Villa Tihi comfortably accommodates up to 8 guests across 4 beautifully appointed bedrooms and 3.5 bathrooms, providing excellent comfort and privacy for families, couples travelling together and groups of friends.



Two spacious master suites feature Super King beds, private ensuite bathrooms with showers, and direct access to the outdoor deck and hot tub.



The remaining two King bedrooms offer flexible bedding configurations, with the option to split each King bed into two single beds upon request.



A spacious family bathroom features an oversized soaking bathtub, perfect for relaxing after a day exploring Queenstown, while an additional guest toilet provides extra convenience.

Other things to note

➤ Hot Tub & Outdoor Areas



The private outdoor hot tub is available for guest use between 8:00 am and 10:00 pm.

Please shower before entering the hot tub and follow the spa care and safety instructions provided at the property.

Please ensure the hot tub cover is securely replaced after use to maintain water temperature and cleanliness.

Outdoor areas must not be used during quiet hours between 10:00 pm and 8:00 am.



➤ Gas Fireplace



Please switch off the gas fireplace before leaving the property or going to bed.

The fireplace should not be left running unattended.



➤ Parking Information



Free on-site parking is available, including garage access.

Please note that driveway access may be restricted for larger vehicles.

Guests are asked to check their surroundings carefully, including the driveway and kerbside, when entering or exiting the property to avoid damage to vehicles or the surrounding areas.



➤ Noise Monitoring System:

- All of our properties are equipped with a noise monitoring system that continuously tracks noise levels (without recording audio/conversations) and promptly alerts the property manager if noise exceeds permissible limits.

- This system assesses decibel levels across the property, solely focusing on sound intensity without recording or eavesdropping, ensuring no collection, storage, or sharing of personal data occurs.



➤ Quiet Hours & House Rules



Villa Tihi is located in a residential neighbourhood. We kindly ask all guests to respect the surrounding community.



• Quiet hours are from 10:00 pm to 8:00 am.

• Outdoor areas must not be used during quiet hours.

• Amplified outdoor music or sound is prohibited between 8:00 pm and 8:00 am.

• Parties, events and functions are strictly prohibited.

• We do not accept bookings for Bucks, Hens or Schoolies groups.



Please respect the neighbours and keep noise at reasonable levels throughout your stay.



➤ Electricity, Water & Internet



Occasional interruptions to electricity, water or internet services may occur due to external service providers or infrastructure issues outside our control.



If you experience an interruption, please contact our team. We will assist wherever possible and provide updates as information becomes available.



➤ Travel Insurance



We recommend that all guests arrange suitable travel insurance to cover unexpected circumstances, including travel disruptions, cancellations or changes to their travel plans.
