Cocoonr is pleased to present this charming house with a swimming pool, situated in Port-Sainte-Marie, in Aquitaine. It has a floor area of 550 m² and can accommodate up to 15 guests. It comprises a 100 m² living/dining room (with a fireplace), a fully fitted kitchen, eight bedrooms, six bathrooms (with shower and bath), and you can enjoy a garden of around 3,500 m². Wi-Fi (fibre optic), bed linen and towels are included – we’re just waiting for you!

The property is laid out as follows:
On the ground floor:
- Large open-plan living and dining room with armchairs, a pool table and a bookcase; a separate 35 m² TV room, stocked with books. Electric roller shutters are fitted
- A 40 m² kitchen with a wood-burning stove, equipped with, amongst other things: an electric kettle, oven, microwave, toaster, dishwasher, hob and coffee machine...
- Bedroom 1: a double bed (140×190), separate shower room with shower and vanity unit,
- A separate toilet

Upstairs:
- Bedroom 2: master suite with a double bed (140×190), a small antechamber, and an en-suite bathroom with shower, double washbasin unit and toilet
- Bedrooms 3, 4 and 5: a double bed (140×190), each with an en-suite shower room
- Bedroom 6: a single bed, with a connecting door to bedroom 5
- Bedrooms 7 and 8: a double bed (140×190)
- A room fitted out as a study
- A bathroom with a bath
- A separate toilet

Every south-facing bedroom has a balcony, with the exception of one.

For even greater comfort, the owners have decided to invest in the following additional facilities: barbecue, high chair, washing machine, cot, ironing board and iron.

Outdoors:
- A beautiful 3,500 m² garden, facing due south and shaded by tall trees, featuring a 32 m² terrace, a pergola with a parasol and a barbecue area. Tables, chairs and deckchairs are available for relaxing.
- An orchard with various fruit trees allows holidaymakers to pick fruit as they please. The garden is not fenced off.
- A private, unheated, above-ground swimming pool measuring 8 m x 4.5 m, open from May to October. As it is above ground, it is inaccessible to children when the ladder is removed.

The house is situated in the countryside, on a cul-de-sac with little traffic. The village, which is historic and well-equipped, offers all the necessary amenities: a railway station, chemists, doctors, a supermarket, a mini-market, a petrol station and a bakery.

Activities:
You can go horse riding, visit castles and fortified towns, play golf, explore the night markets, enjoy meals in local restaurants, and have fun at the thermal baths and the Casteljaloux leisure centre. You can also go on boat trips along the canal and cycle along the greenway.
For amusement park enthusiasts, Walygator and the treetop adventure course are available.

Transport:
Private parking is available in a courtyard in front of the house, with space for around 5 cars. In addition, the land on the other side of the village road also belongs to the property and offers further parking space.

As for other modes of transport, here is some information that you may find useful:
- A car is essential.
- The motorway is 10 minutes away.
- The nearest railway station is 10 minutes away. Agen railway station is 25 minutes’ drive or 10 minutes’ train journey away, with services to Bordeaux and Toulouse.
- The airports are located as follows: Bordeaux 120 km away, Toulouse 137 km away, and Bergerac 82 km away.

Other notes:
- Bed linen and towels are provided.
- Free Wi-Fi available (fibre optic).
- The wood-burning stove is in working order; wood is provided.
- Pets are allowed at no extra cost (one pet per stay), under the responsibility of their owners, as the garden is not fenced.
- Children must be supervised by a parent at all times whilst swimming. The swimming pool opening dates are not binding and are subject to change. Subject to favourable weather conditions.
- End-of-stay cleaning includes preparing the accommodation for future guests. Please leave it in a reasonably clean condition and clean any kitchen appliances after use.
Any request for arrival or departure outside the specified times is subject to the availability of the reception staff. A flat-rate surcharge may apply.
