Great cabana!
My husand I stayed stayed for 3 nights and he said it was his favorite place we stayed! Its not right in the main part of town so its very quiet. The cabana was very clean and had all the amenities we could have needed. We'd definitely go back again if we return to Hopkins!

A perfect, private spot on the beach
We had a great time and enjoyed the views and easy access to the sea. Just a short drive into town gave us a huge taste of the Garifuna culture in Hopkins.

Exactly what we were hoping for
We had a marvelous time. The house was exactly what we were hoping for. It had everything we needed. The beach was quiet and beautiful. We enjoyed watching and listening to the birds in the morning while having coffee and juice on the deck. We used the air conditioning at night as it was very warm and humid while we were there. The many wonderful restaurants and activities were close and accessible. We can't wait to come back and would definitely stay here again.

Awesome place!!!
We spent a week at Jan's Beach Cabana and had an amazing time!! The cabana was the perfect size and had everything we needed! Cheryl had the place immaculate when we arrived!! There are a lot of reviews on here pertaining to ants. I kept the counters clean and didn't have any issues! Highly recommend! We absolutely loved Hopkins!

Great place if you want peace and quiet
Really loved this place. We went swimming almost everyday. We used the bikes almost everyday to ride to town which takes about 20 minutes and half of the way is a dirt road. It is too far to walk to town and that is where most of the restaurants are. There are two places you can eat/drink that are in walking distance from this house which is located in a neighborhood. If you want to stay away from the hustle and bustle this is the place. We did several tours while we in Hopkins. We had an amazing time with lucky where I went snorkeling and my husband went spearfishing. Definitely one of the highlights of our trip.

Awesome beach property south of Hopkins
We loved the house and and waterfront location. The water is very shallow so you can walk far out into the water. There were tons of sand dollars on the ocean floor. Two bikes are provided but the dirt road is rough and it is some distance to get to Hopkins so we didn’t use them. It’s a fairly easy drive into Hopkins for food and entertainment. The amenities were nice including owner providing two 5 gallon jugs of drinking water. Air conditioning present but we chose to throw open all the windows and enjoy the breeze. Would definitely stay here again if back in the area.

A little piece of paradise
We stayed here for a week in December and absolutely loved it. The place is spotless and private, you even have your own beach. Even though the water was a bit choppy, we swam every day - what a treat! The town of Hopkins is wonderful, the people there are the nicest you will ever meet. After looking around a bit I believe that Jan’s cabana is by far the best place that you can stay. It is very reasonably priced for how awesome it is. Highly recommended!

The property was very nice and the yard was in a well kept condition. The Wifi router was down but was replaced promptly. Our morning coffees where amazing enjoying beautiful sunrises almost every day. Great neighbors also new friends. You can't beat the relaxed lifestyle of Hopkins Belize. We will be back soon.

Belize Anniversary Vacation
As I wrote in the Guest Journal in the cabana, Jan's Beach Cabana was great! Tasteful decor, very comfortable and stocked with everything we needed to cook, etc. It was a pleasure working with Cheryl, the Property Manager, who was very responsive. The major issue that we had to contend with during our entire stay was the "sargassum" all along the shore. The water was contaminated, had an awful odor (we bought scented candles) and we were unable to enjoy the otherwise beautiful Caribbean Sea. The shore on each side of the cabana was also full of trash--mostly plastics--that had washed up. To compensate we spent a lot of money on people to take us on a speedboat to the Cays 8 miles from the Belize shore. We wish we had known about this problem in advance.

Robert, thankyou for your review. We are glad to know you enjoyed the house. We are sorry for the unfortunate issue with the sargassum seaweed. This is unfortunately out of our control and is something that effects the whole Caribbean at unpredictable times. There was no issues when you booked and the nature of the situation is that it can be here today and gone tomorrow so we try to explain the situation and do our best to make sure guests have all the options available to enjoy their holiday. There is plenty of things to do around Hopkins and resort pools available to day users when the seaweed situation is at its worst. The ocean plastics is another issue that comes with the seaweed mats and we do try our best to keep the property clean but we cannot do much about the trash that impacts neighbouring properties unfortunately. Currently the sargassum is minimal and the beach and waters are enjoyable. We appreciate your business.

