In the pedestrian heart of Florence, in Via della Conducta a stone's throw from Piazza della Signoria and Ponte Vecchio, a very central apartment on the top floor of a typical Florentine building. Arranged on two levels and overlooking a lively neighborhood with restaurants, typical clubs and characteristic shops, it can accommodate up to 3 people in 2 bedrooms and 1 bathroom: the ideal base for those who want to experience Florence on foot, with the main attractions just a few meters away.
An apartment of about 65 m² on two levels, designed for a maximum of 3 guests. On the first level: a single bedroom and a bright living area with sofa, dining table, television and well-equipped kitchenette. On the second level, accessible via a spiral staircase, the second double bedroom and a bathroom with shower. To welcome you will find a courtesy kit (shampoo, soap, toilet paper) for the first needs.

Good to know: The apartment is located on the top floor and is on two levels connected by an internal spiral staircase. Upon arrival you will find a courtesy kit for the first needs. The apartment is in a Limited Traffic Zone (ZTL): if you arrive by car, write to us first and we will tell you where to park.

Welcome! To make your stay pleasant for you and for those who arrive later, we ask you to read this little practical information. By booking the apartment, you accept the following.
Check-in and check-out
Check-in: from 14:00 to 20:00, by appointment. We ask you to let us know your arrival time in advance, so as to better coordinate us. Check-out: by 10:00 a.m. Check-in after 20:00: possible subject to the availability of our staff, with a supplement: 50€ until 22:00 · 80€ from 22:00 to midnight · 100€ from midnight to 02:00. Check-in after 02:00 is not possible.
Guest registration (legal requirement)
Italian law (art. 109 TULPS — R.D. 773/1931) requires us to communicate the identity of all guests to the public security authority. Upon check-in, we will then ask you for a valid identity document for each guest (for foreign guests, a passport). Without this data, we cannot deliver the accommodation to you. This is a requirement for all accommodation facilities in Italy: we record data only for the purpose of public security control.
Tourist tax
The City of Florence applies a tourist tax of 6.00€ per person per night, for a maximum of 7 consecutive nights. Minors up to 12 years old are exempt. (To be paid at check-in/already collected from the platform — adapt according to the booking channel.)
What is included in the rate
Air conditioning, heating, electricity, water, bed linen and towels, use of the washing machine.

Coexistence and neighborhood
The apartment is located in a residential building, so:
No parties or events are allowed. We ask you to respect the silence after 23:00 and avoid slamming doors. Smoking is prohibited inside the apartment. Any additional guests other than those indicated in the booking must be agreed with us in advance.
Heating and air conditioning
Heating: as required by national legislation (D.M. 383 of 06/10/2022), for the City of Florence, the system can be turned on from November 8 to April 7, for a maximum of 11 hours a day, with a temperature adjusted between 19 °C and 21 °C (tolerance included). Air conditioning: to reduce consumption and respect the environment, we ask you to use the air conditioner responsibly, maintaining a temperature of 19—21 °C and turning it off when you leave.

Keep your keys carefully. In case of loss or failure to return, for security reasons it will be necessary to replace the lock, with a charge of 50.00€.
Overtime interventions
For urgent interventions made necessary by improper use by the guest and requested outside office hours (22:00 — 08:00), a fee of 100.00€ will be applied.
Danni
If anything breaks or stops working, let us know: we'll check it out. No problem with minor inconveniences — we only ask for transparency.
Parking and ZTL
The apartment is located in the Limited Traffic Zone (ZTL), reserved for residents: it is not possible to park freely on the street without incurring a fine. There are two options: a paid private garage in the immediate vicinity (convenient but more expensive), or a car park outside the center (cheaper), from which to reach the apartment by public transport. If you arrive by car, contact us first: we will show you the best solution.
