House Rules & Guest Regulations

To ensure the comfort, safety, and respect of all guests and neighbors, we kindly ask you to follow these important rules:



We have been informed by the Watersong Community management that a Gray Nissan (FL Tag# IR34IP) currently parked at the Watersong Clubhouse is in violation of community parking rules and is subject to towing within 24 hours if not moved.



Please be advised that clubhouse parking is strictly for amenity use only, and currently, it has been confirmed that amenities are not being used. Overflow parking is not permitted within the community. Vehicles must be parked in the driveway or garage only. Parking on the sidewalk, grass, or driveway aprons is prohibited.



If you need to park elsewhere, there are large parking areas before the bridge to the gates, on both the left and right side of the entrance. However, please note that this area is not owned by Watersong, and parking there is at your own risk.



🚨 Important: If this vehicle belongs to you or anyone in your party, kindly move it immediately to avoid being towed at your expense.

If towed, you will need to contact H&H Towing at 407-705-7114.

Optional Add-Ons for Your Enjoyment

- BBQ Rental: $115 including cleaning and propane for the duration of your stay.



Pool Heater:

Pool heat is available for $45 per night plus tax and must be added for the entire stay.

Please note, we turn the heat on one day prior to arrival, as it takes up to 24 hours to reach the maximum temperature.



🌡️ Pool & Spa Heating – Important Information (Winter Months)

Our homes use electric heat pumps to warm the pool water. Heat pumps work by pulling warmth from the outside air, so their performance depends heavily on outdoor temperatures.



How This Affects You:

✅ Best Performance: Heat pumps operate most efficiently when outdoor temperatures are above 60°F–70°F.

⚠️ Reduced Efficiency (Below 50°F–55°F): As temperatures drop, the heater runs longer and may spend more time in defrost mode instead of actively heating the water.



❄️ Cold Weather Limits:

Standard heat pumps may automatically shut off around 50°F.

Low-ambient models may continue operating down to approximately 37°F–40°F, but heating performance will be significantly reduced.

Because we do not control the outside weather, we cannot guarantee a specific water temperature during cold fronts or unusually chilly periods.



💧 Pool Heat Policy

Pool heat is optional and must be added prior to arrival.

Pool heat fees are non-refundable, even if outdoor temperatures prevent the water from reaching typical comfort levels.

During colder months, please understand that the water may feel warm compared to the air but may not reach summer-like temperatures.



🛁 Spa Heating (Shared System Homes)

For homes where the spa shares water with the pool:

The spa will only heat if pool heat has been purchased.

If pool heat is not added, the spa will not heat separately.

The spa is designed to heat temporarily while in use and then return to pool temperature.

We want to be fully transparent so you can make the best decision for your stay. If you are visiting during winter and expect very hot water regardless of weather conditions, a heat pump system may not perform like a gas heater would.

Propane BBQ Grill:

A propane BBQ grill is available for $115, which includes the propane tank.



You'll have exclusive private access to the entire villa during your stay, which includes six bedrooms, four full bathrooms, and one half bathroom. You can use the fully equipped kitchen and dining area, the comfortable living room and loft, the game room with a pool table, and the private screened-in pool and spa with an outdoor lanai. Laundry facilities with a washer and dryer are also available. Parking is provided in the driveway for up to two vehicles. Additionally, you'll have complete access to the Watersong Resort amenities: the clubhouse with lounge, computers, and TV area, the resort-style swimming pool and sundeck, the fitness center (access card required), the playground, basketball court, and walking trails, plus the beautiful natural conservation areas. The fitness center access card is provided in the villa. Please return it before checking out to avoid a $50 lost card replacement fee. Note that clubhouse parking is only for daytime visitors; no overnight parking is permitted.