You’re going to want to stay here!
Jan’s Cabana was the perfect fit for our stay in Hopkins. Peer was a great host and showed us the property and we had a great dinner at his restaurant, Peer’s Place! The cabana was clean and we used the kitchen to cook breakfast each day. The bed was very comfortable and you have your own private beach space when you stay here! We used the bicycles provided to get around town. Hopkins is a quiet and tightly knit community. All the locals we met were authentically nice and wanted to interact with us so we made many new friends while here. We keep saying we want to just quit our life here in America and move to Hopkins! We felt safe and welcome everywhere we went. Please consider staying here. You’ll thank me later! Thank you Jan, Peer and all of Hopkins……we WILL be back.

Great little place
This is a great little place to stay! Quiet and right on the water. Ocean breezes and beautiful sunrises are what you will find here. Perfect geographical location for seeing all of Belize's mainland. An hour to Placencia and 2 hrs 45 minutes to San Ignacio (Mayan ruins and beautiful jungle/waterfalls). The price per night is very fair. Hopkins is a quaint little town with good food and friendly people.

Best little secret in Belize!
First off, Peer is the best host. He was very helpful and just made you feel relaxed and welcome with in minutes of arriving. You'll need to stop at Peer's Place to pick up your keys and I recommend enjoying one of his delicious meals. Jan's Cabana was in a great location, Ocean views every morning, quite neighborhood, walking distance to the marina. The perfect place for a small group to stay. The place has most everything, but no TV or Radio and no washer or dryer, but there is laundry service (Elsa's) downtown. The Bank is an ATM across from the Police station off Hopkins Rd. They do have wifi and plenty of beach. The water is clear and waist high for several 100 yards, great location for small kids to get in the water. All private piers, can be accessed until 6pm, the one just two house down was nice. Only had one couple in there house next to us. The other's near us had no one there at the time we visited. The locals are super friendly, helpful and laid back. The downtown area of Hopkins isn't grand, there is no Starbucks, fastfood restaurant, Walmarts, or grand high rises. What you will find: Great food and drinks (Peer's Place, other's), several grocery stores, fresh fruits and Veggies stands, and the best beer ever (Belikin).if your there on a Friday, Market day happens right next to Peer's Place on the beach. There is a couple of resorts: Almond Bay, The Jaguar Reef. there is one large gift shop, they have all the local things your looking for. Plenty of places to go on tours or do it on your own tours. If your into fishing, snorkeling, diving, there is a lot of tour guides. I recommend going to the Marina, plus you can just walk there from the cabana. FYI! watch out for the speed bumps on the roadways and Hopkins One way streets is two ways! The natural parks and waterfalls (clear, cold, drinkable water) are awesome, the Mayan ruins (just a few hours away) will take your breath away, both figuratively and literally (good hiking shoes recommended) If you rent a vehicle, I recommend Crystal rentals, they have Jeep 4x4's, which you will need, since most of the roads are off road style. Gas stations are only near major city's (Hopkins has two) highways are two lane, bumps, and not a lot of traffic. Oh! One more tip, Don't take the Coastal Hwy, it isn't completed. We made the mistake of following the GPS and started our off road adventure early. We did make it to Hopkins, but we wouldn't do it again, until the Highway is completed.

