Some homes make you work for the good part. This one hands it over on the way in — three stories of glass and clean lines, a main level that runs kitchen to living room without a wall in the way, and palm tops swaying just past the sliders.

Palm Perch sits in Victoria Park, the quiet, tree-lined grid tucked between downtown Fort Lauderdale and the ocean — close enough to walk to dinner, far enough that mornings start slow. The main floor is where the group naturally collects. A long island with bar seating anchors the fully equipped kitchen, so one person can cook while everyone else leans in with a coffee — there's a little coffee bar set up for exactly that. Dining for six sits a few steps away, and the living room takes over from there with deep, comfortable seating and enough space that nobody's claiming a spot early. A dedicated laundry room handles the practical side of a longer stay.

Step outside and the pace changes. The paver-lined yard is framed by palms and privacy walls, with a pool at the center and deck space for towels, loungers, and a long afternoon of nothing in particular. A BBQ grill is a few steps off for burgers after a beach day, and there's lawn enough for a round of giant Jenga when the group turns competitive. This outdoor space is shared with the twin home next door — a plus when you've booked both, and an easy coexistence when you haven't. Upstairs, your own balcony offers the quieter version: a full outdoor sofa, coffee at eye level with the palm fronds, and the downtown skyline glowing off in the distance once the sun drops.

Sleeping arrangements ask nothing of anyone. Four bedrooms, four attached full baths, no negotiating. Three rooms are anchored by king beds with private ensuites — walk-in showers, clean marble, and one with a freestanding soaking tub for the end of a long day. The fourth is the room the kids will call first: two twin-over-twin bunks sleeping four, with a full bath of its own. Ten guests spread across three floors, with room to be together and room to disappear.

The neighborhood earns its keep. Las Olas Boulevard — galleries, boutiques, and some of the best dining in the city — is under a mile south, an easy walk or a two-minute drive. Holiday Park sits a few blocks up with tennis courts, ball fields, and shaded paths for a morning run. Downtown and the Riverwalk are about ten minutes on foot or five by car, putting the Broward Center for the Performing Arts, the Museum of Discovery and Science, and the water taxi dock all within reach. Fort Lauderdale Beach and Las Olas Beach are a five-to-ten-minute drive east, with Hugh Taylor Birch State Park just past them for mangrove trails and a quieter stretch of sand. Bonnet House Museum & Gardens makes for a good slow morning, and there's a grocery run half a mile out when the cooler needs restocking. Fort Lauderdale-Hollywood International is roughly fifteen minutes away, which makes the trip easier on both ends.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.
