SoBro Guest House by Black Swan - Free Downtown Parking (6)

Located in the heart of Nashville, experience our South of Broadway (SoBro) apartment suites that delightfully blend the luxurious benefits of a boutique hotel with the familiarity of home. The SoBro Guest House is within easy walking distance of the city’s best restaurants, shopping, and world-renowned music and entertainment.

Each guest at SoBro Guest House will enjoy private spaces designed with Parachute linens, Apple TVs, local Good Citizen coffee, and Public Goods amenities. Every apartment suite includes a complete kitchen, private bedroom, full bathroom, and living room. To bring a little more Nashville to your stay, each unit is decorated with one-of-a-kind art from local artist Nathan Brown.

Free parking is available in the lot in front of the building. Parking is first-come, first-served, and is limited to one spot per reservation.

We offer a seamless and contactless self check-in process. After booking, you will receive a link to fill out our security verification portal, and once your reservation date arrives you will receive all of the details you need to access your apartment suite via our keyless entry system. We will be available by email and text should you need anything before and during your experience.

Please contact us if you're interested in booking multiple apartment suites for group reservations.

Note: Some photos are representative of the property but may differ somewhat as the floorplans are unique and change slightly from unit to unit. All units are designed to feel the same and share the vast majority of the same elements.

Property Note: The SoBro Guest House places you in the heart of the city, steps from its best restaurants and attractions. This prime location comes with the authentic sounds of city life – traffic, pedestrians, the occasional siren, and the ongoing expansion of the city (think construction). While we've taken measures to create a peaceful respite inside, embracing the city's energy is all part of the SoBro Guest House experience.

Excellent property. Communication and location were perfection.

Arrived to easy check in. Accommodations were exactly as pictured. Perfect for the trip. I cannot say enough about the location. It’s just a couple of blocks from Broadway. We walked a bit farther to The Gulch, as was expected. But, still a very manageable walk. East Nashville is less than 10 mins away by car. Parthenon, Grand Ole Opry, and Bluebird Cafe were about a 15 min drive (different areas).Communication on the manager’s part was excellent. I had a wifi issue that was my own error. The manager communicated promptly and easily through text. They were also present with cleaning staff on one of the days. Everyone was friendly.Despite not having central air the unit put out plenty of cold air and the temperature inside was incredibly comfortable (not too loud). It’s also located next to Martin’s BBQ which is some of the best I’ve eaten. I can’t say enough about the quality of care and the accuracy of the description of the location. As a side note, I discovered the best fried chicken I’ve ever eaten at SS Gai in East Nashville. Highly recommend!

Great location

The location was extremely convenient to fun Nashville local sights. The bed was comfortable and clean. The only things that were even mildly off was the glass door was off its track (but did still work) and the entrance door frame was damaged rendering the security lock useless. Pleasant stay with all the necessaries as well as some nice extras.

rigid policies, choose somewhere else if you can

I booked. My plans changed 14 days before the reservation. No leniency at all. Wanted to move it a day forward, room was available and would not switch it. I've been a vrbo user and home owner for many years and have never had the manager try to be less accommodating. Not even a partial refund. The vrbo owners in other cities during the same cancelled trip all worked with me. Not Black Swan.

Perfect location in Nashville!

Walkable to everything downtown, yet quiet and safe. We enjoyed the comfortable bed and nicely appointed condo. A/C worked great, as well as all other appliances. Washer/dryer were a nice bonus too. Overall a perfect spot for seeing Nashville.

Great location. But had some problems

Pros: - Fantastic location. It’s about a 7-8 minute easy walk to broadway and about a 20 minute walk to the nearest Wholefoods. - The space was very sound proof and quiet - Easy check in / out process - PLEASE NOTE it is best to text the host not message them via the app - There was a safe in the bedroom which was a great add for added comfort and piece of mind - Complimentary soap / shampoo and amenities - The ac in the building was great to come into but did sometimes get very cold in the unit. - Bed in the bedroom was very comfortable Cons: - Most importantly the pull out couch mattress was incredibly uncomfortable and even painful to sleep on. The listing had the pull out couch as a "bed" option and therefore should be comfortable enough to sleep on. The mattress quality and structural integrity should be investigated and possibly replaced. - While there were complimentary coffee grounds, there were no coffee filters that could be found - Only one roll of paper towel is not sufficient enough for 3 people and 4 nights - There were only 2 bar chairs when the listing says it accommodates 3/4 people leaving one (in our case) person having to stand or use the kitchen chair and sit way below the counter - There was lipstick on some of the cups that were not from our household - There was mold / brown spots on the ceiling and corner of the shower - The shower door was janky and sometimes hard to close smoothly - There were no window we could open to provide fresh air in the space and the Ac didn't reach the bedroom efficiently

Great apartment not far from Broadway!

Just needed a place to crash for the night. Amazing little apartment with everything you need. Huge king size bed and amazing bathroom. For such a small place I was very comfortable. Would definitely stay again. The management staff was also very responsive via text.