Room with a View
Can't beat the views from the patio. Nice to to be able to get into the water just steps from the front door. Property was a described. Check in/out was a breeze. Property is very well maintained. Pride of ownership is evident. Very clean. Very nice linens. Plenty of hot water. Wifi worked well. There is no TV, but there was no need for one. Kitchen stocked as you would expect. Was nice that a few items were provided -- coffee filters, creamer, sugar, salt/pepper, paper towels. Things are starting to pick up post COVID, but generally things are still a bit quiet. Was ok by us, as we were looking for a low-key relaxing vacation. Worked out perfect. Couple recommended eateries include Peer's Place, Coconut Husk and Gloria Tugucina (take out, find her on FB). Mango's was great for drinks -- also very close to Jan's Beach Cabana. Typical bar food, except for specials (BBQ chicken was excellent). Property is located outside of Hopkins Village, as noted in the listed/on map. The road is not paved leading to the property, so it does take a few extra minutes to reach it (unless you drive like a local and ignore the speed bumps....lol). Property on one side is occupied by full time residents -- they were very nice. Property on the other side was vacant during our stay. Overall, quiet secluded location.

Wonderful stay at Jan’s Cabana
We stayed for 6 days. The cabana was so pretty with an amazing view of the ocean. Very well appointed with everything you could need. We had a rental car but used the bikes a lot to go into town. There seem to be invisible bugs so use bug spray, especially when on the beach. We had wanted to do long walks on the beach but it’s not possible in this area so we rode our bikes into town and walked the beach there. Great outing to the Cockscomb Basin hiking the Tiger Fern trail.

Beautiful and quiet!
We stayed for our honeymoon and they took the time to set us up with a bottle of champagne and spell out LOVE on the bed with flower pedals, which was a very nice surprise. We enjoyed the quiet private beach right out the front door. We enjoyed our stay and made the stay in Hopkins very special for us, on such a special occasion. Peer was friendly and we ate at his restaurant, which was very quiet little place. The water was a little brown and murky so we didn't wind up swimming in the private beach, but we were able to catch the amazing sunrise over the sea, which was absolutely beautiful. We will definitely be looking to stay here again on our next visit out. thank you for the hospitality, we enjoyed our time here very much!

Awesome cabana in Hopkins
Jan's Beach Cabana was awesome. It was very clean and well stocked with everything you could possibly need. Above and beyond was the 10 gallons of drinking water left for us. There was even a local cell phone to use if needed. Peer was very helpful and available for any questions , concerns or advice. It was awesome to have the bikes and lounge chairs to use. I would highly recommend this property to anyone and hope to come back again some day.

First time in Belize
Enjoyed our stay immensely as the private area at the beach and the people in the community were awesome. Food was great, especially the 🦞, and the weather was predictable so we were able to get out and enjoy this beautiful country. We are already looking forward to our trip back and appreciated the aspects and seclusion of the property as it is exactly what is says it is. Our host Peer was friendly and helped with answering a ton of questions before we even set foot on ground. I would recommend this property but keep in mind there are certain aspects of the sea that you cannot Control, sea grass/weed, that may inhibit your plunge out to sea but the sandy bottom of the water allows you to walk out quite far.

This place was nice. It would have been great to sleep in the bed. The bedroom wouldn’t get below 85degrees. So we made due by covering up the bedroom opening and sleeping under the air conditioner. Was told just to not use the air conditioner and open the windows. Yes I’m spoiled and sleep with the air on 72.

2nd Time - Anniversary
Everyone was friendly and we enjoyed our stay. Peer was a pleasure meeting him and helpful. Wife and I celebrated our anniversary and 4 years ago our honeymoon here. Private ocean/beach front, what more could you ask for? 5 gallon Crystal water bottle refills can be obtained from Sittee River Marina for 8 Belize. If using credit card, Marina requires spending 50 Belize.

Exceeding expectations
Jan's cabana exceeded my expectations for a relaxing get away in Belize. Peer made checkin / checkout quick and easy. The cabana was clean, comfortable and well stocked, including travel guides. I did not cook while there, but appeared everything you would need was available. Hot water was always available and tap water was drinkable, although I made it into iced tea to improve the taste. The beach at the cabana was clean and very private, offering spectacular daily sunrises from both the beach and the porch. I stayed 6 days and seaweed was only an issue on one of those days, and even then the water is so clear you can easily avoid. Beach is very gradual and you can walk out a long way into the water. Restaurants close with more choices the farther you go. Bikes provided were nice to get back and forth. Hiking at Cockscomb and Mayflower within 20 minutes by car. I preferred Mayflower, the Antelope Falls trail was awesome. Hope to return to Jan's!

