  • Rathden in Crackenback Resort is a well-appointed one-bedroom apartment designed for relaxed mountain stays, with a sunny north-east aspect that fills the space with natural light throughout the day. Thoughtfully furnished and laid out all on one level, it offers an easy, comfortable base for couples or small groups looking to enjoy the Snowy Mountains in every season.

    The open-plan living area is anchored by a real fireplace, creating a welcoming space to unwind after a day outdoors. Large windows frame leafy resort views, while reverse cycle air conditioning ensures year-round comfort. A wall-mounted fold-down queen bed adds flexibility, making the apartment ideal for extended stays or additional guests without compromising on space.

    The full kitchen is equipped with modern appliances and everything you need to prepare meals at your own pace. A separate laundry adds convenience, particularly for longer holidays, and the dedicated parking space makes arrivals and departures simple.

    Located within the Crackenback Resort, Rathden gives you access to all resort facilities while retaining the privacy and independence of your own apartment. It suits guests who appreciate practical comfort, a sunny outlook, and easy access to alpine activities, dining, and nature.

    Important Information:

    • Private Accommodation: Please note, Rathden is privately managed, and therefore does not offer hotel-style services like on-site housekeeping or replenishments of items such as pillows, blankets, or TVs. If you require these services, we recommend booking a hotel instead.

    • Check-In Time: Check-in is after 4pm, and unfortunately, we cannot accommodate early arrivals. If this is unsuitable, we kindly ask you to consider alternative accommodation.

    • Travel Insurance: We strongly recommend purchasing travel insurance, even for domestic holidays. Travel insurance can cover a range of issues, including trip cancellations, lost luggage, medical expenses, and unforeseen disruptions like COVID-19 amendments. It`s a valuable way to protect yourself during your adventures.

    Two minute drive from the Bullocks Flat Ski-tube station which takes you directly to Perisher in fifteen minutes during winter.

    Fifteen minute drive to Thredbo, and fifteen minute drive to Jindabyne.

    A quick drive to many popular local attractions including the Wild Brumby Distillery, Crackenback Farmhouse, and the Pender Lea Horse Riding facility.

    Mountain Bikers are spoilt for choice with direct access to the famous Thredbo Valley Track, a fantastic 35km single-track ride from Thredbo to the Gaden Trout Hatchery.

    Please take a moment to review the important information provided in the `Things to know`
    section located at the bottom of the listing. It covers House rules, Health and safety
    considerations, and the Cancellation policy.

    Keep in mind that all bookings are subject to the Rental Agreement, which can be found in
    the House rules section (you might need to click `Show more`).

    To ensure a smooth booking process, please make sure your ID is verified by Airbnb before
    attempting to book. If you can only send a `Request to Book` and are unable to Instantly
    Book, it may mean that your ID verification is pending. To verify your ID, simply follow the
    steps in your Airbnb profile. Once your ID is verified, you`ll be able to Book Instantly.

    Unfortunately, we will not be able to accept bookings from guests with previous negative
    reviews.
    RENTAL AGREEMENT

    1. Agreement
    You must agree to these terms before making a booking.
    This Rental Agreement (Agreement) becomes binding upon booking.
    Breach of the conditions within this Agreement is grounds for termination of the booking and the Rental Party will be required to vacate the Property immediately.

    2. Booking
    The “Booking” is a record of information and contains guest details, booking dates, costs, and other information. The Booking may be stored by a third-party online travel agency (OTA) or by Alpine Property Management Pty Ltd (Property Manager).
    Bookings are made through an OTA, such as Airbnb, or directly through the Property Manager via telephone, email, or website.

    3. Parties
    This Agreement is made between:
    the person(s) making the Booking, hereafter referred to as “Guest”, and the Home Owner hereafter referred to as “Host”.
    The “Rental Party” is comprised of the Guest and the persons indicated in the Booking (Members). Only those specified in the Booking are considered Members of the Rental Party, all other persons are considered “Unauthorised Guests”.
    The Guest is responsible for ensuring that every Member of the Rental Party is recorded in the Booking.
    Unauthorised Guests are not permitted to stay overnight or sleep at the property.
    The total amount of people in the Rental Party will not exceed that outlined in the Booking.
    The Guest agrees to be solely responsible for their own actions and any actions of Members of the Rental Party.

    4. Property Manager
    The Host receives some assistance from a Property Manager for some elements of the Booking, such as cleaning and communication with the Rental Party. All enquiries regarding the property should be directed to the Property Manager `Alpine Property Management`.

    5. Property
    The property address is provided in the Booking (the “Property”).
    For the purposes of this Agreement, the Property includes the building itself, along with all fixtures and furnishings within the building or on the property grounds.

    6. Rental Period
    The check-in and check-out days are those indicated in the Booking.
    The “Rental Period” begins at 4:00PM on the check-in day and ends at 10:00AM on the check-out day of the Booking.

    7. Costs
    The nightly rate, other fees and charges, and security deposit are set out in the Booking.

    8. Security Deposit
    A security deposit of $500 is required for all bookings.

    This deposit is processed as a pre-authorisation (hold) on the Guest’s nominated credit card on the day of arrival. This is not a charge and no funds are withdrawn at that time.

    The pre-authorisation will be released following departure, provided that no damage, additional cleaning, missing items, or other breaches of this Agreement are identified during post-stay inspection.

    The Guest is responsible for ensuring that sufficient available funds are present on the nominated credit card at the time of pre-authorisation. Failure to provide a valid pre-authorisation may result in cancellation of the Booking or denial of access to the Property.

    Where costs are incurred due to damage, additional cleaning, or breach of this Agreement, the Host reserves the right to claim against the security deposit and/or charge the Guest for any additional amounts exceeding the deposit.

    9. Termination
    The Rental Party will vacate the premises at the expiration time of the Rental Period.
    The Host and Property Manager has the right to inspect the premises at any time. Should the Rental Party violate any of the terms of this Agreement, the Booking will be terminated immediately in accordance with the law. The Rental Party waives all rights to process if they fail to vacate the premises upon termination of the Booking.

    10. Damage and Cleaning
    The Rental Party will use the premises only in a careful and lawful manner.
    The Rental Party will leave the premises in clean and undamaged condition.
    The Guest will immediately notify the Property Manager of any damage to the property.
    The Guest will pay for any cleaning required after their stay and for any repairs for damage occurring to the Property during the Rental Period.
    The Guest agrees that the Host will be entitled to remuneration for any costs associated with cleaning or repairs for damage caused by the Rental Party without constraint.

    11. Rubbish
    The Rental Party will appropriately dispose of all waste generated during the Rental Period as directed in the Booking

    12. Pets
    No animals or pets of any kind will be brought onto the Property.

    13. Parking
    Parking is only allowed as directed in the Booking.

    14. Subletting
    The Property will not be sublet.

    15. Quiet Enjoyment
    The Rental Party will behave in a civilised manner and respect the rights of the surrounding property owners and/or guests.
    The Rental Party will not create noise or disturbances likely to disturb or annoy the surrounding property owners and/or guests.
    Quiet hours are between 9PM and 8AM every day.

    16. Emergency
    For medical or fire emergency dial 000, for all other issues contact the Property Manager.

    17. Smoking
    Smoking is not allowed inside the Property.
    All cigarette butts and ash will be disposed of in an appropriate receptacle.

    18. Liability
    Members of the Rental Party hereby indemnify and hold harmless the Host and Property Manager against any and all claims of personal injury or property damage or loss arising from use of the Property regardless of the nature of the accident, injury or loss.
