This house comes with a 6-seater golf cart and a hot tub

Please read the house rules that contain important information regarding the access to and use of the golf cart as well as the hot tub and parking. A liability waiver will have to be signed to be granted access and use of the golf cart.

Square footage including balconies is 5012.

It is located across the street from the beach, offering effortless beach access. Traverse the charming bridge spanning the tranquil coastal dune lake for a leisurely stroll to the beach.

The use of a 6 seater golf cart is included - liability waiver needs to be signed before use is permitted

Right by the beach access are a few parking spots for golf carts but they will be taken very early in the morning already.

Weather permitting, embark on an aquatic adventure using our kayaks. Mentioned also further below Oyster Lake, which is accessible from our backyard, is a naturally formed Lake that could be empty a few times a year, if a storm pulled the water out into the Gulf for example.

This exquisite property boasts a 3-bedroom, 3-bathroom house, complemented by a studio apartment addition on the garage level that comfortably accommodates an additional 4 guests. This makes the house a 4 bedroom 4 bathroom accommodation with the capacity to sleep 12-13 guests (13 with an infant sleeping in the crib).

Sleeping arrangements - please read carefully to make sure all your guests fit and can rest comfortably:
• Kids/bunk bed room on top floor: one twin over twin bunk bed, one twin
over full bunk bed, baby crib - with en suite bathroom (shower tub combination)
• Master on top floor: 1 king bed – with en suite bathroom (shower and tub)
• Master on main floor: 1 king bed – with en suite bathroom (shower tub combination)
• Studio addition on garage level: 2 queen beds - en suite bathroom (shower tub combination)

Beyond the bedroom, the main floor unfolds into a spacious and airy living and dining area seamlessly connected to an open kitchen.
The dining table comfortably accommodates six, complemented by additional seating at the kitchen bar. The kitchen is basic equipped with a Keurig and a drip down coffee maker.
The fireplace is not to be used.

While we strive to provide for your needs, kindly note that if any of these supplies deplete during your stay, replenishment would be your responsibility.

OUTDOOR SECURITY CAMERAS:

the golf cart needs to be connected to the power supply after each use

HOT TUB:
- please cover the hot tub after every use
- if water is found to be contaminated or discolored due to drinks or food consumed in there additional cleaning or even changing the water will be needed so you will be charged

PARKING:
- the driveway easily fits 4 cars.
- additional parking available on the side of the house. If needed instructions on where to park will be provided
- DO NOT park on the grass, as this can damage the water irrigation system and the grass itself

BACKYARD:
It's a peaceful little oasis. Depending on season our guests can pick their own oranges, lemons, grapefruits and satsuma from our trees.

LAKE:
we do provide 3 Kayaks (2 adults, 1 kids kayak) to use on the lake in the backyard. It's the Oyster Lake, which leads to the Gulf of Mexico BUT you cannot take the kayaks out there, there is no passage to cross over to reach the Gulf.
IMPORTANT: depending on weather conditions (storms) the lake could be empty at times. Happens a few times a year. Water is pulled out into the Gulf and it takes several days for the water to come back and the lake to fill up. Please be aware that since this is a natural lake, connected to the Gulf, this is a natural condition and out of our control

HOUSE RULES
THANKS FOR BOOKING:
- Max. of 12 people allowed (13 if you bring an infant as there is a crib). Kids and infants count as person
- Only the amount of people on the reservation are allowed – no unregistered guests
- No 3rd party bookings: booking guest must stay. Sub-leasing not permitted
- Guests need to be 25 or older; kids in a family setting (family vacation) are absolutely welcome

- if water is found to be contaminated or discolored due to drinks or food consumed in there additional cleaning or even changing the water will be needed so you will be charged

CHECK IN:
- anytime after 4pm
In case we are able to accommodate an early check in (during off season only) we charge $10/hour. We are not always able to accommodate so please don't assume right away it's possible, this depends on the cleaning company’s schedule.
If you inquire about an early check in and we can indeed accommodate we will send you a request for money through Airbnb. Only after confirmation of said request you will be able to get in.
- Check in age: 25 or older for groups or young couples. Families welcome

We are not responsible for third party amenity interruptions, such as electricity, cable, or internet which are beyond our control

NO SMOKING

NO PETS

NO CANDLES, or any kind of open fire

QUIET TIMES: 10pm – 7am. Please no loud noise levels, unruly behavior. If there are any complaints the stay may be canceled without refund

STARTER KIT: Plenty for a few days days. We provide some rolls of toilet paper, a roll of kitchen paper towels, some dishwasher tabs, dish detergent and some trash bags. Any extra supplies need to be provided by you.

LINENS/BEDS: we provide bed sheet sets for all beds. And a set of towels (bath, hand, cloth) for each possible guest. No beach towels. And we don’t provide sheets or blankets for the crib. The kids beds do have quilts as cover. The others do have duvets.

PROPERTY USE:
- No long-term residence, parties, gatherings or commercial use
- Stays do not qualify as residence or allow use of mailing address
- Flush only toilet paper
- Recommendation: close curtains when not at home to keep the room cool.
- Don’t cool below 70 degrees Fahrenheit to avoid freezing of the equipment. If frozen it needs to be turned off for 24hours. Recommendation of an AC specialist
- No glitter, glue, hair dye, spray tan or sun spray inside the unit

CHECK OUT:
- By 10 am
- Please remove all trash
- Trash pickup is Monday and Thursday, please move the trash bins to the
curb, bins are on the left side of the house
- Please empty the fridge and freezer
- Please turn on the dishwasher if there are still dirty dishes
- please strip the beds and leave linens on a pile in the rooms
- leave towels on a pile in the bathrooms
- Close windows and doors

UNAPPROVED LATE CHECKOUT: $50. If overstay impacts next guest: 2x nightly rate. Paying the fee does not mean a late check out is approved and you can extend your stay