Everything we imagined and more
Jan's Cabana was exactly what we imagined it would be from the information posted. We wanted a quiet place to use as our "home" to explore the Sittee River/Hopkins area. The Cabana was clean and the views of sunrise spectacular. It was a perfect size and the private beach to enjoy the mornings and evenings listening to the Caribbean was what we hoped for when booking this location. Peer was a great resource to us before our arrival as this was our first VRBO experience and we were a bit nervous. He gave us information on where to book snorkeling tours (Sittee River Marina is who we picked -- great choice if you need a trip to the cayes or a river tour). The local stores had what we needed to make some meals at the cabana and we enjoyed the local restaurants as well. Some of the prior reviews that were critical of the Cabana had us wondering … but our view after having spent 6 nights here is those were unwarranted. If you want lots of "extras" or someone taking care of things you should stay at a resort. This is a laid back way to experience the area and was relaxing and enjoyable. We would definitely stay here again. Be prepared for the bugs and bring bug spray… botlass flies can be merciless but despite them chomping on us it did not dampen our enthusiasm for the area and our desire to come back in the future.

Great spot to relax and enjoy the beach!
We loved spending a few days at this cabana in Hopkins! The private beachfront is a dream and we enjoyed reading a book and having a drink while the kids played in the ocean. It is shallow enough for the kids to play safely for several yards into the ocean. The cabana is located just outside of the village with quick access by car or scooter to coffee shops, restaurants, and activities/tours. The interior was spacious enough for the 4 of us, clean and comfortable with ac, although we didn't need ac the entire time we were there because of the windows and fans. The outdoor porch is a nice place to sit and enjoy coffee or a drink while watching the light change over the ocean with sunrise and sunset. The shed is stocked with beach chairs, floaties and noodles for relaxing and ocean play. We truly enjoyed our stay!

We had a wonderful stay in Hopkins. This house is super clean, fully stocked kitchen with sharp knives I swear most places don’t and a comfortable bed with nice linens. Hope to be back one day

A Relaxed Getaway in Hopkins
The property and nearby village of Hopkins are great if you're looking for a relaxing place to "get away from it all". The house is clean and spacious for two, though it would get crowded for more, as there is no door on the bedroom. It is bright and airy - being up on stilts there is a nice breeze. We never used the air conditioning, but rather just kept the windows open. The porch facing the ocean is a lovely place to sit. The property is well shaded with large trees if you want to sit outside but avoid the sun. The beach chairs, chaises, floating water toys and bicycles are a nice bonus. The water is warm, with a nice sandy bottom and quite shallow for a long way out. The major drawback is the lack of furniture. Other than the bed (a comfortable king) and the eating table there is only a futon and coffee table. An armchair or two, and perhaps a side table would be welcome additions. The stove works, but doesn't seem adjusted to the gas flow. It was perhaps made for natural gas and not re-jetted for the butane it runs on now. The other kitchen equipment is adequate, nice heavy bottom pots, coffee maker, blender, juicer. It would be nice to have a few more glasses in the tumbler size and some 8 to 10 oz coffee mugs. Most of the mugs provided are enormous. These are small matters, but it's the little things that make the difference between a good vacation and a great one. If you want to be more active, there are plenty of tour operators in the area for snorkeling, fishing, diving and inland tours. The best thing we did was the night-time tour to Anderson's Lagoon, which is bio-luminescent. Do yourself a favour and go with Happy Go Luckie Tours. It will blow your mind to swim under a dark starry sky and have the water glow all around you with each stroke.
