The Cocoonr Agency is pleased to offer this magnificent villa in Porticcio, just a few metres from the beaches and all amenities, with sea views and accommodation for up to 10 guests. It comprises a main house (130 m²) with 3 bedrooms, a living/dining room, a fully fitted kitchen and two shower rooms, as well as a self-contained flat (50 m²) with 2 bedrooms, a living room, a fully fitted kitchen and a shower room. You’ll also enjoy the private swimming pool and the garden, which covers approximately 2,500 m². Bed linen and towels are included. We’re just waiting for you!

To celebrate Christmas just like at home and unwrap your presents under the tree, we can arrange cosy decorations in warm, inviting colours to ensure you have a stay worthy of the occasion, for €120.

The villa is fitted with a timer that controls the air conditioning in the bedrooms, which operates between 11.00 pm and 8.00 am. The living areas are not air-conditioned.

The accommodation is laid out as follows:

Main house:
- A large living room with a fireplace, TV and Wi-Fi router, opening onto the swimming pool on one side and the patio on the other, as well as a 90x200 sofa bed (sleeps one).
- An open-plan kitchen with an oven, microwave, induction hob, kettle, deep-fat fryer, food processor, fridge, American-style freezer, Nespresso coffee machine, dishwasher and a set of wine glasses.
- Bedroom 1: A queen-size bed (160x200) overlooking the swimming pool.
- Bedroom 2: A queen-size bed (160x200) overlooking the swimming pool.
- Bedroom 3: Two single beds (90×200) which can be pushed together to form a king-size bed (180x200).
- A large shower room with a walk-in shower and toilet.
- A large bathroom with a bath and toilet.
The large living areas benefit from natural ventilation thanks to the large sliding glass doors.

The flat:
- A living room with a TV, opening onto the patio and featuring a 90×200 sofa bed (sleeps one).
- An open-plan kitchen with an induction hob, a kettle, a fridge, a freezer and a Nespresso coffee machine.
- Bedroom 4: A queen-size bed (160x200).
- Bedroom 5: Two single beds (90×200) which can be pushed together to form a king-size bed (180x200).
- A shower room with a toilet.
There is no air conditioning in the flat, but it is sheltered from the heat.

Outdoor areas:
- A private swimming pool (10m x 4m with an alarm) surrounded by a large terrace opening onto sliding glass doors, measuring approximately 50m², with furniture to enjoy sunny days. The swimming pool is unheated and open all year round (subject to weather conditions; opening dates are not binding).
- A terrace, also opening onto sliding glass doors, of approximately 35m².
- A beautiful garden of approximately 2,500 m².
- A utility room with a washing machine, clothes horse, vacuum cleaner, ironing board and iron.
- A wood-fired BBQ area.
- A tree-shaded patio with a garden table and chairs, and two garden lounges.

Located right in the heart of the seaside resort of Porticcio.
The villa is just 50 metres from the beach, as well as all the restaurants, cafés, bars, shops, etc.
The villa is a 10-minute drive from Ajaccio.

Transport:
- You can park directly in the property’s private car park (2 vehicles).
- Nearest airport: Ajaccio – Napoléon-Bonaparte is a 10-minute drive from the villa.

Other notes:
- The villa is fitted with a timer that controls the air conditioning in the bedrooms; this operates between 11.00 pm and 8.00 am.
- Bed linen and towels are included. (Beach towels can be hired via the local contact)
- Free Wi-Fi available (fibre optic).
- Pets are not permitted in the accommodation.
- The 50 m² flat does not have air conditioning.
- End-of-stay cleaning includes preparing the accommodation for future guests. Please leave the property in a reasonably clean condition and clean any kitchen appliances after use.
- Any request for arrival or departure outside the specified times is subject to the availability of the reception staff. A flat-rate surcharge may apply.
- Parents are responsible for supervising their children whilst swimming.
- Use of the fireplace is strictly prohibited.
- A range of other services may be offered on site by the concierge service (private chef, restaurant bookings, boat hire, etc.).
