Overall a good value for money place. Bathroom was shared which was a surprise (it mentioned private bathroom in the booking). However the breakfast served was great and the location is fantastic. A good option if you are travelling on a budget.

Wouldn't recommend for a long stay.

I was welcomed the first day and introduced to my room. Very sweet hostesses. Slept in the top room and didn't have heat for 2 nights out of 3. When i finally saw the ladies i asked them if they could fix it and my room became a sauna (luckily you could open the windows.) The mirror light didn't work in the bathroom. Shower was good, required a little testing to get the hot water. The wifi was free but very flaky, it didn't connect, got disconnected all the time - and i spent most of my stay without any internet. Breakfast was okay. Beds were comfortable. It was about a 20 minute walk to the Europa Hotel/Europa Buscentre which is where most of my tours began. There was also bus services going but i preferred walking by foot. Overall, kind hosts, decent breakfasts, comfortable beds but quite pricey.

I slept in an ordinary room on a nothing special bed. The bathroom was in need of an upgrade, and there was a slightly moldy smell in the room (in itself not that uncommon in hotels in this price range). The room at the very top of the building (four flights of stairs) and it got rather warm in the summer heat even though the window was left open. Some of the building doors sounded like they were being slammed shut everytime they were closed, really quite anoying. Be aware that the check in time is 5 pm at the earliest. The location is in a university area with lots bars with cheep beer just around the corner.

Great place in Belfast

The hotel was very nice and the staff (Clair) greetef us with a smile and a welcoming attitude. Breakfast was great. I highly recommend this hotel to anyone as a diversion from one of tne big chains.

A little gem.

Good instructions for key pick up for early check-in. Room larger than expected. Bed very comfortable but could have done with plumper pillows. Bathroom a bit tired looking but was clean. Breakfast served next morning cooked breakfast available to order. Friendly owner and staff. Free wifi.

disappointing

The young women who staffed the place were very friendly and helpful. The breakfast they put together was very good. unfortunately the owner has not kept this place up. The carpets throughout were filthy, peeling wallpaper in places, water stains on the ceilings, old hard mattress on the bed. The shower was moldy and there was other people's hair on the shower walls.....eeew. Obviously the shower had not been cleaned. I had to toss the blankets from the bed on the flooer be ause they were not clean...stained and had hair on them. This place was one of the worst we have ever stayed in for cleanliness and appearance.

My overnight stay in Belfast for Joan Baez Concert

I found it very good overall, and the female receptionist had a nice cheerful smile and was very friendly, I definitely would consider going back there should I return to Belfast any time in near future, the only thing which bothered me a little I found the single bed not that comfortable like it needed a new mattress,and also I felt a little warner in the room than I would have wished, but certainly I would consider going back there again, it was a very short stay, just the one night but the breakfast I enjoyed and found the staff again very considerate and attentive to any thing you might need. Yes I enjoyed my stay there. The cleanliness of the place was certainly good and it was easy to get a Taxi from there to the Concert I went to that night .

Disappointing

Poorly maintained, for sale sign up outside, couldn't get in at check-in time without calling a number on a piece of paper on the door. Noisy, squeaky door room not well decorated. Wont stay there again. On the plus side the sheets and towels were clean, breakfast adequate.

Pleasant surprise

I didn't expect much, since it's a "guest house" and not a hotel - I was pleasantly surprised how clean and cozy the room was. The staff was helpful, the breakfast was awesome and the location was perfect. Walking distance to everything we wanted to see.

If you like to walk its in a good location.

Upon our arrival we were greeted by a lovely lady. Our room was ready so she showed us up to our room. The room was suitable. It had a double bed (needs replacing) own ensuite. Didn't sleep ver well.

Walking distance into city, great breakfasts,

We were able to book for an extra night, which was great. Lovely breakfasts . Able to walk into city, also close to buses- were picked up outside hotel by bus for day tour. Stairs - a bit of a hassle for older people with heavy bags.

Huge flat close to Queens University

It was a big surprise that flat no. 3 was so huge, we were 6 people and almost everyone had his own double bed. If you need to check in earlier, call the number on the door and they will help you. If we knew that, organisation for 6 people travelling from different directions would have been easier ahead of the football match.

Great Breakfast and Location

Staff was very courteous and helpful. Breakfast was excellent US B&Bs could learn much from their European counterparts. There were problems with lack of hot water and nonworking lights. Recommend you request not to be in room 5 - right by the shared bath and is noisy when you are trying to sleep.

Had potential to be lovely - beautiful house, great location - very disappointed. Clearly not been given fresh lick of paint in years. Bathroom was grim and not clean. Horrible lino on floor. Shabby furnishings. Hotel smelled bad. Needs to up its game.

Guest house in Belfast

Reasonably priced hostel with friendly staff. The bed was comfortable. The curtains were pretty dirty at the bottom and the comforter had stains on it. Shared bathroom. We removed it right away. Water cooker in the room for coffee and tea. Light above sink didn't work. No power outlets to charge our phones, glad I brought a power bank.

Personeel heel vriendelijk. Kamers waren schoon maar zeer gedateerd. Bad was zo oud dat we maar geen douche hebben genomen. Ontbijt raad ik zeer zeker af. Droog en zelfs met koffie niet weg te krijgen.
