The rate does not include:
Tourist tax (from 01/04 to 31/10) €2.00 per person per day for the first 10 days, children under 10 do not pay for mandatory extra

Villa Silvia is an elegant Art Nouveau style residence, located at the foot of the hilly village of Peccioli. Surrounded by a well-kept garden shaded by tall pine and cypress trees, this unusual villa has been carefully restored and furnished like a refined home away from home for up to ten guests. Combining traditional Tuscan style with modern elements, the comfortable interiors feature travertine, sandstone, fine fabrics and antiques. Ideal for families or groups of friends, the villa is spread over two floors, with five bedrooms, a bright living area, a modern kitchen and a spacious dining room. The lush garden is furnished for relaxing days, with a pizza oven, dining area and outdoor seating area. A distinctive element of the property is the designer infinity pool, in a panoramic position with a view of Peccioli.

Interiors:
Villa Silvia is spread over two floors, connected by an internal staircase, for a total area of about 400 square meters. GROUND FLOOR — Main entrance into a large open space with modern kitchen; dining area with direct access to the garden; living room with sofas and satellite TV; service bathroom with washer-dryer; double bedroom with en suite bathroom with tub and shower. FIRST FLOOR — A double bedroom with king size bed and en suite bathroom with shower and bathtub; a double bedroom with en suite bathroom with shower and bathtub; a double bedroom with en suite bathroom with shower; a twin bedroom with adjoining bathroom with bathtub.
Park:
The villa is surrounded by about 2000 square meters of fenced and well-kept garden. The entire garden surrounding the villa is covered with white gravel and enriched by a variety of vegetation, including cypresses, cedars of Lebanon, maritime pines and laurels. In front of the main entrance, there is a seating area, furnished with wooden sofas and shaded by centuries-old pine trees. Inside the gate there is a parking area and, in an annex near the villa, there is a laundry room. A short path crosses the lawn to the pool terrace, where the outdoor dining area, complete with pizza oven and barbecue, is located in a panoramic position with views of the surrounding countryside. N.B.: Please note that the photo shoots are usually carried out in spring, so the colors and blooms of the gardens, lawns and parks may be different when you enter the villa.
Pool:
The pool area is located 50 meters from the villa. Rectangular in shape, it measures 15 x 10 m with a depth varying from 0.30 to 1.40 m; it is accessed from the lowest side, where the hydromassage seats are located; submerged steps lead to the deeper infinity edge, overlooking the historic center of Peccioli. The pool is covered in emerald PVC, equipped with a salt purification system, internal lighting and a waterfall with chromotherapy inserted in a stone tower. The surrounding travertine solarium is equipped with sun loungers and large umbrellas. The pool is open from the last Saturday in April to the first Saturday in October.
