No Smoking, Vaping, or Marijuana Use
• No smoking, vaping, or marijuana use is permitted anywhere inside the home.
• Evidence of smoking, vaping, or marijuana use indoors will result in additional cleaning and odor-remediation charges.
• Guests will be responsible for all costs associated with odor removal, including ozone treatment, deep cleaning, damaged linens, and any loss of revenue caused by the property being unavailable to future guests.
• A minimum $500 cleaning fee may be charged for violations.
No Parties or Events
• No parties, events, gatherings, or unauthorized guests are permitted on the property at any time.
• This home is located in a quiet residential neighborhood. Please be respectful of our neighbors.
• Unauthorized parties, events, or excessive noise may result in immediate termination of your stay without refund.
• Violations may result in charges of up to $2,000, in addition to any damages, cleaning, or other costs incurred.
Quiet Hours

• Please keep outdoor noise and music to a minimum during these hours.
Pet Policy
• Dogs weighing 30 pounds or less are welcome with a $75 non-refundable pet fee.
• Dogs over 30 pounds require prior approval from the host before booking.

• Cats are not permitted on the property.
• Pets are not allowed on beds, couches, chairs, or other furniture.
• Additional cleaning fees may be charged if excessive pet hair is found on bedding, linens, furniture, rugs, carpeting, or other areas requiring specialized cleaning.

• Dispose of trash in the designated outdoor containers.
• If your stay includes Sunday night, please roll the trash container to the street for Monday morning pickup.

• Excessive cleaning beyond normal turnover may be billed at $150 per hour.
Lockbox & Property Access
• Backup lockboxes are available in the event of smart lock failure.

Well Water & Septic System
• This home is serviced by a private well and septic system.
• The water is safe, clean, and regularly maintained.
• Please be mindful of water usage, especially with larger groups. Running multiple showers, laundry loads, and other high-water-use appliances simultaneously may temporarily reduce water pressure.
• Please flush only toilet paper.
• Do not flush wipes, paper towels, feminine hygiene products, or other materials that may damage the septic system.
• During freezing temperatures, please leave one faucet dripping overnight to help prevent frozen pipes.
