"Lake Norman Tuscan Villa" is a lakeside Curated Vacation Signature Property. The property offers a private boat dock + jet ski lift, a Grill, a Fire PIT, & HOT TUB. Fully loaded converted GAME ROOM, PS4 game console, and 3-level home with maximum space for your guests! This vacation home has something for every guest! Set on the desirable Lake Norman, Tuscan lakeside is THE adventure spot for adventure enthusiasts or for the more laid back, grilling, fire pit, & 4 person hot tub. There is truly something here for the whole family / group to enjoy!

The Space:
From the moment you walk inside, you step into old world Tuscany. From the tasteful Tuscan lake furnishings, featuring; green moss and photos of Tuscany, Italy throughout. For the refined, laid back guest enter into old world Tuscany by sitting back on the outdoor patio chairs on the covered porch overlooking the lake views. Guests will enjoy the home's many indoor features, as well as the outdoor ones. The FULLY loaded GAME ROOM features: a ping pong table, pool table, basketball net, darts, air hockey, and human size JENGA. Also, the owners added PS4 game console and an 85" HD TV with surround sound entertainment system downstairs in the 2nd living room. There is even a mural painted by a local artist's showcasing Tuscan, Italy's lakeside!

Every feature of this home has been done with guest's enjoyment in mind. You and your guests will surely rave about this vacation home and want to return back year after year.

Guest Access:
A door code will be provided the day prior to your booking arrival date on your booking platform. If you booked directly thru our site, an email will be sent to your email address entered at the time of booking. Do not hesitate to reach out to us if for some reason you can't access. For guest safety and security, we will not give out the code to any guest not on the booking confirmation.

The Neighborhood:
PLEASE BE ADVISED: upon booking your stay at this rental home, ALL GUESTS entering the home "acknowledge and agree" to abide by the following house & neighborhood rules:

OUR HOUSE & NEIGHBORHOOD RULES:

1. STRICT QUIET HOURS: 
This home is located in a private, quiet, and family- friendly neighborhood with neighbors on either side. Our strict quiet hours start at 9:00 PM (EDT). No (loud)  outdoor music is allowed at any time, and no music (outdoors) after quiet hours. Please be mindful of (loud) conversations when outside the home and we ask you to keep the music / noise indoors to a min, after quiet hours. Thank you for your cooperation, as it helps us to remain a vaca rental home that guests, like yourself, can return to year after year!

2. NO PARTIES OR EVENTS ALLOWED:
This neighborhood strictly prohibits it. Unfortunately, If a party is discovered or an event (we have neighbors on either side & the neighborhood IS regulated) we will have to terminate your stay with No refund given, as it goes against our policy as well as Airbnb's Newest Policy regulating parties / large gatherings, of any kind.

3. PET- POLICY: 
We have a one time pet fee, due at the time of booking of $125/per pet, per stay. We allow up to 2 house trained pets ☆ Please Notify us if you intend on bringing animals. If a Pet was noted on the premises  without prior approval, guest may forfeit their security deposit of $750. Our in-house cleaner lets us know each pet visit, as well as our outdoor cameras capture footage. (Please Note: there are NO cameras inside the home as we respect guest's privacy)

4. SMOKE FREE:
No Smoking is allowed. Please Do Not smoke within 10 ft of the home. We ask you to dispose of your cigarette butts accordingly. Any trace of smoking (of any kind) found or non-disposal of cig butts will forfeit a guest's refundable security deposit. Thank you for helping us to continue to offer a smoke-free rental.

5.  BOAT RENTALS:
We recommend calling in advance if you plan to rent a boat. We do not assist with boat or jet ski rentals, but have a preferred pontoon boat rental  (Jake @ Ph: (  ) Boat rentals do book up on weekends & in summer months well in advance, so book early!

6. Max parking for up to 8 vehicles total. There are ropes blocking the yard so please keep off grass and keep cars in drive. No parking in road or in neighbors driveways at anytime.

Important Notice for Guests During Winter Weather:
Please be aware that accessing this rental may be challenging during snow or ice conditions. Exercise caution and plan accordingly. Consider equipping your vehicle with appropriate winter tires and check local weather updates before your visit. Your safety is our priority, so take necessary precautions to navigate winter conditions. If you have any concerns or questions, feel free to reach out for assistance.
