VILLA DUCESE MANDORLA - AREZZO AREA

The estate is composed of two villas that are located next to each other: villa Ducese and villa Mandorla. Villa Ducese is a splendid example of a typical Tuscan house designed in 1700 by the architects of Grand Duke Leopoldo di Lorena, with characteristic arches superimposed on the façade. Villa Mandorla is a beautiful and typical Tuscan farmhouse, recently renovated.

The villas are located within a renowned winery with a restaurant at just 250m that offers wine tasting from the local products and tasty Tuscan food. There you can find a beautiful garden with comfortable outdoor furnishings that offers splendid views over the area, perfect for an al-fresco dining in the evenings. The photos of the armchairs with candles and views belong to the winery. Within a short driving distance, 10 minutes, we can reach Arezzo with its many shops, restaurants, Cathedral, etc., while Florence is only an hour and a half away.

The villa develops over two levels, connected via an external staircase.
On the ground floor, we have the entrance via a typical outdoor furnished loggia, a lounge with sofas and TV, large living room with dining area and kitchen. There are three double bedrooms, all with en-suite bathrooms with shower.

On the first floor, with access from the covered external staircase which can be accessed from the porch or from the wooden bridge on the back of the villa, we find a second living room with sofas, TV and wood burning oven on the panoramic terrace and another large living room with dining area, antique fireplace and kitchen. There are two double bedrooms, both with en-suite bathroom with shower, another double bedroom that is suitable for disabled with en-suite bathroom with shower, also suitable for disabled.

The outside area offers a large and well-kept garden, with private and fenced swimming pool (12x5m; 1.4m deep; open April 28 to October 6) with panoramic views over the rolling hills and vineyards of the countryside as well as the city of Arezzo that comes to life at night. The pool is equipped with sun lounges and table and chairs with umbrella.

On the ground floor we have the entrance with living room equipped with sofas and TV, large dining room with beautiful French doors and floor to ceiling windows that offer an unobstructed view of the countryside, along with a rustic style kitchen with wood burning oven. There are two double bedrooms, both with en-suite bathrooms with shower, one of which also with fireplace.

On the first floor, accessed via an internal staircase, we find three double bedrooms, each with en-suite bathrooms with shower, one of which with balcony.

In the basement, we have laundry room and bathroom with toilet and bidet.

Outside, the villa has a beautiful garden with private corner swimming pool (8.4 x 6.5m; 1.3m deep; open from April 28 to October 6), with panoramic views, overlooking the valley and the city of Arezzo.
