Disney 9BR Villa, Hawaiian Kids Bunk Room, Pool, Arcade, Sleeps 24

Welcome to your family-friendly private villa in the gated ChampionsGate resort, about 15-20 minutes from Walt Disney World. This 9-bedroom, 5-bath home sleeps up to 24 guests and is made for big families and multi-family trips: a private screened pool and spa, an arcade game room, a video game lounge, a Hawaiian island-themed kids bunk room with a rope bridge and slide, a toddler play nook, and access to two resort clubs with a lazy river, water slides and mini golf.

THE SPACE
This two-story villa has an open-concept living, dining and kitchen area on the first floor with a 70-inch TV and direct access to the pool deck. The fully equipped kitchen has a large island with bar seating, stainless steel appliances, cookware and dinnerware, plus a dining table for family meals. A laundry room with washer and dryer is included. Every bedroom has a TV with internet streaming apps (no cable).

PRIVATE POOL & SPA
Screened-in private pool and attached spa with lounge chairs, an outdoor dining table for 8-10 people and an outdoor lounge for 5. Pool/spa heat is an optional paid extra: request it at least 48 hours before check-in; it is set for the full stay and is non-refundable once activated. The spa shares the pool's heating system and warms to about 80°F, comfortably warm rather than hot-tub hot. A gas grill is available as an optional paid extra with advance request.

ARCADE GAME ROOM
The garage has been converted into an arcade game room with 2 motorcycle racing games, a Sonic basketball game, a ball-toss arcade game and a themed air hockey table. The arcade is a bonus feature; we maintain the machines regularly but cannot guarantee every game will be working at all times. Children should be supervised by an adult.

VIDEO GAME LOUNGE
Upstairs, a second living room doubles as a video game lounge with a PlayStation 3, an Xbox One and 4 screens, perfect for teens and gamers.

HAWAIIAN ISLAND KIDS BUNK ROOM
The highlight of the home: a large themed bedroom with two hut-style bunk beds (4 queen beds total), connected by a rope bridge, with a slide down to the floor. Kids love it! Top bunks are not recommended for children under 6, and children should be supervised.

TODDLER PLAY NOOK
Under the stairs, a small Disney-themed play nook for little ones with a safety gate, a few toys and a TV.

Bathrooms: 5 full baths. Bedrooms 4 and 5 share a full bath; Bedrooms 6 and 7 share a full bath; Bedrooms 3, 8 and 9 share the hall bath with tub. All baths are also accessible from the hallway.

COMMUNITY & RESORT AMENITIES
• Oasis Club (about a 4-minute walk): heated lazy river, water slide, lagoon pool, splash pad, adults-only pool and spa, movie theater, fitness center, Tiki Bar and Grille Room restaurant.
• Retreat Club (about a 5-minute drive): pool complex with water slides, 9-hole mini golf, basketball and dining.
The resort also offers golf, tennis and pickleball. Club amenities are operated by the resort/HOA and are subject to their hours, fees and rules.

PARKING & GATE ACCESS
Driveway parking for 2 vehicles; the HOA allows up to 4 vehicles per reservation, and vehicles beyond the driveway require HOA approval. ChampionsGate is a gated community: we register your drivers before arrival, and each driver should have a valid photo ID at the gate.

GOOD TO KNOW
• This is a vacation home, not a hotel. We provide a starter kit (toilet paper, soap, shampoo, trash bags, bath and hand towels). Please bring or buy paper towels, washcloths, food, drinking water and ice.
• For safety and sanitation, the refrigerator water and ice dispenser are disabled.
• No daily housekeeping during your stay.

EASY CHECKOUT
Your cleaning fee covers a full professional cleaning. Before you leave, we only ask that you place used dishes in the dishwasher or sink, gather used towels in one spot, turn off lights and lock all doors.

HOUSE RULES
• Minimum age to book: 18. The primary guest must be present during the stay.
• Maximum 24 registered guests; no parties, events or gatherings.
• Quiet hours: 10 PM to 8 AM.
• No smoking or vaping indoors; no pets except service animals.
• Damage, missing items, smoking, unauthorized pets or party-related cleanup may result in additional charges.
