THE CASITA



Casita 1 includes:

The loft is reached by stairs or a ladder. Guests using the loft must be comfortable climbing them. The A/C is located in the main room downstairs, while the loft uses fans and may be warmer.



Casita 1’s private bathroom does not have hot water. A shared bathroom with a hot-water shower is available in the Main Beach House.



PRIVATE AND SHARED AREAS



Casita 1 is private for your registered group. The swimming pool, main kitchen, refrigerator, BBQ, parking area, and other common spaces may be shared with registered guests staying in the property’s other units.



Only a reservation for the entire property guarantees exclusive use of the full property.



THE PROPERTY



Beachfront Pool: Relax beside the shared pool just steps from the ocean.

Well-Equipped Main Kitchen: Guests may use the shared main-house kitchen, which includes a 6-burner stove, full-size refrigerator, cookware, dishes, and BBQ.

Filtered Drinking Water: A 6-stage reverse-osmosis system provides filtered drinking water from the main kitchen tap.

High-Speed Wi-Fi: Suitable for remote work, streaming, and staying connected.

Cable TV: Casita 1 has cable television for convenient, reliable viewing.

Free Parking: Free shared on-property parking is available. The property has space for up to 3 vehicles total.

Fully Paved Road Access: The roads to the property are fully paved and well maintained, making Playa Pochomil easier to reach than many other coastal destinations in Nicaragua.

Gated Property: The property is fully enclosed and gated.

On-Site Caretaker: Yerlin lives in private quarters on the property and assists with arrivals and property-related needs.

Security Cameras: Cameras are located in common areas for the protection of the property and guests. There are no cameras inside private casitas, bedrooms, or bathrooms.

Local Character: Playa Pochomil is a peaceful coastal community where you may see local animals along the beach and, occasionally, sea turtles nesting.

With at least one day’s advance notice, we can arrange for a trusted local private chef from a nearby beachfront restaurant to prepare breakfast, lunch, or dinner at the Beach House.

Guest Access:

Casita 1 and its private bathroom are reserved exclusively for your registered group.



You also have access to the property’s shared common areas, including the beachfront pool, main-house kitchen and refrigerator, BBQ area, hammocks, beach loungers, parking area, and direct beach access.



When other units are occupied, these common areas may be shared with other registered guests. Guests do not have access to the interiors of the other casitas, Dormitorio Principal, caretaker quarters, or private service areas.

The Neighborhood:

Playa Pochomil is a peaceful oceanfront community, ideal for guests who want to relax away from crowded resort areas. The Beach House sits between a vacant lot and a small neighboring ranch house that is only occasionally occupied, so the area is generally quiet and the sound of the ocean waves is often all you will hear.



The beach is directly in front of the property, with beautiful sunsets, long stretches for walking, and several local beachfront restaurants nearby. The area offers the authentic atmosphere of a Nicaraguan coastal community rather than a busy commercial resort.



The property is approximately 1 hour from Managua International Airport, depending on traffic and the time of day.



Unlike many beach destinations in Nicaragua, the roads to The Beach House are fully paved and well maintained all the way to the property. This makes the drive straightforward and convenient.



There are two primary routes from Managua. One is more direct, while the other is a scenic, winding route through the hills and mountains. We can recommend the best route based on your preference and travel schedule.



When you arrive at our gated property, honk your vehicle horn at the front gate. Yerlin, our on-site property caretaker, will open the gate and welcome you.



Getting Around:

We recommend renting a car at the airport or arranging private transportation. The roads from Managua to The Beach House are fully paved and well maintained, making the property easy to reach compared with many other beach destinations in Nicaragua.



Managua International Airport is approximately 1 hour from the property, depending on traffic and the time of day. Traffic inside Managua can add travel time, but once outside the city, the drive is scenic and comfortable.



We can arrange private transportation to or from the airport with advance notice. Car service typically costs $80 to $150 each way, depending on the departure time. We will confirm the exact price before arranging the ride.



Other Things to Note:

Playa Pochomil has a warm tropical climate throughout the year, generally ranging from the upper 70s to around 90°F. Conditions vary by season, but the ocean breeze and beachfront setting are a big part of what made us fall in love with Pochomil.



Casita 1 has air conditioning in the main room downstairs. The upstairs loft has fans and may be warmer than the main room. The loft is reached by stairs or a ladder, so guests using it must be comfortable climbing them.



Casita 1’s private bathroom does not have hot water. Registered guests may use the shared main-floor bathroom in the Main Beach House, which has a hot-water shower.



We have installed a 6-stage reverse-osmosis system that provides filtered drinking water from the main kitchen tap.



Security cameras are located in the property’s common areas for guest and property protection. There are no cameras inside private casitas, bedrooms, or bathrooms.



Playa Pochomil is a peaceful and authentic Nicaraguan coastal community, not a commercial resort area. You may see local animals, fishing activity, and everyday village life along the beach. Guests who appreciate a relaxed oceanfront setting and genuine local character tend to love the area.



Pets are welcome and must be included in the reservation. The pet fee is US$20 per pet per stay: no pets US$0, one pet US$20, and two pets US$40. Maximum 2 pets per stay; the second pet adds US$20. The fee is not multiplied by nights and must not be added again if already included in the quote.



Smoking is not permitted inside the casita, bathroom, Main Beach House, or other interior areas. Smoking is permitted outside only.



Only registered guests included in the reservation may enter or stay at the property. Parties, events, and additional visitors are not permitted with a Casita 1 reservation.



QUIET HOURS AND ARRIVAL

Quiet hours are from 11:00 p.m. to 9:00 a.m. every day, Nicaragua local time, for this partial-property rental. Common areas may be shared; keep noise low and respect other guests. Only Total Property has no fixed quiet hours. Check-in is 1:00 p.m. and checkout is 11:00 a.m., Nicaragua local time.



Interaction with Guests:

Casita 1 is private for your registered group. Other casitas and rooms may be occupied by other registered guests during your stay, so the pool, main-house kitchen, refrigerator, parking area, and other common spaces may be shared. Only an entire-property reservation guarantees exclusive use of the full property.



Yerlin, our on-site property caretaker, lives in private quarters on the property. He will meet you at the gate upon arrival and is available for property-related assistance during your stay. We are also available by message before and during your visit.
