## House Manual – Private 2-Bedroom Basement Suite

Welcome to our **brand-new, spacious 900 sq. ft. private basement suite**. We hope you have a comfortable and relaxing stay. Here is everything you need to know about the suite.
Parking & Entrance

Please park your vehicle in the **designated parking spot on the left side of the parking pad**. From the parking area, use the **sidewalk on the right side of the house** to reach your **private basement entrance**.

Use the personal door code provided through Airbnb to unlock the smart lock. The basement suite has its **own separate entrance**, so you can come and go independently.

### Inside the Suite

Once you go downstairs, you’ll enter a bright and spacious living area. The suite has large windows that bring in plenty of natural light.

The **living room** includes a stylish feature wall, **large TV, comfortable sofa bed, and dining area**. The sofa converts into an additional bed when needed, making the suite convenient for families and larger groups.

The **open-concept kitchen** is located to your left and includes a refrigerator, dishwasher, and everything provided for your comfortable stay. A large dining table gives you plenty of space for meals.

At the far end of the kitchen, **next to the refrigerator**, you’ll find the **full bathroom**.

### Bedrooms

The suite has **two spacious bedrooms**.

The primary bedroom features a **king-size bed, crib, feature wall, closet, large window, and blackout curtains** for a comfortable and restful sleep.

The second bedroom features a **queen-size bed, closet, window, and blackout curtains**.

### Laundry

When you reach the bottom of the stairs, you’ll find the **laundry room on the left**. A private **washer and dryer** are available for guest use, making the suite especially convenient for extended stays.

### Wi-Fi & Entertainment

The suite includes **Wi-Fi and a large TV** in the living room. Your Wi-Fi information and smart-lock entry code will be provided through Airbnb before check-in.

### Location

The property is located in a peaceful and convenient Leduc neighborhood. A **pond, park, green space, and walking trails are just steps from the house**.

Everyday amenities including **Tim Hortons, McDonald’s, Domino’s, Shoppers Drug Mart, grocery shopping, restaurants, and a gas station are within walking distance**.

**Walmart, downtown Leduc, and Telford Lake are approximately 3–4 minutes away**, while **Edmonton International Airport and Premium Outlet Collection are approximately 7 minutes away**.

### Security

For guest and property security, the property has **exterior security cameras monitoring outdoor areas**, including the entrances, front/parking area, garage area, and backyard. **There are no cameras inside the suite.**

### Before Checkout

Before leaving, please:

- Turn off all lights.
- Close all windows.
- Place used dishes in the dishwasher.
- Take your garbage outside to the large garbage bin.
- Make sure the entrance door is securely locked.
