The Space:

This modern two-story townhouse offers a comfortable stay for up to 10 guests. The open-concept living area features a cozy couch, Smart TV with Netflix, and a dining space for gatherings.

The spacious living room includes plush seating and a large Smart TV offering streaming entertainment. The dining area seats your group comfortably, set beside large windows for natural light.



Kitchen

A fully equipped kitchen awaits, complete with an oven, stove, rice cooker, and drinkable tap water. You'll find all the essentials to prepare meals, including a microwave and wine glasses.



Outdoor Area

Step outside to a private patio featuring a swimming pool. Sun loungers and a BBQ grill make it a spot for relaxation or evening gatherings.

Please note that all guests accessing PALMARA are required to show their ID at the security checkpoint.



We do supply some bath essentials to get you started, like some toilet paper and soap. These items are not replenished each time you run out.



A daily allowance of 40Kw/Day of electricity is included for short term rentals. Additional consumption will be charged at 6 MXN/Kw. Electricity is not included for bookings of 28 days or more. On arrival, our local team will take a meter reading, and again on departure. You will be billed after check out for any additional consumption. Help us save energy by using the AC only when needed, avoid leaving it on if you are not in the property and close all windows and doors when you use it.



Please note that there is a mandatory cleaning service every 21 nights on & every 21 days, at a charge of $90 USD. If your stay is between 21 and 42 nights, you'll be charged an additional $90; for stays between 42 and 63 nights, two cleaning fees ($180 total) will apply, and for every additional 21 nights thereafter, $90 will be charged.



There’s an extra charge for additional guests/visitors over the capacity of the property.



Guests will be requested to sign a Rental Agreement upon booking confirmation.



A security deposit may be required before check-in, subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.



Please also note that the property uses surveillance cameras on the premises. These cameras are strictly for security reasons only.



Lastly, long-term stays are available. There’s also a laptop-friendly space inside. Great for the remote worker!



The maximum speed limit within the residential area is 20 km/h. A fine will be imposed for exceeding this speed.



The pool is serviced on Mondays, Wednesdays, and Fridays. If you are not present, please leave keys in the lockbox for maintenance to access.



HOUSE RULES

- Travelers must be at least 25 years of age or older to book.

- Guests will need to climb stairs to access the upper rooms.

- No smoking of any kind (tobacco or cannabis) is allowed in the condo, and the use of any recreational drugs on the premises is strictly prohibited. Failure to comply will incur a $300 penalty.

- No parties or events are permitted; illegal activity is prohibited, and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.

- No more guests than those listed in your reservation are allowed. No tent or other structures may be set up on the grounds of the property.

- Renters agree to cover any charges related to damages that occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.

- Renters may be required to provide a government ID on the day of check-in or during their stay.

- Please avoid moving furniture.

- Pets are not allowed.



Services such as water and internet are provided by external companies. While these services are generally reliable, occasional outages beyond our control may occur. We appreciate your understanding.



Occasional Power Outages:

Please note that occasional, brief power outages may occur in the area, particularly during the rainy season. These interruptions are generally temporary and are outside our control. We appreciate your understanding should one occur during your stay.
