Good times!
Very friendly hosts. Great location near the tower but without all the people. Large modern bathroom and cool room layout - much more authentic than any hotel!

리옹역에서 볼트로 택시가 잡히지 않아서 밤 늦게 도착했습니다. 제이스스타댐 영화배우를 닮으신 사장님이 우리를 늦게 맞이해주셨습니다. 배드버그 한마리 없이 깨끗한 숙소, 숙소 내 조식을 먹는 레스토랑에 있는 작은 냉장고에는 물과 음료가 상시 구비되어 언제든 물을 마실 수 있었으며 에펠탑과의 거리가 5분 정도라 부담없이 매알 밤에 나갔다왔어요. 마지막 날 파리 촬영일에는 조식을 먹지 못하고 일찍 나갓다가 오준 열시 쯤 들어왔는데 조식을 직접 챙겨주고 12시까지는 쉬라는 말씀이 저희에게 큰 감동이었어요. 아쉬운 5박 6일의 파리 여행이 끝났네요. 그동안 감사했습니다. 좋은 추억을 남기고 갑니다.

This Bed and Breakfast was amazing! Phillippe and his wife were great hosts and made our first trip to Paris outstanding! I highly recommend this B&B if you vacation in Paris. Super close to the Eiffel Tower.

Leo was so amazing the entire time we were there! The location was Outstanding and so close to the Eiffel Tower. They went above and beyond to help us and gave wonderful recommendations. Would come back in a heartbeat!

The property is owned by a family. The family works really hard to make sure their guests have an enjoyable stay which I really appreciate! The property is well maintained. Their free breakfast is great.

It was family owned and they were very friendly, helpful and just wonderful. Convenient ro eiffel tower and bug red bus. Walking distance to restaurants and small grocery stores.

The place was cozy and neat; it exceeded my expectations; the owners were super nice and helpful; the breakfast was delicious and one day they even served us breakfast after 10am I highly recommend this place, the location is very convenient: a few blocks from the Eiffel Tower and lots of shops and restaurants around.

The area/location is perfect. Close to Eiffel tower but not on a busy street so it's quiet at night. There are many restaurants around. The hosts are phenomenal. Leo gave us a warm welcome. Very accommodating and attentive. He gave us suggestions on restaurants that we really enjoyed. The place is clean. Our room was ready before our check-in time so we were able to check-in early. Very thankful for that. We travelled from Spain to Italy to Paris and the room we got here is the biggest. We got a king size room/bed with huge bathroom. We highly recommend this place and will definitely book with them when we get back to Paris.

C’EST GÉNIAL!
My family of 4 have only positive things to say about this place. It has the coziness and charm of Paris and it has a great location close to Eiffel tower and excellent restaurants. The service was outstanding and the owner and his sons were extremely attentive demonstrating a willingness to provide the customer with the best possible. My boys loved the breakfast! Merci! Liz

This place was perfect. It was my wife and I and our 2 teens daughters. We opted for the family suite. It was the perfect fit for our family. Rooms were nice and clean. The staff was excellent and was very helpful to our needs. The establishment was run and own by family members and made u feel at home at all times. The breakfast was delicious too. It a short walk to the effiel tower and about 5 min walk to the 6 metro train. It was more like if u have a small apartment in Paris instead of being in a chain hotel.

Beautiful B & B
OK this is a fabulous find for Paris! Excellent staff/owner on site for your needs and questions. The artwork in the areas is so interesting to see. The breakfast and the food left out for the afternoon was delicious. The fridge was always stocked with drinks. We could bring in our own wine and enjoy. We loved the big modern bathroom and the room was so lovely. Perfect first place for Paris. And its right by the Eiffel Tower.

