Adventure Kingdom Estate was designed for families who want the excitement of Orlando without giving up comfort, space or style. This 9-bedroom, 5-bathroom ChampionsGate residence gives up to 26 registered guests an exceptional private resort experience.

Five elegant king bedrooms provide peaceful adult retreats, each with a Smart TV. Four immersive themed bedrooms invite younger guests into heroic, tropical, prehistoric and wizard-inspired worlds. A hidden children’s retreat beneath the stairs adds another unexpected touch of magic.

The 1,200-square-foot entertainment experience is a private attraction of its own, with arcade games, a shooting gallery, basketball, foosball and imaginative custom design. Open living and dining spaces make it easy to reconnect, while the chef-style kitchen offers stainless steel appliances, generous island seating and everything needed for family meals.

Outside, enjoy a private screened pool and spa, luxury loungers, outdoor dining and a covered cabana-style lounge. The oversized projector turns evenings into outdoor movie or game nights beneath the Florida sky.

The reservation also includes access to ChampionsGate’s Oasis and Retreat Clubs, with resort-style pools, a lazy river, water slides, children’s splash areas, playgrounds, fitness facilities, sports courts, a movie theater, restaurants and a tiki bar. Resort hours and individual amenities remain subject to community operations, weather and maintenance.

This is more than a place to sleep near the parks—it is where the vacation continues after everyone comes home for the day.

Guest Access

Guests reserve the entire home, including all 9 bedrooms, 5 bathrooms, living and dining areas, kitchen, entertainment room, children’s hideout, laundry, private screened pool and spa, cabana lounge, outdoor projector area and driveway.

Oasis and Retreat Club access is included. Food, beverages and separately priced resort activities are not included.

ChampionsGate is guard-gated. All adult driver names should be submitted before arrival for gate registration. Driveway parking accommodates 2–3 vehicles; additional vehicles may park only in community-approved areas. Never block sidewalks or park in prohibited spaces. Access instructions and the time-limited smart-lock code are sent before check-in.

Pool & Spa Heat: Optional heating is $40 per night and must be purchased for the entire reservation. Request it at least 48 hours before arrival so the system has time to heat.

BBQ Grill: Use of the outdoor Nexgrill is $60 for the full reservation; propane is included.

Pets: Pets require advance notice and a $150 fee per pet.

Arrival & Departure: Check-in begins at 4:00 PM. Checkout is by 10:00 AM. Early arrival or late departure is never guaranteed and requires advance approval.

House Rules: Maximum occupancy is 26 registered guests. No parties, unauthorized events or unregistered overnight visitors. No smoking or vaping inside. Follow community quiet hours, parking requirements and all posted pool-safety rules.

Community Entry: Submit the names of all adult drivers before arrival. Delays may occur when drivers are not preregistered.

Trash: Follow the posted valet-trash instructions, place bagged trash only in the designated container and never leave loose bags outside.

Good to Know: Daily housekeeping is not included. Food and opened condiments are not stored between stays. The outdoor projector is weather dependent. Resort amenities and hours may change because of weather, maintenance or community operations.

🗑️ Please place all trash inside sealed trash bags and dispose of it in the designated trash bins near the garage.

🍽️ Before check-out, we kindly ask that guests place used dishes in the dishwasher and start a wash cycle.

🧺 Please place used towels in the washing machine and start a wash cycle before departure. Our housekeeping team will handle the rest.

🚪 Please DO NOT leave doors or windows open for extended periods. Florida weather is hot and humid, and this may cause the A/C system to stop functioning properly while also attracting insects or lizards indoors.

⚠️ Accidents happen — please inform us immediately about any damages or issues so we can address them quickly and maintain the home in excellent condition for all guests.

👟 To help maintain maximum cleanliness, we kindly ask that no shoes, food, or drinks be taken into bedrooms or upstairs lounge areas.

🐾 Pets are welcome with prior approval only. A pet fee of $150 per pet applies. Unauthorized pets may result in additional cleaning charges.

🎉 No parties, events, or gatherings exceeding the confirmed reservation occupancy are permitted.

🔇 Please respect quiet hours and community noise policies, especially during nighttime hours.

🖼️ No tape, adhesives, hooks, or sticky materials may be attached to walls, furniture, railings, or décor.

🔥 If using the BBQ grill, please clean the grill area after use and ensure the propane tank is properly turned off.

📺 Please leave all remote controls in their original rooms and locations.

🥡 Remove leftover food and personal belongings from the refrigerator and throughout the home before departure.

🚫 No commercial vehicles, RVs, trailers, boats, buses, ATV’s, watercraft, or similar vehicles are permitted within the community.

🏊 POOL RULES & DISCLAIMER

⚠️ Owners and property management are not responsible for accidents or injuries related to pool usage.

🏊‍♂️ All guests use the pool at their own risk.

👶 Children must always be supervised near the pool area.

🚫 No diving, running, rough play, or unsafe behavior in or around the pool.

🥤 No glass containers near the pool area. Please use plastic cups or containers outdoors.

🌡️ Pool heat is available upon request, but no specific water temperature can be guaranteed due to weather conditions.

⚙️ Please do not touch pool equipment, controls, or settings.

🧼 The pool is serviced weekly. Do not be alarmed if maintenance personnel access the patio area for scheduled service.

🚗 COMMUNITY RULES – CHAMPIONSGATE RESORT

ChampionsGate Resort employs community safety patrols to help maintain a safe and enjoyable environment for all guests. Patrol teams monitor:

✔ Unauthorized parties
✔ Suspicious activity

Security patrol hours are generally between 7 PM – 3 AM.

🚘 PARKING RULES

🚫 Do not block driveways, sidewalks, fire hydrants, or pedestrian walkways.

🚗 Street parking is allowed only in designated areas directly near the home. Parking on grass is strictly prohibited.

💦 Guests are responsible for any damages caused to sprinklers, landscaping, or community property.

🚫 Commercial vehicles, trailers, RVs, boats, buses, ATV’s, Slingshots, or similar recreational vehicles are not permitted within the community.

📶 WIFI / INTERNET / SMART TV DISCLAIMER

📡 Free high-speed Wi-Fi and smart TVs are provided throughout the home.

⚠️ We are not responsible for outages or interruptions involving third-party services such as internet providers, cable, streaming apps, or utility providers.

🔌 If internet issues occur, please try unplugging the modem/router for 1 minute before reconnecting.

📦 PACKAGES & DELIVERIES

📬 Amazon, UPS, FedEx, Instacart, DoorDash, Uber Eats, and similar delivery services can deliver directly to the home.

📭 USPS mail and standard postal packages typically cannot be delivered because vacation homes do not have accessible mailboxes for guest use.
