Fortezza Cozy and Quiet Flat

A cozy 40-square-meter apartment for 4 people, located on the 1st floor (no elevator) of a historic Florentine building in good condition. The property is located in the Piazza Indipendenza neighborhood (ZTL), in the city center, and enjoys a strategic location, being less than a 10-minute walk from the Santa Maria Novella train station and just a stone’s throw from the Fortezza da Basso, where Pitti and many other events take place.
The apartment consists of a kitchen, living room, bedroom, and bathroom.

The interior layout is as follows:
- KITCHEN (not for living in) with a gas stove (4 burners), refrigerator with freezer, moka pot, dishwasher, electric kettle, oven, microwave, wine glasses, and various kitchen utensils;
- LIVING ROOM with dining table, TV, and double sofa bed;
- BEDROOM with double bed and clothes rack;
- BATHROOM with shower stall (raised), sink, bidet, and toilet.

ADDITIONAL AMENITIES AVAILABLE TO GUESTS: Wi-Fi, air conditioning (split system in the living room and bedroom), washing machine (in the bathroom), independent heating, iron and ironing board, clotheslines at the window, and hairdryer.
A crib is available upon request and subject to availability.

Guests will have full access to all areas of the house, and there are no shared spaces.

The operation of air conditioning and heating systems is subject to compliance with current Italian regulations (Presidential Decree No. 74 of April 16, 2013, and Ministerial Decree No. 383 of 6.10.2022).
Estat: The average air temperature must not be lower than 26°C for all types of buildings.
Winter: The weighted average air temperature must not exceed 19°C. The heating season and the daily operating hours depend on the climate zone defined by the regulations.
Florence Climate Zone D: 11 hours per day from November 8 to April 7.

Please note that check-ins outside the indicated hours must be arranged directly with the property and are subject to the following surcharges:
between 9:00 PM and 11:00 PM >> €25;
between 11:00 PM and midnight >> €30;
after midnight >> €40.

The apartment is located in the Piazza della Indipendenza neighborhood, where an antiques market featuring furniture and vintage items is held one Sunday a month. The area offers a wide range of amenities, including bars, restaurants, supermarkets, and pharmacies. Among the restaurants in the immediate vicinity, we particularly recommend “Le Fonticine” on Via Nazionale and “Zà Zà” in Piazza del Mercato.
All major tourist attractions are easily accessible on foot in just a few minutes, and the Santa Maria Novella train station is just a short walk from the accommodation.
