The property is laid out as follows:

- A 40 m² south-facing terrace to enjoy maximum sunshine, with no overlooking neighbours, and including garden furniture for 8 people.

The house is set back from the main roads, in a quiet residential neighbourhood bordering the Landes forest with its traditional pine plantations.
You’ll also find all the essential shops in the immediate vicinity (a butcher’s and a chemist’s 200 metres away, a supermarket 7 minutes’ drive away, and a farm selling local produce 4 km away).

It is situated in the town of Pessac, a centre of wine-making tradition with its world-famous châteaux, between Bordeaux (a 30-minute drive from the centre) and the Arcachon Basin (30 minutes from Andernos, 40 minutes from Arcachon and the Dune du Pyla), 20 minutes from Mérignac Airport and 7 minutes from Gazinet-Cestas railway station.
