Breakfast was always good! Room was always comfortable although the heat wasn't controlled within the room, but AC is controlled in the room. Only a 15 min walk from boardwalk Ave and all the shops we didn't drive to get anywhere around the city

We have been to Saratoga Springs before, but never to this bed-and-breakfast. It was highly rated, which is what I was looking for ,but you never know what to expect. My expectations were met by everything about it the room, the in the owners, the workers, the hospitality everything was there Parking was convenient and they went out of their way to accommodate any questions or recommendations you might want it’s located in a very quiet area, the Polaris run was large with a huge bathroom and a fireplace. It also had a little deck .

It was my very first time going to a bed and breakfast and we had a phenomenal time. We loved the room and the staff is very friendly and courteous. We would definitely go back :-)

Charming Bed and Breakfast with wonderful Staff and decorated so beautifully. Such a cozy place to be on some cold wintry January nights. And the Brook Tavern (part of their property as well) is within easy walking distance and serves a great dinner!

Had such a wonderful stay at the Springwater B&B. Short walk to downtown with lots of museums, shops, and restaurants. The B&B is right across from the race track (we went out of season). The rooms and shared spaces were super cozy and the staff was friendly and helpful. Breakfast was an amazing home cooked meal each morning with fresh eggs and homemade muffins. Great experience for the price, 10/10 would recommend

Lovely B&B in Saratoga Springs. Location is close to everything and the inn has lovely, comfortable rooms. We enjoyed the tavern on-site as well as the 5-star home-cooked breakfast of our choice. The staff was friendly and warm!! Would stay here again!

Perfect getaway
Visited Saratoga Springs for a conference. Decided to stay in a B&B rather than a big hotel. I was so happy to find the Saratoga Springs B&B. My spouse joined me so we could enjoy evenings together. I stayed in the Empire room. Our room was spacious. I appreciated the soaking tub after a day of standing. It was a relaxing retreat. Walking to most restaurants took about 15 minutes. The tavern was also great for drinks. I had to be out most mornings so didn’t get to eat breakfast but they packed the most delicious muffins for us to take.

Thank you for the nice review! I'm glad you commented on the breakfast as I was solo in the kitchen this past weekend and am glad the breakfasts did not suffer in my son's absence.

Comfortable room, very well appointed with multiple (thoughtfully placed) electrical outlets, lovely bathroom and great fireplace. The food and service was also excellent. Our room was on the first floor and so we could hear all the comings and goings and conversations in the dining room and hallway. If we go back we will make sure we book another room.

Excellent leaf peeking trip
Amazing 2 night stay. Excellent in every way from the time we checked in to the time we checked out. The room was great, spacious, clean with attention to details. Breakfast was very nice Location is very convenient. I would recommend it to anyone who wants to visit Saratoga Springs 10/10 rating without a doubt

This is the nicest Bed and Breakfast that we have ever stayed in. The front porch welcomes you and it only gets better from there! We notified them that we would be a little later than their preferred arrival time and they were very accommodating and made our check in very easy. Our room was beautiful and very comfortable. The furnishings are lovely and well thought out. The bathroom, especially the shower, was magnificent! Last but certainly not least, the breakfast was simply amazing. They had options of many juices, we both had the apple cider(delicious!), they brought orange cardamom muffins (also delicious)-I had to find a recipe-then I had the oatmeal. You have to ask, how can oatmeal be amazing? They did it! The oatmeal was perfectly cooked, and then, crème brûlée like sugar on top and a variety of fresh berries on top! It will haunt me for a long time. My husband had the eggs sunnyside up, yummy bacon, fried potatoes, and the best toast I have ever had. Seriously. He let me have a bite. The coffee was also perfect, delicious and hot. I hate lukewarm coffee. I hope we can come back but it is quite a long trip from NC, but we might have to do it again!

Great stay!
The b&b was very nice and welcoming. Room was was clean and cozy. Breakfast was amazing, especially those muffins! My only complaint is the room we were in was next to the lobby. Had I realized we would have chosen a different room. The bed was also very firm, so not the comfiest if you don’t like a firm bed.

Poor mgmt bait & switch scam alert!
This is a bait & switch scam that Hotels.com has known about for at least 2 yrs based on other reviews. Yet, it still allows this place to be booked on its site. I booked the B & B but when I checked in they said my rm was across the street at a rundown bldg above a barbecue restaurant where they were smoking meat just outside the door. Just not acceptable. And the bathroom was across the hall with a combo lock that I'm sure several people must have the combo to. No security.The owner's son, who manages, needs to spend time at hospitality bootcamp. Rude is an understatement! He refused to issue a refund. Hotels is just as culpable since they are an agent for the B & B and would not issue a refund or put my rewards pts back in my acct. Lesson: beware of high scoring sites. Read the bad reviews first. I am not the first guest to complain about this dump. Hotels.com should be ashamed of itself.

Dear Lisa-We welcome the opportunity to respond to you about your behavior at our inn. You booked The Battenkill Room which is a lovely queen room with a private bath across the hall. That is, of course, not for everyone but it is our least expensive room and we are happy to offer it to those looking to spend a little less. That the private bathroom is across the hall is in on our Hotel.com listing for the room.When you arrived several hours before our check in time one of our housekeeping staff, Meghan went out of her way to check you in early. You were not happy about the bathroom and were very rude to her. You waited for our front desk person to arrive. He got similar treatment even as he offered to move you- at no extra charge- to the only other room we had available, a queen room with an attached bath. He did his best to accommodate you but you refused to be accommodated. You refused to even look at the room, were unwilling to discuss alternatives and used foul language directed at the staff who were trying to help you. I think you are confusing firmness with rudeness. Our manager tried to have a conversation about the matter but was summarily shut down by your unwillingness to even discuss alternatives. When you threatened the staff with law suits and bad reviews our manager responded firmly that the conversation was over and that you should do what you felt was necessary. Since we all, as consumers, enjoy reading the “bad” reviews I’d like to clarify a few errors so others are not mislead:The building is not run down. It is a Second Empire Victorian which has won several preservation awards. The restaurant on the first floor is not a barbecue restaurant but is a popular upscale neighborhood restaurant, The Brook Tavern, which serves dinner from 4pm to 9pm. The door code to the bathroom is available only to the guests staying in the Battenkill Room and to our housekeepers. There is also a deadbolt on the inside of the bathroom door.We are very sorry that we were not able to make you happy but hope you enjoyed the rest of your visit to Saratoga.

We were extremely pleased with our stay here. Convenient to downtown and food and shopping and an 8 minute walk to the Race Track. The Brooks Tavern is on the property and was a great place to eat (make a reservation) the staff was excellent and the breakfasts fantastic. We walked most places except the casino. Can't wait to come back next year
