Recently renovated and thoughtfully designed for comfort, this spacious three-story home is perfect for multiple families or a large group of friends. With six bedrooms, two living rooms, and space to sleep up to 12 guests, there’s room for everyone to relax and recharge. Guests love the wood-burning fireplace, wraparound porch with a picnic table, private pond with a dock, hot tub, fire pit, and flat grassy lawn that’s great for kids or yard games. Roku TVs are available in nearly every room, and there’s a full-size washer and dryer on the top floor for added convenience. Just minutes from downtown Ellicottville and both Holiday Valley and HoliMont, this home offers privacy without sacrificing access to everything the area has to offer—including skiing, hiking, dining, and more.

This recently renovated, three-level home was thoughtfully designed with families and groups in mind. Whether you're traveling with two families or planning a getaway with a large group of friends, the layout offers the perfect combination of shared spaces and private retreats.
You’ll enter through the ground-level mudroom—a functional and welcoming space equipped with cubbies, coat hooks, and wall-mounted ski racks. It's the perfect landing zone after a day on the slopes. Just beyond, the lower level opens up into a cozy living room with a large sectional and Roku TV, ideal for movie nights or relaxing after a long day outdoors.
This level includes a bunk room with four full beds, offering a fun and practical sleeping arrangement for kids or teens. Nearby, a private king bedroom provides a more peaceful retreat. A full bathroom is conveniently located off the lower living area to serve both rooms and any guests enjoying the downstairs common space.
Head upstairs to the main floor and you’ll find the heart of the home. A spacious kitchen flows into a dining area large enough for shared meals, game nights, or casual mornings with coffee. Just off the dining area, the living room centers around a wood-burning fireplace—perfect for cozy evenings in every season. A half bath is tucked just off the main living space, and the king bedroom on this floor includes its own private ensuite for added comfort and convenience.
On the top floor, you’ll find two more inviting bedrooms, perfect for families or kids. One room features a queen bed alongside a cozy twin, while the other offers a queen bed and a bunk bed with two twin mattresses—a great setup for cousins, siblings, or friends to share. Guests also have access to a detached two-car garage and plenty of space to park in the driveway.

This home is in a prime location—set on a private hill just off Route 219, but only 2 minutes from the center of Ellicottville. You’re incredibly close to all the spots that make this area a year-round destination. Holiday Valley is just down the road, so it’s easy to hit the slopes in the winter or enjoy the pools, golf course, and Sky High Adventure Park in the summer. HoliMont is just as close, giving you quick access whether you're a member or coming for a day on the mountain.
Downtown Ellicottville—filled with locally loved restaurants, boutique shops, breweries, and coffee spots—is right around the corner. Whether you're heading in for dinner, drinks, or to browse the weekend farmers market, you can be there in minutes.

Getting Around:
This home is conveniently located just off Route 219, making it easy to get wherever you need to go—no backroads or winding hills to navigate. You’re just a 2-minute drive to the heart of Ellicottville, and under 5 minutes to both Holiday Valley and HoliMont.
While you could walk into town in warmer months, we recommend having a car—especially if you plan to ski, golf, or explore the surrounding area. The driveway offers plenty of parking for multiple vehicles, and the detached garage is available for guest use during your stay.
Other Things to Note:
Absolutely no parties are allowed. A “party” is defined as any occupancy above the maximum of 12 guests. Please be respectful of the town’s noise ordinance and mindful of noise levels at all times. Guests will be responsible for any fines issued by the town for violations, and we reserve the right to ask you to leave if a formal complaint is filed.
The pond is swimmable and makes for a peaceful place to cool off in the summer. Please note it’s swim-at-your-own-risk, and there is no fence around the pond, so children must be supervised at all times.
The hot tub is professionally serviced between every stay, so you can relax knowing it’s clean, fresh, and ready to enjoy year-round.
We provide plenty of firewood, and if you start running low during your stay, just send us a message—we’ll be happy to bring more.
