• Strictly no pets due to severe allergies (owner’s primary residence).
• Exterior security cameras at front door and backyard; interior cameras located only in restricted garage area.

Welcome to our home! To ensure a pleasant stay for everyone, please review and follow these house rules:
General Rules
• Quiet Hours: Please keep noise to a minimum, especially after 10 PM, as this home is in a quiet neighborhood.
Shoes: Remove shoes indoors or ensure they are free of dirt to help keep the home clean.
The home is located in a residential neighborhood, and we kindly ask guests to be respectful of neighbors, especially when outdoors.
Guest Count & Occupancy:
The total number of overnight guests must match the number listed on the reservation.
No additional overnight guests are permitted without prior written approval.
All individuals, including children and infants, must be included in the total guest count.
The home accommodates up to 16 registered overnight guests.
At no time may occupancy exceed the confirmed overnight guest count plus up to 5 approved daytime visitors, who must depart no later than 8:00 PM unless pre-approved in writing.
Guest count and occupancy may be verified for safety, preparation, and insurance compliance purposes.
Unauthorized gatherings or exceeding occupancy limits will result in a minimum $650 fee and may lead to immediate termination of the reservation without refund.
For larger gatherings or special occasions, please contact the host in advance for written approval.
Balcony Safety:
The upstairs balcony is available for guest use.
Minors must be directly supervised by an adult at all times while on the balcony.
No horseplay, unsafe behavior, or misuse of the balcony is permitted.
Smoking:
This is a strictly non-smoking and non-vaping property.
Smoking or vaping is not permitted inside the home, near windows, or near entrances.
Cigarette butts may not be discarded in indoor trash receptacles or on the property grounds.
Violations will result in a minimum $550 cleaning and remediation fee.
Pets:
Pets are not permitted due to severe allergies. This is the owner’s primary residence when not traveling.
Unauthorized pets will result in a minimum $950 cleaning and allergen remediation fee.
Checkout Policy:
Checkout time is 11:00 AM.
If the home is not fully vacated by 11:15 AM, a $50 late checkout fee will apply if there is no prior approval. An additional $75 will be charged for each 30-minute increment thereafter unless prior written approval has been granted.
Unauthorized late departures that delay scheduled cleaning or interfere with a same-day check-in may result in additional charges up to and including the cost of the incoming guest’s accommodation, compensation to affected guests, applicable platform penalties, and lost reservation revenue.
To help ensure a smooth transition for incoming guests, please complete the following before departure:
• Leave beds used during your stay unmade (housekeeping will handle linens)
• Place used towels in the laundry hamper
• Wash used dishes and either put away, leave drying, or run the dishwasher
• Turn off lights, fireplaces, and appliances
• Lock all doors and windows
• Return any moved furniture or furnishings to their original placement
Additional Policies
• Damages: Guests will be charged for stained towels, linens, or damages beyond standard wear and tear.
• Excess Cleaning: An additional cleaning fee may apply if the property requires extra attention after your stay.
Extended Stays:
For stays exceeding 20 days, mid-stay housekeeping is required every 20 days (additional charge applies).
