General Conduct

• Let us know right away if something needs attention so we can fix it quickly.
• No illegal or disruptive activity of any kind.
Smoking & Substances
• No smoking or vaping inside the home.
• Outdoor smoking is allowed only in designated areas.
• Absolutely no recreational drug use.
Occupancy & Visitors
• Suitable for up to 6 overnight tenants.
• Up to 4 daytime visitors are allowed at one time (please notify us for approval).
• Overnight stays longer than 14 nights in 6 months require approval and must be added to the lease.
• Unauthorized long‑term guests are not allowed.
Quiet Enjoyment
• Please help us keep the neighborhood peaceful.
• Quiet hours are 10:00 PM – 7:00 AM.
• No parties, large gatherings, or events are allowed.
Parking & Street Sweeping
• Tenants may park in the two‑car garage, driveway (fits 2 cars), or available street spaces.
• If parking on the street, please note Anaheim’s street sweeping schedule:
- Wednesdays, 8:00 AM – 12:00 Noon. Vehicles must be moved to avoid a city ticket.
• RVs, trailers, or boats must be pre‑approved.
Trash & Recycling
• Trash day is Monday mornings (shifted to Tuesday following holidays).
• Please sort waste into the provided bins:
- Black – regular trash
- Blue – recycling
- Green – organics (food scraps & yard waste)
Cleanliness & Damage
• Help us keep the home comfortable and clean.
• Any excessive cleaning or damage beyond normal wear may result in additional charges (minimum $1,000).
