Welcome to Flora Fauna House—a nature-inspired stay in Overland Park with subtle botanical touches and a layout designed for easy group stays. This split-level home features all bedrooms on the upper level and a basement game room below. Set on a quiet residential street, you’re just minutes from dining, shopping, and local attractions.

This home features four bedrooms, each with a king bed and ceiling fan:

• Bedroom 1 (Primary) – King bed with attached bathroom and stand-up shower.

• Bedroom 2 – King bed with a simple, uncluttered setup.

• Bedroom 3 – King bed arranged for a consistent, restful stay.

• Bedroom 4 – King bed with soft bedding for additional guests.

Three full bathrooms—primary en-suite, main hall, and basement. All have stand-up showers and feature vanity sinks with mirror lighting. Shampoo, conditioner, and shower gel are provided.

Fully equipped with cooking essentials and a dedicated coffee and tea bar featuring Keurig, Nespresso, drip coffee maker, pour-over, and pods/tea provided.

Large table with seating for up to 10, using a mix of benches and chairs—ideal for shared meals or group time.

Open-concept living space featuring comfortable seating, a TV, books, and a dedicated desk workspace with WiFi. For entertainment, the living room TV includes the Xbox app—tenants can enjoy gaming using the provided wireless controllers by simply logging into their own Xbox account.

Guests have full access (except the garage) to the home during their stay.

Free driveway parking is available for up to 4 vehicles, with additional street parking directly in front of the home. Please park in the driveway or in front of the house and avoid blocking neighbors.

The best way to get around Overland Park and the Kansas City area is by car, with free driveway parking available at the home (space for up to 4 vehicles). This provides the most flexibility for visiting nearby shopping, dining, parks, and attractions.

Rideshare services like Uber and Lyft are readily available and reliable, making it easy to get to spots like Oak Park Mall (5–7 minutes), Downtown Overland Park (10 minutes), or other nearby destinations.

While the neighborhood is residential and not highly walkable to major attractions, it’s great for short walks along quiet, tree-lined streets.

With convenient access to main roads, you can easily reach Kansas City and surrounding areas within a short drive.

➤ Starter kitchen and bathroom essentials are provided, but guests will need to supply disposables and restock items for the duration of their stay.

➤ Exceeding maximum occupancy is not permitted.
➤ No third-party bookings (must book under your own account).
➤ No parties, events, smoking, vaping, marijuana use, or open flames (candles, incense, sage).
➤ Quiet hours begin at 10:00 pm—please keep noise to a minimum.
➤ Access to the property requires climbing stairs.
➤ Early check-in and late check-out are subject to availability.

1. Upon booking, you will receive a rental agreement/check-in form that you are required to sign and return before your arrival.

2. If you are local and / or under the age of 25 please notify us before making your reservation.

3. We will place a small deposit hold on your credit card 2 days before your arrival to cover any accidental property damage that may occur and it will be released after your check out. If we fail to capture your security deposit, your reservation will automatically be cancelled.

4. We would like to inform you that for direct bookings, a 4% credit card fee will be applied to any cancellations and refunds and we will follow the platform`s cancellation policy.

5. Guests acknowledge that they will keep their noise level to a minimum after 10:00 pm; please be respectful of the neighbors.

6. No parties or events allowed.

7. Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible.

8. NO SMOKING or use of fire permitted in the rental; guest acknowledges that no `smoking` includes the use of vape pens and marijuana and `use of fire` includes the lighting of candles, incense, or sage. There will be a $500 charge per day of reservation if this rule is not followed.

9. There can not be any more than the allowed number of guests in or on the property at any one time, violation could lead to the immediate removal of all guests without a refund.

10. Late check-out fee of $50 (if not authorized) applies for check-outs after 11:00 am. We`re sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time and if they are unable to clean we still have to pay them.

11. Pets are not allowed.

12. Tampering with or disabling the WiFi or security cameras is strictly prohibited. Violations will result in maximum fines and possible termination of the stay.

13. Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos.

14. For your security and protection the property is equipped with an exterior camera.

15. Guests who fail to arrive for their reservation, for any reason, will be considered no-shows. No-shows are non-refundable, and no credits, reschedules, or exceptions will be provided under any circumstances.

16. Please remember to take all of your belongings with you upon checkout. Any items left behind will incur a $50 Mailing fee (separate from the cost of postage). We will do our best to send your items back to you within a week.

17. If not following any of our rules forces us to refund or discount an upcoming or existing guest you will be liable for the costs.

18. If you were a previous/current guest and did not respect our house rules and our property, we have the right to decline your next reservation.
