· The house is situated in the locality of Palafolls (province of Barcelona) and has been declared a building of architectural interest.



· The farmhouse is unique and has been recently renovated and equipped, with handmade wooden furniture that stands out.



· The property is situated near the beaches of the Costa Brava (Blanes, Lloret, Tossa de Mar) and the beaches of the Barcelona Coast (Malgrat de Mar, Santa Susanna, Pineda, Calella).



· It has a large private swimming pool for exclusive guest use. The 8m x 4m pool is saltwater (chlorine-free) and features an outdoor shower.



· The entire property and pool area are fenced for the safety of families with small children.



There are two outdoor dining areas: one outdoor dining room near the stone barbecue and another near the swimming pool.



The garden has a football field with a goal that is very popular with children... and adults.



· The 250 m² house, on a plot of 2,500 m², is distributed as follows:



On the ground floor:



· Lounge-dining room and lounge with wood-burning fireplace, television and free Wi-Fi.

· Kitchen with dining area and equipped with appliances (2 refrigerators, gas cooker, oven, dishwasher, microwave, coffee maker, kettle, toaster...)

· Hallway with washing machine with access to the garden for hanging clothes.

· Area with ping-pong table and firewood available for guests.



On the upper floor:



·Bedroom 1: 1 double bed and 1 cot.

·Bedroom 4: 1 double bed and 1 bunk bed.

·Bedroom 5: 1 double bed, 1 bunk bed and 1 cot.

In total, there are 5 bedrooms with beds for 18 people and 2 cots (this is the maximum capacity of the house and there cannot be more people staying).



· The house has central heating with a gas boiler and radiators.



· Air conditioning in the living room and bedrooms.

Responsible use of air conditioning is requested. Do not leave windows open while it is in use. Do not leave it running if there is no one in the accommodation.



There is free outdoor parking.



Use of the Barbecue:

The use of the barbecue may be limited or prohibited according to municipal ordinances, especially during the summer months, due to the risk of fire.



You can walk or cycle along the paths around the house and walk to Palafolls castle, with a spectacular view of the region.



It is necessary to have a car because the house is located in a rural area and there is no public transport.



· It is well connected, just 5 minutes by car from the Costa Brava access road (GI-682).



· Only 45 minutes from the city of Barcelona by motorway (C-32) and 30 minutes from Girona (motorway N-II).



· Only 20 minutes' drive from the beaches of the towns of Blanes and Malgrat de Mar.



· A 10 minutes' drive away, there are shops, factory outlets of major brands, restaurants and supermarkets in the town of Palafolls.



· The water park and Marineland dolphinarium in Palafolls are just 7 minutes' drive away.



· Barcelona-El Prat Airport 85 km away and Girona-Costa Brava Airport 30 km away.



Guests on the property:

· The house is rented entirely for exclusive use by guests.

· The maximum capacity of the property is the number of people indicated in the property details, including adults, children and babies.

· The house can only accommodate the number of people indicated in the booking and there cannot be more people staying or visiting at the same time on the property.



Registration:

· The minimum age to book and complete registration is 18 years old.

· It is mandatory that all guests present a legal official identity document (identity card or passport) during registration. No other documents will be accepted.



. The handover of keys takes place at our office from 16:00 to 19:00

Late arrival and departure outside office hours:

· Option for late arrival from 19:00 to 21:00: Price €50 per booking (payment upon arrival)

· Option for late arrival from 21:00 to 24:00: Price €100 per booking (payment upon arrival)

· Option for check-in outside office hours with small safe box in the office at no charge.



· Failure to present on check-in day will result in no refund of the booking.



- No refund or financial compensation will be made under any circumstances for your booking. Any incident must be reported immediately to allow it to be managed as quickly as possible.



· Payment of mandatory tourist tax: Price of €1.75 per night/person over 16 years of age and maximum payment for 7 nights.



. Security deposit of 700 euros. It will be blocked on a bank card at the time of key handover.

In case of cash payment, you must provide an IBAN number for your refund via bank transfer.



Cleaning:

. The house must be properly tidied, the dishes clean and the rubbish deposited in the street bins before check-out, otherwise €100 will be deducted from the security deposit.



IMPORTANT:

In properties where pets are accepted, owners must ensure they collect faeces and clean up urine. Otherwise, €100 will be deducted from the security deposit for additional cleaning.



Beach towels are not included.



Keys:

· Loss of property keys: Price of €100 per booking to be paid upon delivery of the new set of keys.

· Keys forgotten inside the property or in the main door lock and need for opening by a locksmith: the price will depend on the technician's rate and will be paid on site to the technician.



Rules:

· Guests agree to respect the property rules and, in particular, not to make noise at night between 22:00 and 8:00 in the morning.



· No parties or celebrations are permitted on the property.



· Pets are allowed, with an additional cost of €6/day/animal. Stays of more than 7 days will pay a maximum of €42/animal/booking.



· Smoking is prohibited in this dwelling.



It is forbidden to light candles or other objects that could cause a fire in the home.
