We had the most incredible stay at Villa Oceana. The house is absolutely beautiful and just steps away from the stunning tide pools — the perfect backdrop for our daughter’s intimate beach wedding. We hosted the dinner reception in the backyard and ended the night with a magical dance party under the ranchito. It truly felt like a dream.Michelle, the host, was wonderful — warm, responsive, and incredibly helpful throughout our stay. She made everything easy and ensured we had everything we needed.The home itself is spotless, spacious, and thoughtfully designed. Our personal chef loved the kitchen — everything was clean, organized, and perfect for preparing our wedding dinner.Villa Oceana exceeded our expectations, and we’re so grateful for the unforgettable memories we created here. Highly, highly recommend this special place.

Peaceful & Remote

Excellent accommodations for a large group gathering. The pool is centrally located and is the focal point of activity...especially with kids! The house was comfortable and the daily cleaning crew did a very thorough job. The house is steps from a small beach with tidal pools; although, you have to walk a bit to find an area to swim.

Spacious Retreat

The pics of this property do not do it justice. This place is HUGE. We have 6 kids and each kid was able to get their own bed. My wife and I took the suite upstairs and this was the perfect space for just us at the end of the day. The pool was a homerun for our family......was used at all times of the day. Please note hot tub that is advertised does not have hot water. Believe it or not but it was to cold to go in as it sits in the shade all day long. Landscaping of property was super cool as there are many various tropical plants. Location of property was away from the traffic of Santa Teresa which was very nice. To walk to the swimming beach was only a 10 minute walk....which was a really beautiful walk BTW! Final thing worth mentioning is that Florencia the property manager was amazing at responding to any question we threw her way. She was always very quick with her response. Would highly recommend this property!

Just a Few Issues

This house is in an ideal location on a less traveled road in the busy Santa Teresa area. It's access to the beach could not be better. And its an incredibly spacious house, if a bit over the top for our personal style preference. A few issues to note: the outdoor shower does not work, so its hard to rinse off the sand when returning from the beach: the kitchen has no hot water; the outdoor jacuzzi does not work; the grill has a broken starter (we could not grill our dinner the first night as planned and only could get it started after our son-in-law bought a lighter and got it started a few days later). Florencia, our property contact was not especially helpful with any of the issues we contacted her about . Although to her credit when we had an issue with one of the safes in the room not unlocking she was right on top of it and had someone over to fix in in just a few minutes. We did have a very enjoyable stay with our family but one would expect an upscale property like this to have everything working.

If you enjoy several bats flying inside your rental every night this is the house for you

We’ve stayed in Vrbo’s around the world and I’ve never left a negative review. Every night we had bats flying around inside the house pooping everywhere, we were not allowed to use the laundry the landscaping was overgrown and the house keepers were some of the rudest people we’ve ever dealt with. We ended up leaving the property three days early because of the situation and were not refunded any money. I wish I could leave a great review as the property manager was very gracious but this was the worst experience I’ve had with VRBO. Dr D

Spacious home in mellow Mal Pais

My husband, two adult daughters, mother-in-law and I spent 2 weeks at Villa Oceana over the Christmas/New Year holiday. The home forms a horseshoe shape around a lovely pool, with lots of space to spread out and relax. Very comfortable with a well equipped kitchen and comfortable living spaces. The beach is about 50 yards from the house, with beautiful low tide pools., and perfect location for sunset viewing. Surfing on Playa Carmen is about a 20 minute beach walk. One item to note: the rooms in the home are at different levels, which was difficult for my 84 year old mother-in-law to navigate.

Great location in Mal Pais!

Spacious property with room for all 13 of us to spread out. The cleaning, security and concierge staff were excellent. A+ customer service!! We especially enjoyed Chef Andrea’s cooking. She was recommended by the concierge. We enjoyed all of her great meals-but the ahi and poke’ were amazing!

A beachside paradise

What an incredible find! This beautiful house sits right on a gorgeous beach, and is just a few minutes walk to a thriving surf town with great restaurants and plenty of services. The house itself is large and roomy, with a fantastic pool at the center of it all. Very blissful.

This property is everything that it is said to be. It is a beautiful home with lots of space for each group in our party. The rooms and bathrooms have ample space and are very open. The kitchen is huge and has everything you could need, the living spaces are huge and very comfortable. We enjoyed the pool most days but preferred the beaches. The pool jacuzzi is a whirlpool at pool water temp (86). There is a nice jacuzzi tub upstairs. Kenya, the daily housekeeper, made sure that every room, bathroom, kitchen, and outdoor space was completely clean each day. It was so kept up and clean floors that it just felt right to leave the sandals at the door. She is sweet. Any need that we had, inside the property or for out and about, Fiona the concierge, was very ready to help. It is a fabulous home and property and we would recommend this as a beach home to stay at.

Absolutely amazing and perfect!!

We cannot say enough good things about Villa Oceana! Pictures did not do this beautiful house and property justice....it is even more incredible in person. From our concierge, Laura, to the full time housekeeper (who mopped 7000 sq feet of house daily! Wow!) to the night security watchman.....we felt very well taken of during our whole weeklong stay. Laura was available by text or phone for anything that we needed to suggesting and booking excursions....we did horseback riding and a deep sea fishing trip as well as suggesting restaurants and grocery stores and all of her suggestions were spot on! The architecture and attention to detail in Villa Oceana was just amazing and we kept discovering beautiful little areas of the house and landscaping through out our stay there. We walked out to the beach every morning to collect sea shells and pretty rocks as well as in the afternoon to enjoy the beautiful sunset. The Instagram app for room service was awesome as well......we were able to order in from any restaurant in town and someone delivered it to us within 30 min every time!! You can’t even get that in the US! We were very impressed with every aspect of our stay at Villa Oceana and would give it 10 stars if we could!
