Vacation Rental House Rules (Required by the City and Us)
To ensure a wonderful stay for everyone and comply with City of 29 Palms regulations, we have a few simple guidelines here. You'll also receive a separate short-term rental agreement via email with some overlapping info for your signature. Thank you for your understanding!
NOISE & DISTURBANCE ORDINANCE
Our beautiful desert community values its peace and quiet. To be great neighbors and respect local laws, we ask that you please be mindful of noise levels, as sound travels surprisingly far here. A violation could unfortunately result in a visit from the sheriff and issues with our rental permit.
• Daytime (7:00 AM - 9:45 PM): Be courteous. Keep music and voices at a level that does not disturb neighbors - sound carries easily in the desert. • Quiet Hours (9:45 PM - 7:00 AM): we ask that all noise be kept indoors at a respectable level. This means no loud conversations, music, or gatherings especially in the backyard. • Prohibited Equipment: No decks, turntables, boom boxes, large speakers, or similar devices. Only small Bluetooth/USB/Wi-Fi speakers at low volume are allowed. • Our neighbors may contact us directly with any concerns. Even one complaint can unfortunately lead to fines, so we appreciate your cooperation in keeping the peace. • Violations and fines are specified in the short-term rental agreement, and the Owner may contact law enforcement or evict guests immediately to abate disturbances.
GOOD NEIGHBOR POLICY
• Please help us maintain great relationships with our neighbors by respecting their privacy, keeping noise to a minimum, and parking only in the driveway. Our rental permit depends on maintaining good community relations. • Neighbors have our direct contact number to report issues. Should that happen, we'll contact you first to see how we can help resolve the situation. Likewise, please let us know if anything from a neighboring property is disturbing your peace.
HOT TUB & POOL SAFETY • For everyone's safety, please use the hot tub and pool responsibly. We ask that you review and follow all posted safety rules, as guests assume full responsibility for their safety and the safety of their children and pets. • See the rental agreement for additional rules.
PETS
• We're happy to welcome your furry friends! To accommodate pets, we require prior approval and a $75 per dog fee (max of 2 small dogs, up to 20 lbs each). • See detailed pet policies in the short-term rental agreement.
ACCESS & MAINTENANCE
• Guests shall allow the owner or designated workers access to the property for landscaping, maintenance (including pool and spa), cleaning, repairs, or inspections. Owner will coordinate guests prior to the arrival of the service providers.
DAMAGES
To ensure the home stays beautiful for all guests, we reserve the right to charge additional fees for causes including but not limited to:
• Damage to the property, floors, furniture, bedding, or contents • Missing items requiring replacement • Excessive cleaning required • Evidence of any party or event held on the premises • Complaints or calls from neighbors or law enforcement regarding noise or disturbances • Lingering odor of tobacco, marijuana, or any substance requiring deep cleaning; presence of cigarette or marijuana butts, or any drugs found on the premises • Costs related to mailing or shipping personal items left behind • Evidence of more occupants than authorized • Evidence of an unauthorized pet • Unauthorized late checkout • Failure to comply with the “Before Your Departure” checklist
Additional cleaning fee of up to $200 may apply for non-compliance.
ADDITIONAL NOTES
• No fireworks are permitted anywhere on or near the property. • No fireplace or firewood of any kind are allowed. Only owner-provided outdoor firepit and BBQ grill may be used. • Spray Tans: If you use spray tan products, please use dark-colored towels instead of white ones, as they can stain towels and bedding. • Please be careful of wet feet and water on the hardwood floors. • Security cameras are installed on some exterior areas for property safety. • Force Majeure: If for any reason beyond the control of the owner, the property is unavailable, we may cancel your reservation with only a refund of the actual fees and/or deposits you have paid.
LIABILITY, ACCIDENTS & LOSS
• We want you to have a safe and relaxing stay! Please note this is a privately owned home, and while we do our best to keep everything in great condition, the owners and management are not responsible for any accidents, injuries, illnesses, theft, or loss that occur on the property or while using any facilities (including the pool, jacuzzi, game room, appliances, furniture, or outdoor areas). • We ask that all guests use the property with care and take normal safety precautions. • For everyone’s peace of mind, please remember to lock doors and windows when you leave. • By staying at the property, guests agree to take responsibility for their own safety and belongings and to use the home respectfully and responsibly.

Place all used towels in the hall bathroom bathtub or the laundry basket in the game room / garage.

Excellent property with a wonderful outdoor area including fire pit and hot tub. Very quiet location. Host is very responsive. Lots of amenities in the house and a fun 50’s vibe with the decorations. Master bath is a little small but the bedroom is very comfortable. We will definitely be staying again!

We absolutely loved our stay at this property! From the moment we arrived, everything exceeded our expectations. The home was spotless and incredibly comfortable.The layout was perfect for our group, with plenty of space to relax and unwind. The kitchen was well-stocked, making it easy to cook meals, and we especially enjoyed spending time on the patio and in the hot tub soaking in the peaceful surroundings.The location couldn’t have been better for us. It was close to Joshua Tree NP, a grocery store, and a few restaurants. It made our trip so easy and enjoyable.Communication with the host was seamless, and they were responsive and helpful every step of the way.We would 100% stay here again and highly recommend this property to anyone looking for a stress-free, memorable getaway!

Great house with an excellent back yard area—a number of places to lounge, a fire pit, games and nice hot tub. Inside was very comfortable with mid century style touches. Kitchen was well stocked. Host was very responsive to questions during stay. A couple things to note—front door automatically locks so be sure to keep code handy and one of the rooms with 2 beds does not have a closet in it.

We had a great time at the property, the bed was so comfy , had everything we needed and more. Jacuzzi was awesome , the kids said this is the biggest Jacuzzi we’ve ever seen , so it was roomy, we did s’mores around the fire pit. We hiked Joshua Tree to Heart Rock , brought my dog too. Will definitely be back when we visit again Thanks Jacky
