Doll House Beach Cottage
When we first walked in my kids exclaimed that we had arrived in what felt like a doll house. The house is older, reminiscent of a vintage doll house. White drapes and flower wallpaper adorn the walls. A small and functional kitchen and laundry were extremely helpful. The stairs are steep with narrow steps, but manageable for any able bodied person. Location is perfect for the authentic balboa island experience. Directions for guests were easy to understand and not over done. We will look to stay here on our next trip again for sure.

Location, Location, Location
This property is located a block from downtown Balboa and a block from the water. Great location near wonderful restaurants, coffee shops and bakery. You can literally park your car and walk to everything you need. The house is 99 years old and charming. Not fancy, but perfect for a relaxing getaway. We will be back.

Great and historic
Would stay there again. Older cottage expect some dating. Could not open the master bedroom window for venting. Banisters needed just a little cleaning. Nothing major. Great little cottage. Host was super.

Patio paradise
Third time staying here. Love the large front patio and the ease of getting to Marine Street or just taking a stroll. Very comfortable living room area. Was like stepping back in time in this 1924 historic location!

this is a cute traditional cottage. It is best for individuals or families that are not challenged by stairs to bedrooms. The location was perfect as there is much activity along the main road and it is two blocks from the main street.

Great location
Cottage was adorable and location was great. Very close to Marine avenue allowing us to stay there without having to have a car. We LOVED the patio. The downside was the cottage was not cleaned very well. The kitchen table was dirty and covered in sand as well as sand on the floor and the washing machine. The door frames were really dirty. The lint filter in the dryer looked like it had never been cleaned out. I only realized this when our clothes were not drying and the room was becoming really hot. I do have pictures if the owner or property manager would like to see. We were also surprised that there was only 2 rolls of toilet paper for a weeks visit for 2 people. The cottage was very warm and could benefit from an AC wall unit both downstairs and upstairs where the bedrooms are.

Patio Charmer
Very responsive management and a clean and super comfortable retreat. Spent much time on the patio in the early evening shade watching the world go by. Close to all we wanted to do! Walked everywhere! Enjoyed our electric boat rental at Pacific Electric Boat just three miles away! Look forward to returning.

Peaceful and Relaxing
Everything was great. Very comfortable beds. Well stocked. So close to town. Cute, vintage beach house. Not fancy but a great value and everything I could have wanted. I will rent this again. Balboa Island is unbeatable for a weekend get away.

Beach week
Great experience here with a fabulous patio and storage for out toys. We actually brought bikes, inflatable paddleboards and the dog and had room for all. We paddleboarded off Ruby beach, took the ferry and bikes all over the main beaches, and walked the dog all over the island. We wished we could have stayed longer.

Perfect location
This home, while old, is located two blocks from downtown. Front porch is one of the sunniest on the island. Could use some furniture update but for two to four people it is very practical. Stairs to bedrooms upstairs are not user friendly for seniors. For a young family I highly recommend this home. We thoroughly enjoyed our five nights.

The location is fabulous, only one block to the harbor/boardwalk area and two blocks to the main downtown street. House is very quaint and cute. My only complaint was the one bathroom is down stairs and the stairs are wrap around so need to proceed cautiously if needing to go down in the middle of the night.

Overall happy with the stay. Definitely needs to be updated on the outdated furniture, appliances, wallpaper and structure of cottage. Would recommend installing A/C . Box fans weren’t cutting it.

Great island cottage, perfect location
Great cottage, pictures online are accurate. The place was clean, beds were comfortable, plenty of room for our family of 4, and a parking spot in the alley behind if the street was full. It was great being just a couple blocks from the Main Street on Balboa Island, and just a 10 minute walk to the ferry to get over toward Newport. We had a coupon of questions, the manager called me back right away and helped with what we needed. We’re definitely saving this place, will be coming back. Thank you!

Good but needs updating
Upon arrival house was in good order. A little outdated especially the "kids" room. But it was clean and tidy and had plenty of kitchen dishes/pans etc. Loved the location as it was within walking distance of main street, the beach/boardwalk and especially on bikes. We loved sitting in the porch and people watching serving coffee or wine in evening. All in all it was a good stay. What I think needs work. It is outdated as stated. The master bedroom gets hot and got really warm and humid especially when the dryer was going...it got super humid in master bedroom and the house for that matter....need to rethink the venting for dryer. What helped us we opened the 2nd bedroom windows... The only one that gets the ocean breeze and put the fan in the doorway blowing down the stairs and the master bedroom we opened the window and put the other fan in the bed to get that airflow pointing out the door to hallway. Due to my son's health issues and especially during Covid we did an extra wipe down (we do it everywhere we go...not just here). it was clean, except the handrails up the stairs were dirty. I think they wipe down the tops but not under. And the carpet definitely needs a REALLY good cleaning. Just walking upstairs and down our feet got really dirty so we ended up wearing our clean flip flops on the house. Had a minor parking issue when arrived as a visitor for other house was parked in our space on the ally. I contacted the property manager and right away they contacted the other party but the other party was not answering. We were able to find a space on street, luckily by the house. But, we were never contacted again letting us know the car had been moved and our space was available. All in all it was a good stay.

Balboa gem
Charming little early century cottage located in central Balboa.. Walking distance to all of the many attractions the Island has to offer. Lack of AC made it uncomfortable given the warm temperatures. Would recommend better fans or maybe installing modern room AC units. That aside, it has all the comforts of home and in a fantastic location. Would definitely come back.

Mini Get Away
Great place to stay. Communication was great with owner and very accommodating. Only 2 minor items that were missing.........extra blankets and cutting board. Super cute and comfortable. Excellent neighborhood and easy to get about the island and the peninsula.

The cottage is in a great location near everything on the island. Property management was very responsive and friendly. The furniture and interior need some updating, however. I hope that occurs, because then I would definitely be back.

Great Location on Balboa Island
The cottage was great it has some wear to the eye but overall a great location and accommodations for being built in the 1920s. We’d stay here again! We enjoyed it’s close proximity to Main Street and the popular frozen bananas. If you’re looking for a nice affordable location on the island you won’t be disappointed.
