The Space:

📌 NOTE: A digital rental agreement MUST be signed prior to arrival, and you will need to provide a copy of a legal ID with a verification selfie. This cannot be done in person. The booking guest must be at least 25 years of age to check in.

Guest Access:

Guests will have private access to the entire second-floor apartment during their stay, including both bedrooms, bathroom, kitchen, living area, and porch. Self check-in is available for a smooth and convenient arrival.



Please note that the unit is located on the second floor and is accessible by stairs only. Free off-street parking is available for guests.

Located on Rosendale's historic Main Street, you'll be within walking distance of local cafés, restaurants, shops, and the beloved Rosendale Theatre. Outdoor adventures are just minutes away, with the Wallkill Valley Rail Trail, Rosendale Trestle, Mohonk Preserve, and Minnewaska State Park nearby.



Getting Around:

Rosendale is a walkable village, and many local cafés, restaurants, shops, and attractions can be reached on foot from the apartment. For exploring the wider Hudson Valley, having a car is recommended.

• Damage Waiver: Every reservation includes our Damage Waiver Program, covering up to $500 in accidental damage to contents (e.g., linens, towels, glassware). This is not insurance.



🐜 The home is regularly treated for pests. However, due to Florida's warm climate and proximity to the water, occasional pest sightings may occur despite routine treatments and do not necessarily indicate an infestation. Refunds or compensation will not be provided for occasional pest sightings.

Please note that certain circumstances beyond our control may occur during your stay, including severe weather, citywide power or internet outages, construction or noise outside the property, temporary amenity closures, utility or municipal repairs, or activities taking place on neighboring properties or units.

While we make every effort to ensure a comfortable stay and will assist whenever possible, these situations are outside of our control and are not considered property-related issues. As such, refunds, discounts, or compensation cannot be provided for any inconvenience resulting from these circumstances.



• Weather & Travel Insurance: We strongly recommend purchasing travel insurance if booking during hurricane season (July–November), as refunds are not provided for weather-related disruptions.



• Supplies: Limited towels are provided for approximately 2–3 days. An in-unit washer/dryer is available for refreshing them. For stays 5+ nights, replacement towels may be requested (subject to availability). A laundromat is also nearby. Extra supplies are available upon request but not guaranteed; grocery stores are nearby.



• Property Condition: Normal wear, minor imperfections, or pre-existing cosmetic marks may be present due to regular use. We maintain high cleaning standards.



• Items Left Behind: A $35 service fee plus packaging and shipping costs apply for the return of personal items. We are not responsible for loss or damage to items after departure.
