This house is *private*!! You cannot see another house, or hear one, from this place. Very quiet, beds are comfy, we had a great stay (after the first night).
When we arrived (mid July, 80s outside) the home thermostats were set to 85!! (Checkout directions say to put them on 78... dunno who thought 85 was a good idea!!) We turned the thermostats down and went to town to eat.
3 hours later, the house was still over 80 degrees. When we went to bed that first night it was miserably hot. The a/c took all night to finally get the house to 75. The ceiling fan in the downstairs bedroom is noisy, it both clicks and hums, loud. So it was a long night.
After that first night, though, the house stayed comfortable. I bought a fan at the hardware store in town (if you like sleeping with a fan, but noisy ceiling fans disturb you, bring a fan).
We arrived to find the hot tub set to 105 degrees (property info says it would be set at 97, a safe temperature for children) and full of sand from previous users. Turning thermostat down to 100 only made it drop to 102, had to put it on 97 to achieve 100.
I'd also suggest bringing shoes to wear in the shower, because the pebble floor in the shower is pretty, but painful to stand on.
We'd stay here again despite our minor issues. The house is very nice overall and you can't beat the seclusion. There's a groundhog in the back yard we saw every evening eating kudzu. Hummingbirds everywhere! Very peaceful. We hated to leave.
