Warning this hotel is horrible!!
This is the worst hotel we've been to in our lives. For the high price you pay you get no AC. The room is so stuffy that we could not breathe or sleep for a week. The breakfast consisted of 2 toast and some fruit. If you want a straw, it costs money. No one on the staff could speak English. We did not get water in the room every day as promised. there is no elevator. the stairs consist of wood with cracks. do not recommend !!!!!

Thank you for your comments, they are very important to continue improving and offering a better service. According to the description of our rooms we specify not to have air conditioning, instead we offer ceiling or pedestal fans.

overall happy with our stay
Overall a pleasant stay! Room we got was very fresh and a huge bathroom. Clean and comfortable beds. Nice staff! All tough they had a donkey in the hotel area right next to our room. It didn’t seem like it was very happy, had a very little pen with almost nothing in it. Felt very bad for it and it screemed every night. Didn’t ask the staff about this so maybe it has a good explanation? The breakfast included was poor. Fruit and two bread slices. Coffee or juice. If you want both extra charge. Other than that a nice stay and it wasn’t expensive comparing to other hotels. Don’t expect a luxury resort and you will probably be happy with what you get!

Excellent if you like it simple
Overall we had a wonderful stay. Beautiful beach, nice location at the beach. Animal friendly. We really enjoyed our room even if some improvements could be done to the standard as well as better cleaning. Parts of our room was open to the 'outside' (the walls didn't cover everything) and the mosquito net had holes in it and it also didn't cover the whole bed. Hence, we do not recommend this hotel during rain season when there is a lot of mosquitos. We did not have any problems though since our stay was during February. Salt water in the shower, i don't know if this is a standard in the Tulum area or not. The continental breakfast that was included had coffe/juice, fruit and three small slices of bread and was accompanied by a lot of bees (!!). We went elsewhere for breakfast after our first try.

Simple bohemian hotel
Bohemian chic! Very simple but neat, the full front beach room is amazing. Don't expect a resort but rather a cozy, simple and lovely place.

Mysigt och familjärt hotell med perfekt läge på stranden. Väldigt tillmötesgående och trevlig personal. Schysst terrass mot havet. Rummen är rena och mysiga, standarden är relativt enkel som så mångas andra hotell på Tulums strand.

Bra läge. För dyrt i relation till standarden.
Ett enkelt hotell som passar unga par och backpackers. Ej familjer. Bra läge men i övrigt mycket som inte var i nivå med pris och er presentation på hemsidan.

Hotel Zulum ligger på en vacker del av stranden, ok boende men områdets pol vill man varken se eller bada i.

Rummet fint men mycket fuktigt. Ingen ventilation. Perfekt läge på stranden men det enda positiva. Ägarna loja o personalen visste inte vad som gällde för frukost tex. Ostädat utomhus med kapsyler etc. Verkade som om ägarna rökt på en del.

Slapp service. Trots att vi beställde två cyklar till kl 11 nästa dag så hade ingen ringt och ordnat det. Vilket gjorde att det dröjde nästan två timmar till innan vi kunde ta vår cykeltur. Slöseri med tid.

I wish this review allowed you to post pictures. The swimming literally a swamp, not like they advertise. Launch chairs by beach are falling apart. Water pressure, i can pee stronger than that. Comforter stunk like cheap perfume, moldy, sweaty, not washed. I've written 3 emails never responded. I am sure at one point in time it was everything they advertise, however, now its falling apart, they don't care once they have your money, its over. You're stuck. I believe this should allow pictures to be posted. NO ONE WOULD RESERVE A ROOM if they saw the reality. You plan a vacation, you save, you choose a nice place and when you arrive its like seeing a person that uses filters for they're pictures and when you see them in person you're like , wait a second, wth happened here!!!!! I am just letting you know, of course the decision is yours, but you will remember me. When you arrive and when you try to reach them by email. You've been warned.

Mosquitos in room, property run down, beach chairs falling apart, pool dirty and not cleaned, staff are great, food is also pretty good. Don’t be so cheap and spend more to stay at a place that is comfortable. There is no ac so you will be sweating all night with 1 fan in a hot room. Would never stay here again, you have been warned.

Rooms are of very poor condition, no AC, smell of mold. Hot water faucet was broken and “continental breakfast was a joke”, it was a tiny banana and watermelon (or probably 3rd of it) sliced into tiny peaces. Ocean area was nice though

Todo súper bien! Desde que llegamos en recepción fueron muy amables nos dieron un Up grade a una habitación mejor ubicada, nosotros viajamos con mascotas y para mi es muy importante te que el hotel sea 100% pet friendly y este hotel cumple con ese requisito ✅. Además el restaurante súper rico todo con muy buenas porciones y no es muy caro . Me parece una de mis mejores opciones para vacacionar en Tulum. Seguro volveremos pronto

This hotel does **NOT** have A/C. While visiting Tulum during hot weather, this stay was not it. The room i stayed in had a cealing fan & a floor fan and that does not help. The other room we had didn't have a cealing fan, and the power kept going out. We didnt last here. We checked in & checked back out the same day. The staff was great thou, they got us atleast one room before actual check in time. The hotel is diff. The rooms are cute its like a jungle, the beds that have an aesthetic are cute ! Just the no A/C is what makes this not a good place to start during hot wather.

The heat with no A/C is unbearable, I highly do not recommend. Way too hot, we had to leave after the first night and booked a cheaper hotel a little further with A/C.

Desde que llegamos les comentamos que uno de los WC públicos tenía fuga y nunca lo arreglaron, también hubo fuga de agua en nuestra habitación, cada día se hicieron reportes y nunca llegó personal a solucionarlo. Había focos fundidos en el cuarto y no los repararon. Había mucho ruido por las noches pero eso fue debido a los negocios cerca del hotel, es ajeno a la administración. Puntos buenos a destacar: La playa es muy linda, el hotel tiene poca capacidad, para los que prefieren poca gente es magnífico, la comida es muy rica, a unos pasos hay un Gomart que te saca de cualquier apuro, el precio es bastante razonable si buscas un lugar solo para descansar. Otros puntos a destacar: No tiene aire acondicionado, frigobar ni puerta entre el sanitario y las camas.

The worst
The worst hotel I ever stayed in my life and I’ve stayed in some bad hotels in some bad places this by far is the worst basically sleeping in a tea house with no AC and humid weather Horses next door with a white dog that runs around biting at your ankles The only one thing I can say good about this hotel was the food next to it With a nice beach view why are you eat otherwise the worst on Earth Honestly I need my money back