Great location close to the Eiffel Tower and public transportation. Many restaurant options in close proximity. The daily breakfast was a great way to start the day, and the hosts were friendly and helpful and always available. In addition to croissants, coffee, tea, bread, jams, cheeses and charcuterie, we were offered made to order eggs every morning. Leo, Oliver and Philippe were great hosts. The room was comfortable and the bathroom was spacious and modern. Leo helped us with printing our Covid test results that we needed for our trip back home. The dining room and living room were available for our use as well as a refrigerator with drinks. Wine glasses were also available as well as a nespresso coffee machine.

Our stay at Relais 12bis B&B was absolutely perfect. The B&B is within a 5 minute walk to metro stations and the Eiffel Tower. Leo and Oliver were wonderful hosts, suggesting places to visit and places to dine. Breakfast was served every morning in the dining room with wonderful croissants, baguettes, ham, cheese, made to order eggs, fresh squeezed orange juice, coffee, tea, etc. Every afternoon/evening there were always sweets and breads set out as well as delicious cake from their grandmother! Also available at any time were cold drinks, at no extra cost. The room was beautiful, with an updated, large bathroom. The bed was so comfortable which was just what we needed after a long day exploring the city. I highly recommend this B&B and will definitely stay there again if we ever return to Paris.

Vous avez séjourné 2 nuits. Comme recommandé par la profession, en période de Covid, et comme indiqué sur notre site, dans le salon, et lors du check-in, nous n'effectuons pas le service de recouche, sauf demande expresse du client à signaler le matin au petit-déjeuner. Avec l'accord de la société de nettoyage, nous allons reprendre le service de recouche systématique à partir du 15 juillet.

great stay for family of 4.
We stayed in the Family room. 2 bedrooms with 4 single beds and bathroom between. Nice communal living room. Great breakfast and very nice service. We felt at home. The area was great with 5 minute walk to the Eiffel Tower and nice restaurants 3 minutes away. We highly recommend.

최고의 숙소예요!! 직원분들 너무 친절하고 다만 오후 8시 이후 도착이시라면 숙소에 미리 컨텍을 하셔야돼요. 호텔이 아니라 비엔비 개념입니다. 프린트와 짐보관 모두 가능해요. 위치좋고 조용하고 너무 좋습니다! 방도 깔끔하고 화장실도 너무 좋았어요~ It was really nice to stay! Everything was just perfect. The room was very clean with calm and cosy atmosphere. Would highly recommended.

Amazing hotel, clean and luxury, few steps away from champ de mars and direct buses or metro to everywhere in paris. The owners were the most amazing welcoming people and very good fresh breakfast. i will definitely go again, thanks Phillipe, Leo and team you are the best!

We loved our stay here! It felt like a home away from home, which made a real difference in our travel experience. Breakfast was always delicious, as were the snacks and tea available during the day. The staff were friendly, genuine and very accommodating. Leo was especially helpful and kind. The rooms were lovely and provided exactly what we needed. The proximity to metro, train and food took convenience to the next level. We also really enjoyed how close it was to the Eiffel Tower. If we return to Paris, we will book here again and have recommended to family and friends.

Wundeschönes B&B mit romantischen Zimmern. Die Gastgeber sind sehr freundlich und herzlich. Tolles Frühstück in gemütlichen Wohnzimmer man fühlt sich fast wie zu Hause. Die Lage ist super nahe am Eifelturm außerdem viele Restaurants und Einkaufsmöglichkeiten sowie Metro in der Nähe. Wir kommen gerne wieder und können es nur empfehlen.

Relais 12 bis B&B was fabulous! We really enjoyed our stay. Our room was clean, comfortable and all together perfect! Alice and Leo treated us like family and the property is in a great, safe location. This is the ONLY place I would consider staying if I make another trip to Paris....look no further, this is perfect! I would choose 6 stars if it was an option!

Herzliche Begrüßung des Gastgebers. Das Zimmer + Bad war sehr sauber, die Ausstattung in den Zimmern wirklich gut und ausreichend, zusätzlich gibt es für alle Zimmer einen gemeinschaftlich genutzten Raum/Wohnzimmer, dort kann man verweilen, lesen, essen. Der Raum ist sehr angenehm im Detail gestaltet.
