Gated Summerville Resort home with shared hot tub, heated pool access, and EV charger—one of the few Disney-area properties equipped for electric vehicles. Game consoles, outdoor playgrounds, and a gym keep everyone entertained between park days. Built for families visiting Walt Disney World who want a secure, self-contained space.

The space
Stay in the newest phase of Summerville Resort in Kissimmee, in a two-story home accommodating up to 10 guests. With three bedrooms, three full bathrooms, two living areas, and a private fenced patio, there’s room to spend time together and enjoy downtime between outings.

Living and dining:
- The main-floor living room features a queen sofa bed and a Smart TV. - Upstairs, a separate sitting area offers a twin sofa bed and another Smart TV.

Prepare meals in the fully equipped kitchen and gather in the dining area. High-speed Wi-Fi, cable, Smart TVs in every bedroom, and a desk for remote work are also available.

Sleeping arrangements:
First floor:
• Bedroom 1: King bed and an attached bathroom with a shower, without a bathtub. This bathroom also serves guests using the main-floor living area.
• Living room: Queen sofa bed.

Second floor:
• Bedroom 2: Queen bed and a private bathroom with a bathtub and shower.
• Bedroom 3: Bunk bed with a full-size bed on the bottom and a twin bed on top, a workspace, and a private bathroom with a bathtub and shower.

Upstairs sitting area:
- Twin sofa bed.

Private outdoor space:
The fenced patio has lounge chairs for sunbathing and a bar with seating for evening drinks or conversation.

Community amenities:
Guests have access to these shared amenities:
- Community heated pool and jacuzzi.
- Fitness center.
- Clubhouse game room with a PlayStation.
- Small park.
- Clubhouse work area, open from 9:00 a.m. to 5:00 p.m.
- Clubhouse restrooms.
- A paid EV charger is available within the community.

Summerville Resort is in Kissimmee, with access to Walt Disney World, Universal Studios, SeaWorld, shopping, restaurants, and supermarkets.

Please note that the home has two floors connected by stairs. The king bedroom is on the first floor; the other two bedrooms and upstairs sitting area require stair access.

Guest access
Access to the community is through a code that will be provided after confirming the reservation. And access to the property is also through a code.

Other things to note
- Parking: Parking is free. The community is totally safe and has 24-hour security.
- Pool & Jacuzzi: The heated pool and jacuzzi are shared amenities within the community. Please note the pool's operating hours, and be respectful of other guests using the facilities.
- Noise: Please be mindful of noise, especially in the evening. We ask that you respect the community’s quiet hours to ensure everyone enjoys their stay.
- House Rules: Please make sure to review our house rules and respect them during your stay. These include no smoking inside the property, no parties or events, and no additional guests without prior approval.
- Local Recommendations: If you need any recommendations for things to do, places to eat, or nearby attractions, feel free to reach out! We are happy to share our favorite spots in the area.

HOUSE RULES:
Welcome to our resort home! To keep every stay comfortable and safe, we kindly ask guests to follow these house rules.

• Check-in: 4:00 PM. Check-out: 10:00 AM.
• The booking guest must be 21 or older and present during the stay.
• Maximum occupancy: 10 guests. No parties or events.
• Quiet hours: Please respect the community’s nighttime quiet hours. • The HOA applies fines of $100 to $300 for noise and party violations, and serious cases may lead to eviction.
• Trash: Place it in the container between 7:00 and 9:00 AM (pickup is at 11:00 AM). Boxes must be broken down and taken to the large container. The HOA applies a $100 fine for trash violations.
• A/C: Please set it to 74°F when you leave the house.
• Please do not eat or drink in the bedrooms.
• Resort pool and hot tub: Children must be supervised at all times.
• Pets: One small pet is welcome with prior notice. Pet fee: $100 per stay ($200 for stays of 30 nights or more).
• Late check-out: $100, with prior approval and subject to availability.
• A refundable security deposit hold of up to $300 may apply, as disclosed for your reservation.
• Vacation Rental Agreement: After booking, the primary guest will be asked to sign our agreement electronically. A signed agreement is required to complete the reservation.
