The backyard features a covered patio with table seating and grill. Towering oak trees line the greenbelt that surrounds two sides of the house. Once a dense forest, the deer still follow the same trails near the property. Bring your fishing poles and visit our catch and release pond. For hikers and bikers, Purgatory Creek Park is within walking distance.

Pets policy: The only pets we allow on the property are dogs. $50 per dog per night You must tell the host the breed and size. Limit 2 pets but contact host if you would like to bring more. Dogs love our huge fenced in backyard. If left alone, dogs must be in kept in a cage/crate.

"My wife and I don't normally book properties of this size, but our daughter was graduating from Texas State and we needed a place of this size to accommodate family traveling from out of town as well as a place for everyone to gather and celebrate after the ceremony. My wife spotted this listing and immediately thought this would be perfect, and she was right. Carmen was great at communicating with us all through the process; from booking to checking in on us throughout the stay. I can assure you the place is exactly as advertised and if anything the pictures don't do it justice. We arrived to a perfectly clean property and immediately found everything we needed. Our party was for eight overnight guests, and we comfortably slept in the place and our party was probably at it's peak as many as twenty people and there was plenty of space for everyone to mingle and socialize (the pool table was particularly nice for those wanting some other entertainment). We have sleeping arrangement for 11. For groups over 11, you will need to bring your own sleeping items.

This is a house for friends/family to have a very nice place to stay. As the person that made the booking, you are responsible for telling your guests the House Rules. Our base price is for 6 guests. Additional fees apply for guests over that amount.


By booking the property, you are agreeing to the following rules:
No smoking and vaping in the house. Smoking is allowed outside on the front porch, the balcony and the backyard patio. No incense burning or spraying the house with a deodorizer.

Extra Guests and Visitors
The current daily rate is for 1 to 6 guests. Addition guest fees apply for bookings over that amount. This is calculated on the VRBO platform. Lowering of the guest count after booking will not decrease the rate. Only the number of registered guests are allowed on the property.This is for the safety of you and your guests. If you plan to bring in visitors, contact the host.
Visitors need prior approval from the host. No overnight guests unless registered with the host.


Extra charges for not following House Rules
-For unregistered people brought on the property that are not on the original booking - $100 per person per day. For example: If you said you were bringing 6 people and brought 8, you will be charged $200 per day.
- Smoking in the house - $400 a day
- Any violations of the house rules may lead to immediate removal from the property and no refund.

The house is monitored by outside security cameras and by people in the neighborhood.

Security cameras - Activity is recorded on the outside of the house. There are no security cameras inside the house. If you block or disable the camera, you and your guests will be asked to leave the house and there will be no refund.

Smoking, vaping, incense burning, deodorizing in the house - $400 a day fee If the guest does not follow the house rules, we have the option to cancel the reservation immediately, you and your guests will be asked to leave the house and there will be no refund.

Since this is a residential community, Quiet Hours are between 11PM and 8AM. As a courtesy to our neighbors, please move your backyard group activities to inside the house after 11PM. Thank you.
