THE STAY

A house perfect for family gatherings in Pelayos de la Presa: five bedrooms, three bathrooms, and several living areas, with a private garden, terraces, and a barbecue. Maximum capacity: nine people. Four bedrooms have double beds, and one has a single bed. The private pool is seasonal, open from June 1st to September 30th. This accommodation is ideal for relaxation and exploring the Sierra Oeste region; parties and events are not permitted.

THE HOUSING

DISTRIBUTION FOR NINE

Five bedrooms: four with double beds and one with a single bed. Three full bathrooms, several living areas, and an attic. The main living area is on one floor; stairs provide access to the attic.

KITCHEN AND FOOD

Ceramic hob, oven, microwave, fridge-freezer, dishwasher, and toaster. Dolce Gusto capsule coffee machine: capsules not included. Crockery and cookware are provided for preparing meals at home.

AIR CONDITIONING

Air conditioning in the living room and attic, and central heating via a thermostat. Individual air conditioning units are not provided in each bedroom.

ABROAD

Three terraces, a patio, and a garden with furniture and a barbecue. The swimming pool is private and seasonal; the usage period is indicated in the important details. Parking is available on the property.

The house is geared towards relaxation for families and quiet groups. Parties and events are not allowed.

ACCESS AND SHARED AREAS

Exclusive use of the house and its outdoor areas: garden, terraces, barbecue, and parking within the property. The swimming pool is also private and available from June 1st to September 30th.

The main layout is on one floor; the attic is accessible by stairs. Entry and exit are assisted by staff.

This is not a party house. It is located in a quiet residential area, and any type of celebration, noisy gathering, or event is strictly prohibited. Violation of this rule may result in immediate eviction and a claim of up to €1,000.

Check-in from 3:00 PM and check-out before 11:00 AM, assisted by our team. Late check-out without prior arrangement: €20/hour surcharge.

👥 MAXIMUM CAPACITY: 9 PEOPLE

A charge of €80 per person per night will be applied for any additional guests not declared.

🏊 POOL

Private, saltwater pool. Available from June 1st to September 30th. Shower before entering and avoid using sunscreens that may damage the water.

🔇 SILENCE: mandatory from 23:00.

🚭 SMOKING: only outdoors (penalty up to €300 for deodorization).

🐾 PETS: not allowed.

🌬️ AIR CONDITIONING: Use it responsibly, don't leave it on when you go out.

THE ENVIRONMENT

The house is located in Pelayos de la Presa, in the Sierra Oeste region of Madrid. The surrounding area allows for excursions to the San Juan reservoir and nearby villages, alternating with time spent in the garden and on the terraces.

It is a place designed for relaxation. Although the property is private, neighbors and community rules must be respected; it is not permitted to use it for parties or events.

HOW TO MOVE

Having a car makes shopping and getting around the Sierra Oeste region easier. There is parking on the property. Plan your outings according to the specific point on the reservoir or in the village you want to visit, as they don't all have the same access.

Check-in and check-out are assisted by the team; please coordinate your arrival time before your trip.

Quiet hours are mandatory from 11:00 PM. This is a quiet house in a residential area; please be respectful of the neighbors at all times. Parties and events with excessive noise are not permitted. Violation of this rule may result in immediate eviction and a fine of up to €1,000.

🍳 KITCHEN

Leave the kitchen as you found it: clean, with no food scraps in the refrigerator and no trash inside.

🔥 BBQ

Available all year round. Please leave it clean and in the same condition as when you received it.

🏊 POOL

Saltwater, available from June 1 to September 30. We ask that you shower before bathing and avoid entering with suntan lotions that may damage the water.

🏖️ TOWELS

The bathroom towels are for indoor use only. Please bring your own towels for the pool.

🚽 WC

Please do not flush paper or wet wipes down the toilet.

🌬️ AIR CONDITIONING

Use it responsibly. The house stays cool naturally if the windows are kept closed during the hottest hours of the day. Don't leave the AC on if you go out.

🚭 SMOKING

No smoking inside (penalty of up to €300 for deodorization).

🐾 PETS

No pets allowed. 300 EUR penalty for non-compliance.

🧹 EXIT

Please leave the house in good condition. Excessive dirt or trash will be penalized with €20 per additional hour of cleaning.
