Bedroom 2
Cozy first-floor queen bedroom with a 43` Roku TV and generous closet. Soft lighting and plush bedding create a relaxing retreat.

Bedroom 3
Upstairs queen room with bright windows and plenty of natural light. Relax with a 43` Roku TV or curl up with a book in the airy, peaceful space.

Bedroom 4
A serene upstairs bedroom with two queen beds designed for quiet rest, with a spacious closet and calming atmosphere that invites you to unwind.

Bedroom 5
Fun and versatile upstairs room with two twin beds plus a trundle, perfect for kids or teens. A small play area, 43` Roku TV, and convenient storage make it both practical and playful.

Bathrooms
Two full bathrooms ensure comfort for all. The master bathroom has a shower/tub combo, while the upstairs bathroom features a stand-up shower.

Kitchen & Dining
Prepare meals in the fully stocked kitchen and enjoy them together at the 8-seat dining table downstairs, or take it upstairs to the 4-seat table for a quieter setting.

Laundry
On-site laundry is available, conveniently located in the bedroom immediately next to the lower living room.

Outdoor Space
Step into the backyard and picture yourself around the propane fire pit in 8 Adirondack chairs, roasting marshmallows or sharing stories. Yard games add extra fun for sunny afternoons or crisp autumn evenings.

Guests have access to the entire property, including all living spaces, bedrooms, kitchen, bathroom, laundry area in the basement, and yard—except for locked closets which are reserved for owner storage.

For those using public transportation, Oshkosh’s GO Transit bus system has nearby stops within a 4–7 minute walk, including Oregon St & 6th Ave, 9th Ave & Minnesota St, and Ohio St.

• We are unable to host cats and breeds of dogs deemed aggressive, per our insurance policy.
• No more than TWO (2) animals.
• Pets are not allowed on furniture & please clean up after your pets.
• Do not leave your pets home alone unless very well-behaved or crated.

➣ Cancellation Policy for Direct Booking Long-Term Reservations (30 days or more):
● For reservations of 30 days or longer, a separate cancellation policy applies:
● Guests will receive a full refund if they cancel at least 30 days before the scheduled check-in date.
● A 50% refund will be issued for cancellations made between 14 and 29 days prior to the scheduled check-in date.
● No refund will be provided for cancellations made 13 days or fewer before the scheduled check-in date.

➣ If you are a local resident, you must contact us before booking

➣ Guests acknowledge that they will keep their noise level to a minimum after 9:00 pm.

➣ We will do our best to accommodate early check-ins and late check-outs. Advance notice is requested so that we can coordinate with our cleaner’s schedule.

➣ Pets allowed. We’re glad if you were able to bring your pet along, but please note we have a few
additional rules:

● Please note that a $250 pet fee will be applied
● We are unable to host cats, exotic animals, and breeds of dogs deemed aggressive (no dog with any bite history, and no Pitbull, German Shepherd, Belgian Malinois, Rottweiler, Doberman Pinscher, Chow, Akita, Wolf or Wolf hybrid or any mix thereof), per our insurance policy
● No more than TWO (2) animals, no larger than 75 pounds
● Pets are not allowed on furniture & please clean up after your pets
● Do not leave your pet home alone unless crated

➣ All guests must be at least 23 years of age, unless accompanied by a parent/guardian. Violations of this condition will result in being asked to leave immediately, and there will be no refund!

➣ For legal and accounting purposes, the person placing the reservation must be the same person as the credit/debit card holder. This person is considered the Guest. All other persons involved with the rental are considered to be the Guest`s invitees, and all discussion regarding the reservation, cancellation, and damage policies will be discussed with the Guest, not the Guest`s invitees. The Guest understands that we only rent to responsible adults over the age of 23.

➣ Guest must provide us with a valid ID that matches their credit card information

➣ The property is for the use of vacation purposes. Guests shall not use the property for any illegal or unlawful purposes, nor shall the property be used in such a fashion that disturbs or offends the neighbors.

➣ Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible

➣ Guests are required to notify hosts immediately of any damage to the home, including storm damage, or any serious concerns relating to plumbing or electrical issues

➣ Cancellations : Refunds will not be issued due to acts of nature such as : weather, road conditions, power outages, etc. Travel Insurance does provide some protections against these instances, we highly encourage Guests to purchase Travel Insurance. If the property is uninhabitable due to such events, you can reschedule your visit for a future date within one year of the reservation.

➣ Change of Dates Policy : There is no guarantee of approval for changes to your reservation once confirmed.

➣ Repair & Service Calls : We cannot guarantee against mechanical or electrical failure of air conditioning, fans, lights, televisions, or other equipment. Guest agrees to report any inoperative items promptly, and the host agrees to make every effort to have maintenance done quickly. Should a repair person conclude that the equipment is in working order, or that the failure was due to the actions of the Guest, then the charge for the service call will be billed to the Guest and Guest agrees to pay the charge. No refund or rent reduction will be given due to failure of such equipment.

➣ Right to Enter : If necessary, owner or designated vendors may enter the property to inspect or make any necessary or requested repairs.
