nice place

Beautiful home with a perfect location
I can’t say enough good things about this property. We will be raving about this house for years to come. It was a very large beautiful house with everything we needed and more. The beds, linens and furnishings were very comfortable and appealing. The house had all the kitchen items we needed plus all the beach items (chairs, towels, toys, games) we’re a huge unexpected bonus. All this plus the gorgeous grounds, multiple decks and being 1 mile from Scarborough Beach led to a perfect weekend for 12 girls! The property manager was very nice and helpful and had everything we needed and quickly communicated back when we reached out. Highly recommend.

Great for a Group!
Robin's home was absolutely perfect for our girl's beach weekend. The house is spacious, clean, and welcoming with all new linens, decor and supplies. The kitchen had everything we needed to feed a crowd. The outdoor space is perfect for a BBQ. We all loved the wrap-around deck on the second floor. The home is just 1 mile away from Scarborough State Beach and the home comes with beach chairs to use. Looking forward to booking again soon!

Great property
Everything was great about the house- just the right size for 8 people. The bottom downstairs bathroom had a funky handle so it took us a few moments to get the hot water working. Also the kitchen fridge was being replaced so we had to use the garage fridge, but Robin was great about letting us know what was going on, very transparent. 👍🏽

Spectacular Stay and Amazing Management
Robin deserves way more than 5 stars. Her personality and willingness to go above and beyond for our group alone deserve the 5 stars and that was before we even got to the house. We had a group of girls that were traveling to Block Island and she let us park near her own personal property so we didn’t have to leave our cars at a random spot or pay for all the cars to park at the ferry. When we arrived at the house it was an absolutely gorgeous place and immaculately clean. There was enough room to hang out not only inside but outdoors too. We had plenty of starter supplies that she provided which was a plus including plenty of towels, linens, and toiletries. The check-in/out was easy and again the house is so cool! We loved the space so much and there was a ton of room, I wish we stayed longer. The area around the property was a huge bonus, going to visit the horses and cows on our morning walk was such a sight to see. It is really so close to Narragansett beach but to all the breathtaking beaches RI has to offer, after all it is the smallest state. Robin is a super host and her property simply beautiful I would stay here again in a heartbeat! Thanks for an amazing experience, Robin!!

A beautiful place to stay while exploring the RI coastline
I chose this house for my sister's bachelorette weekend stay. There were seven of us for seven bedrooms, and it was perfect! Everything was super clean, and it was just an awesome place to hang out in between activities. We spent a lot of time in Newport, and this house is within 30 minutes of downtown Newport! Narragansett is also really nice, and we enjoyed a short drive to Matunuck Oyster Bar and Whaler's Brewing! The host was attentive throughout the process, and I would definitely stay here again the next time I'm in the area!

The time flew!!!
We all hated to leave. Even our grandchildren who live in the Tampa Bay Area loved being in Narragansett. We would like to do this again. We were fortunate to have great weather. We thought the house was charming. We didn’t get to meet Robin but she and her husband were very pleasant and thoughtful.

Great location near beach

A GREAT find in Narragansett, RI!! A perfect place for multiple families & the owner is AWESOME!!
The layout of this house is great for multiple families. There is a separate side with 2 bedrooms, living room and a bathroom. The rest of the bedrooms are on the other side. However, both sides connect on the upstairs deck (where we saw a beautiful sunset together) and in the main living space. We had 13 people in the house and it was very comfortable. We unfortunately didn't take advantage of grilling out, but there is a grill with a large outside table to enjoy if you have the time. We did have a fire at night w/smores for all the kids! They loved it. The owner of the house is very responsive. Upon booking the house she immediately got back to me on whether or not I could rent it. Knowing that I had family coming in from multiple states, she allowed us to check in earlier and take our time leaving on our last day. She made everything very seamless which made the arrangements and the trip a HUGE SUCCESS!! I highly reccomend renting this house.

Awesome house
Robin's house was awesome. Plenty of space for everyone. It had everything we needed for our weekend. Robin even got us reservations to a restaurant that wouldn't take a party of our size. Highly recommend her house.

You Should Stay Here!!!
My wife and I rented Robin’s home following our wedding to house our friends that attended. It couldn’t have worked out any better. All of the couples had bedrooms (7), and the few single guys we had with us slept on the couch or on a mattress that was also provided by Robin. She made sure the grill was full with propane and the house was spotless. I would stay here 100 times over. Great place!!!

A wonderful home for a multi-family vacation
The layout of this house is ideal for several families because of how the bedrooms and bathrooms are clustered into three distinct spaces. It is central/convenient to all the great beaches in Narragansett. The owner is super attentive to stocking the house with things you might need in the places you'd expect them. The week we stayed we were very grateful to have central A/C. Very happy we picked this house!

A great house for a large family,
The house was clean and well maintained. The well equipped kitchen was only exceeded by Robin’s attention and hospitality. A fire pit in the evening assured us the tv was not turned on all week, Thank you, Robin.

Beautiful Home!!!
Robins house is beautiful and very welcoming! We had 12 adults and 7 kids and we fit absolutely perfect! More than enough rooms and bathrooms. Sheets and towels were provided. Everything was perfect for our annual friends vacation!!!

Big and comfy!
The house is plenty roomy with big comfortable bedrooms. All was clean as a whistle and we had everything we needed for our stay! Very well located for whatever direction you are headed in and around Narragansett.

Perfect House for weekend girls trip!
I rented Robin's home for my sister's bachelorette party a couple of weekends ago and it was perfect! We had a bit of a bigger group (15 women) and the house fit us all, which was impressive! Everything was super clean and very comfortable. Unfortunately, we had some bad weather, so we weren't able to take full advantage of the yard and patio, but it didn't matter because we all were chatting and catching up the whole day! Robin was wonderful to work with. Very responsive and helpful in providing some recommendations in the area. I would definitely go back again!

Awesome!!!
We loved the rental and were so impressed by the personal service of the owner. The house was perfect for us and had everything promised. We enjoyed two great beach days (just a few minute drive) at two different beaches and spent the time post beach at the house relaxing, grilling and enjoying the patio. Great rental!!

Large house-- fantastic for kids
Robin is an excellent host and was an excellent communicator and responsive to our needs. She went above and beyond to check in with me. The bedrooms and bathrooms were a good size and well maintained. The backyard became our dining room because the weather was favorable. The only reason I did not rate this experience at 5 stars is because the dishwasher malfunctioned and the grill was not working properly the second night. Robin and her husband were fixing them as we packed up the car.

Happy to hear you enjoyed your stay, thank you for your feedback. I apologize about the issue with the dishwasher, I was surprised to get a Repairman the same day you notified me of the issue, which was fixed within a half hour due to a piece of glass stuck in the drain tube, and as far as the grill, after you used it, we checked it out, and the knobs were out of place, therefore, not giving it the flame you needed. I wish our prompt and immediate attention to these two matters earned us a 5th star....

Great House, Location, and Ammenities
Had a large group of guys down for a golf weekend and the house worked very well. Location was close to courses and close to Pt Judith which proved to be a great place for food and drink. Plenty of bed rooms with full or queen beds for the whole crew.

Great family vacation home, good location
Very well maintained property. Spacious with a good size kitchen and lots of bedrooms. Would be nice if there was a powder room or an additional bathroom. We had our dog with us and he was very comfortable in the house as well. House was very well equipped with beach chairs and kitchen essentials. Location was good with proximity to shopping, beaches and Point Judith for a ferry to Block Island.
