Welcome to River Place Retreat Unit 5, a three-bedroom home nestled on the banks of the Arkansas River in the town of Howard, Colorado. This oasis offers breathtaking river views and a serene ambiance, perfect for families or groups seeking a peaceful getaway in the heart of nature. Accommodating up to 10 guests, this spacious home has 3 bedrooms, 2 living areas, a fully equipped kitchen, and a expansive deck overlooking the river.

All Pinon homes are vacation ready with a fully appointed kitchen, towels and linens. Hand, dish and shower soaps are provided, as well as toilet paper, trash bags, paper towels, salt and pepper, coffee filters and laundry soap.

Pinon Vacation Rentals provides guest support from 8:00 a.m. to 8:00 pm.

All guests are responsible for reading Welcome Book Check-In and Check-Out instructions.

~Acceptance of the terms of the Rental Agreement and all Rental Policies is ASSUMED at the time of reservation. Guest will be required to sign the Rental Agreement in order to receive check-in instructions. 24 to 48 hours before arrival, check-in instructions will be sent to guest.

**This home is rented for personal vacation use only. Renters must abide by all rental terms and policies, as well as all local applicable property covenants, restrictions, regulations and laws. Any evidence of smoking, use of firearms, driving ATV s other than in the driveway as access only, unapproved pets, unauthorized use of property grounds, damage resulting from violation of rental policies, and/or excessive mess may result in charges up to $3000.00 to the Guest s credit card on file, as authorized by Guests approval of the terms of the Rental Agreement.

Reservations may be canceled more than 30 days prior to check-in with full refund. 14 to 29 days prior to arrival 50% refund. No refunds will be issued after this cut-off date for any reason. No refunds will be issued due to weather conditions, spotty internet service or interruption of service.

Beautiful views! Big open area outside for exploring and fishing at the river’s edge. Host was kind and helpful when possible. We do wish they had put out the patio furniture cushions for a beautiful weekend and had the hot tub working. Kitchen sink had a few repairs needed and there were some bugs and spiders in the home we’d want addressed. This is an “no frills” vacation rental, but if the view is what you’re after, you won’t be disappointed! Otherwise, a beautiful, functional mountain getaway. Thanks for everything!

When we stayed here four years ago, the property was in much better shape. It hasn't been maintained, including the landscaping. The backyard was littered with trash, and the property desperately needs repairs. I have photos that i can submit if that is helpful.

Girls Weekend Away

The beautiful interior and cozy, secluded location drew me to this place when booking for my weekend getaway girls' trip. We loved the interior cleanliness, the kitchen, the proximity to the river, and the abundance of comfortable lounging locations. (Seriously, the oversized chairs are amazing to curl up in with a book!)A few minor disappointments... Despite following the directions for "Rocky Mountain cooling," the house was incredibly hot. We're thankful fans were available in each bedroom and that we brought an additional personal fan. Not everyone stays at the rental during the day on the longest days of the year, but we would advise anyone as crazy as us to do the same. If the fridge's room temperature reading is to be believed, it was consistently 84F or higher in the house.The beds were incredibly firm, to the extent that three of us chose to sleep on couches instead. The outside of the house was in rough shape and not as well-maintained as shown in the pictures. There was a hole in the deck floor (well-marked and cautioned), and the beautiful green yard was dead despite nearby areas having plentiful green grass and foliage. Minor disappointments aside, we had a fantastic time and are glad we stayed! PS Don't miss the opportunity to watch the adorable goat neighbors and their faithful guard dog - they provided much entertainment throughout the weekend.
