Guests have full access to the entire house and fully fenced backyard, including the pool, patio area, and all shared living spaces. The only restricted areas are the maintenance closets and outbuildings, which are not available for guest use.

📜 SAFETY & OCCUPANCY RULES:

1. NO PARTIES OR EVENTS: This property has a strict zero-tolerance policy for parties, gatherings, or unauthorized events of any kind. This is not a venue — no parties or events allowed.

2. MAXIMUM OCCUPANCY: Only the exact number of guests registered on the booking reservation are permitted on the property at any time. No unregistered daytime or nighttime visitors are allowed without prior written host approval.

3. QUIET HOURS: Quiet hours are strictly enforced from 10:00 PM to 8:00 AM. This is a quiet family friendly neighborhood and home. We love our neighbors and they work with us to keep this a safe and peaceful rental.

4. LOCAL LAWS & FINES: Any violation of local noise ordinances, maximum occupancy laws, or these house rules will result in immediate eviction from the property without a refund, forfeiture of the security deposit, and potential legal action, and additional fees.

5. AGE REQUIREMENT: The primary renter must be 25 years of age or older and present for the duration of the stay.

6 . Absolutely no smoking in the house.

Occupancy & Visitor Guidelines:

Approved Guests Only: Only the exact number of individuals listed on the official booking reservation are permitted on the property at any time.

No Outside Visitors: Outside guests, friends, or unlisted family members are strictly prohibited from entering the home, yard, driveway, or pool area due to strict liability insurance requirements.

Violation Fees & Penalties:
Undeclared Guest Fee: Any presence of unregistered guests or unauthorized visitors anywhere on the property will result in an automatic charge of $250 per unregistered person, per day.

Noise Violation: A $250 fee will be charged for any quiet-hour noise violations that require host intervention or result in neighbor complaints.

Unauthorized Party Violation: A $500 fee will be automatically charged for hosting unauthorized parties, events, or unapproved large gatherings. This will also result in immediate eviction without a refund.

Reservation Cancellation: Violation of any of these policy's constitutes a breach of contract and will result in immediate cancellation of the remaining reservation and eviction without a refund.
