The home offers generous accommodation across two levels, providing both togetherness and privacy.

Upstairs features three bedrooms:
- Master suite with queen bed, built‑in robe, ensuite and direct access to the rear deck
- Second bedroom with a double bed
- Third bedroom with a children’s bunk bed

A family bathroom with a separate toilet services the upstairs level.

Downstairs, you’ll find an additional private retreat with:
- Queen bed
- Lounge area with TV
- Bathroom with shower
- Kitchenette with sink, basic utensils, small oven and bar fridge

This space is ideal for grandparents, couples, teens or anyone wanting a quiet hideaway within the home.

Living & Dining
The open‑plan living and dining area is bright, spacious and perfect for gathering. It includes:

- Three‑seater and two‑seater lounge
- 56” HD LED TV & DVD player
- Ducted air‑conditioning for year‑round comfort
- Combustion fireplace for cosy winter nights

Glass doors open to the balcony with an outdoor dining table for four (with room for more) and a comfortable outdoor lounge.

The kitchen is stocked with everything you need for an easy, enjoyable stay, including:

Laundry & Parking
A full laundry with dryer, plus internal and external clotheslines, is available for guest use.
There is ample parking for multiple vehicles.

Other things to note
Linen and towels are supplied, as well as toiletries (Shampoo/Conditioner/Body Wash) so no need to pack the whole house, just the beach towels!

There are limited dine-in options close by, please refer below in order of distance of the nearest food options.

Bungwahl Fuel/Liquor & food truck (Burgers/Fish & Chips) are a couple of minutes drive up the road from the property.

A small general store is the only shop in Seal Rocks (6 mins drive) and carries a range of basic food and supplies (no alcohol), there is usually a coffee van outside which serves a nice barista made coffee - Single Fin Coffee Seal Rocks.

The Friendly Grocer Smiths Lake News & Supa Mart in Smiths Lake is a 10 minute drive, there is also a bakery, butcher, cafe and bottle shop.

Pacific Palms FoodWorks is a 15 minute drive where you can grab some groceries.

Pacific Palms Recreation Club and Bluey’s Beach (cafe's/pizzeria/clothes/bottle shop) is a 15 minute drive with plenty of options.

For larger supermarkets such as Woolworths, Coles and Aldi, these can be found in Forster which is a 30 minute drive.

Due to the location of the house we have provided appliances as previously mentioned and the kitchen is fully stocked for any items you may need. There is also a small pantry with basic items. We also provide coffee, tea and hot chocolate for those that love their morning beverage first thing in the morning.

We provide reliable Wi‑Fi suitable for browsing, emails, streaming and staying connected during your stay. As we’re in a peaceful coastal/rural area, mobile coverage can vary between providers (Optus tends to perform best). Enabling Wi‑Fi calling on your phone usually gives the best experience for making and receiving calls.
Like many regional locations, internet speeds can fluctuate at busy times or when lots of devices are connected. It’s perfect for everyday use, though high‑bandwidth activities such as online gaming may not perform at their best.
