The property is in Christmas Valley at the foot of Echo Summit centrally located between Heavenly Valley Ski Resort, Kirkwood Ski Resort and Sierra-at-Tahoe on a primary county-maintained road for easy access to South Lake Tahoe only 6 miles from Lake Tahoe.

The home layout:
Entry foyer is equipped with a ski rack, open closet with hangers, tables and chairs for you to keep your outside gear and shoes safe and dry.

Dining/Living room - a large dining table overlooking the front lawn that seats 8 people, an office desk with chair and a piano.

Kitchen – A large kitchen with double French door refrigerator with filtered water and icemaker, gas 5 burner stove, microwave/fan/light unit above stove, double sink with filtered water at the cold side of the faucet, dishwasher with soap pods under the sink, pull out waste container under the sink, large counters for food prep and clean-up, dishware place settings for 12, a large assortment of pots and pans, blender, toaster, and most utility items available for your cooking needs. The cabinet near the rear outside door contains dog items like water bowels. The house telephone is on the counter with the WIFI and an inside cell tower booster.

Family room – a step-down family room is comfortably equipped with two recliner couches and two recliner/swivel chairs to seat 8 people surrounded with many windows to enjoy the outside views. A large smart television with WIFI and Ruko with apps for your entertainment. A CD is attached under the centrally located entertainment center. A gas fireplace is located near the rear outside door. The bathroom is connected to the family room with a toilet, shower and sink with a steamer unit that has an outside door to the deck and adjacent large new hot tub.

Master Bedroom – On the main floor of the home is a master bedroom with high ceilings, a king size bed, dresser, chair, smart television and double French doors to the outside deck and mirror closed doors.

Bedroom 2 – adjacent to the master bedroom is a bedroom with a double bed and a single bed bunk, smart television with Ruko is attached to a wall shelf set with two writing tables and a chair.

Bedroom 3 – located on the second floor above the large family room equipped with a queen bed, dresser and a smart television with Ruko.

Bedroom 4 – located on the second floor above the large family room connected to the bedroom 3 by a full bathroom. Equipped with two single beds, a dresser and smart television with Ruko, an ironing board is connected to the bathroom door.

Main bathroom – located in the hallway on the main floor equipped with a tub/double shower unit that includes a steamer unit, a toilet, a sink and cabinets.

Family room bathroom – attached to the family room with a shower, toilet, sink, built in cabinet lockers and a steamer unit. This bathroom contains an outside door that is adjacent to the large new hot tub on the rear deck,

Upper bathroom – on the second floor this bathroom is connected between the two upper bedrooms with a tub/shower unit, enclosed glass doors, wash basin, and toilet.

Back Deck – this elevated deck runs the length of the house with French doors to the master bedroom, door to the kitchen/family room, and door to the family room bathroom overlooking the large, landscaped yard. On the deck is a new large hot tub with cover and cover lifter surrounded by a privacy railing. A BBQ is on the deck for outside cooking. A large set of steps by the hot tub to the back yard has two swing railing doors to enclose the deck.

Front yard – a circular driveway can accommodate four vehicles and has a landscaped front island and a large lawn area. The front covered porch has two benches. Snow removal is provided for easy access during the winter.

Rear yard – 140’ by 700’ rear yard is backed to the Upper Truckee River. Multiple pathways to the river connected with four bridges and is surrounded by the natural vegetation and wildflowers. At the river there are two swing benches, a cabin, tables with benches and a bench under an arbor facing the 140’ private river frontage. A natural swimming hole is in the river at the bend of the river for swimming. Natural vegetation separates the yard from the adjacent properties to provide a quiet private experience.
