As our guest you will have full and exclusive access of our home. This includes three levels of living space, private garage and driveway, back patio, and fenced yard. Our home has a self check-in electronic lock with keyless entry, so should you arrive later in the evening, you have total flexibility to access the unit without worrying about keys during your stay.
We do not live on site, therefore, while we do our best to ensure we provide as much of the comforts of home as possible, we may not always know if something is missing or damaged. If you notice anything missing or in need of repair, please let us know so we can make things right.

✦HOST INITIATED VERIFICATION✦ We are an API-connected software host, which means that in accordance with Airbnb’s terms of service, we are permitted to implement “offline fees” to collect a security deposit outside of the Airbnb platform. All requirements are clearly communicated and handled securely through our trusted guest portal.
✦ We have a verification process in place for all reservations. A $500 security deposit will be collected prior to check-in. This deposit is simply a pre-authorization and will be automatically released after check-out (provided there are no damages, missing items, etc.). A signed short-term rental agreement along with a valid ID is also required prior to your stay.
✦NO AIR- CONDITIONING✦ This unit does not have air conditioning. AC is not common in Edmonton homes. The city`s climate typically doesn`t require it, however, it may get warm on occasion, therefore fans are provided for your comfort. PLEASE DO NOT book this unit if you are sensitive to heat.
✦EARLY CHECK-IN or LATE CHECK-OUT✦ We are strict on check-in and check-out times due to cleaning needs, but we allow a 1-hour flexibility with 24-hour notice. A $35 fee applies for early check-ins or late check-outs, subject to approval, as its not always possible. If the home is ready sooner, we`ll notify you.
✦LOST OR FORGOTTEN ITEMS✦ Please be advised that we cannot assume responsibility for personal belongings left behind after your stay. We recommend thoroughly checking the property before departing. Items left behind will be stored for 14 days and then either donated or discarded. Coordinating pickup or delivery of forgotten items will incur a fee.
✦MAIL & PARCELS✦ We do not have access to a mailbox at this property. Please do not use our address for receiving mail. If you require postal service, please connect with a local post office to find out about renting a post office box. For bigger parcel deliveries, ensure door drop-off or depot pick-up.
