🌊 WELCOME TO VILLA RISA — a fun, spacious Havasu retreat where there’s truly something for everyone.

Designed especially well for multiple families and larger groups, Villa Risa gives everyone room to enjoy the vacation their way. Kids can claim the bunk room or pile into the movie room, adults have comfortable private bedrooms to retreat to, and the whole crew can come together around the pool, fire pit, dining table, or spacious living room.

Bright, beachy, comfortable, and packed with the things that make a Havasu vacation EASY — this is a home made for actually enjoying your time together.

With 4 bedrooms, 2 bathrooms, and accommodations for up to 14 guests, Villa Risa balances large-group living with plenty of comfortable spaces to spread out.

🎬 MOVIE NIGHT, ANYONE?
The dedicated movie room is one of our favorite spaces in the house.
A massive 85` TV turns it into the perfect spot for movie marathons, game days, kids’ hangouts, or winding down after a full day on the water.
And with TVs throughout the bedrooms and living spaces, nobody has to fight over what’s on.

🌴 YOUR OWN HAVASU BACKYARD
The large backyard is ready for the Arizona sunshine.
Spend the afternoon floating in your private pool, set up the available pool volleyball for a little friendly competition, fire up the BBQ for dinner, or settle around the fire pit when the desert evening cools down.
Outside you’ll find:

Villa Risa is pet friendly with prior approval and even has a dedicated dog run along the side of the home, making traveling with your four-legged family members that much easier.
Please reach out before booking with pets so we can confirm approval and applicable pet fees.

🚤 BRING ALL THE TOYS
If you’re coming to Havasu with a boat, trailer, RV, desert toys, or a whole lineup of vehicles — Villa Risa has the SPACE.
The property offers excellent parking with room for the toys and vehicles that come along with a real Havasu adventure. No leaving the boat behind or trying to figure out where everyone is going to park once you arrive.

🏡 HOUSE RULES
Respect the Property
Villa Risa has been thoughtfully stocked and set up for your enjoyment. Please treat the home, furnishings, outdoor spaces, entertainment areas, and amenities with care and respect.
Occupancy Limit
The maximum occupancy for Villa Risa is 14 guests, including both daytime and overnight guests.
Parties, events, or gatherings exceeding the occupancy limit are not permitted. Unauthorized gatherings or excessive guests may result in additional fees or termination of the stay without refund.
We appreciate your cooperation in helping us maintain a great relationship with our neighbors and community.

Check-in: 4:00 PM
Check-out: 10:00 AM
Please adhere to these times so our team has adequate time to thoroughly clean, inspect, restock, and prepare Villa Risa for each arriving guest.
🚭 NO SMOKING ON THE PREMISES
Villa Risa is a completely smoke-free property. Smoking is not permitted anywhere on the premises, inside or outside.
Any evidence of smoking on the property will result in additional cleaning and/or remediation fees.
Thank you for helping us keep the home fresh, clean, and comfortable for every guest.
🔇 NOISE & QUIET HOURS
Villa Risa is located in a residential neighborhood, and being great neighbors is extremely important to us.
By order of the City of Lake Havasu, quiet hours are strictly enforced from:
10:00 PM – 7:00 AM
During quiet hours, please bring the volume down throughout the property, particularly around the pool, patios, fire pit, BBQ, and other outdoor spaces.
Excessive noise may result in warnings, city fines, or other consequences. We want you to have an amazing time — just please help us keep Villa Risa a place our guests AND neighbors love.
🌴 POOL & BACKYARD
The private pool and large backyard are some of the best parts of Villa Risa! Please enjoy them responsibly.
Pool Guidelines
• NO glass containers in or around the pool area. Please use pool-safe, unbreakable drinkware only.
• Children must be supervised at all times in and around the pool.
• Please shower before entering the pool after spending time in the lake. Lake water can introduce bacteria and contaminants that are extremely difficult to remove from pool systems.
• Please keep food and debris out of the pool.
• Do not tamper with pool equipment, pumps, valves, controls, or maintenance equipment.
🏐 Pool Volleyball
A volleyball setup is available for some extra pool-day fun!
Please use the equipment responsibly and return all pieces when finished. Do not hang, climb, pull, or place excessive weight on volleyball equipment.
🎈 No Water Balloons
Water balloons are not permitted anywhere on the property.
Balloon fragments are extremely difficult to remove from the yard and pool, can enter and damage pool equipment, and require extensive cleanup.
Any additional cleaning or repairs resulting from water balloon use will be the responsibility of the guest.
🔥 BBQ & FIRE PIT
Villa Risa`s BBQ and fire pit are available for guests to enjoy.
Please:
• Never leave the BBQ or fire pit unattended while in use.
• Keep children safely away from hot surfaces and open flames.
• Turn everything completely OFF when finished.
• Do not move the BBQ or fire pit from its designated location.
• Clean up food, trash, and personal belongings after use.
Please be especially mindful of outdoor noise when enjoying these areas during evening hours.
🎬 MOVIE ROOM, TVs & ENTERTAINMENT
Villa Risa is made for nights at home too!
Enjoy the dedicated movie room with its huge 85` TV, TVs throughout the bedrooms and living spaces, patio TV, board games, and other entertainment provided throughout the home.
Please treat all electronics, remotes, games, and equipment with care.
Board games should be returned with all pieces to their original location after use. Any missing or damaged equipment or electronics may result in replacement or repair charges.
Please turn TVs and electronics off when not in use.
🐾 PETS & DOG RUN
Villa Risa is pet friendly with prior approval.
All pets must be disclosed and approved before arrival, and applicable pet fees must be paid.
For your convenience, Villa Risa includes a dedicated dog run along the side of the property.
Pets May NEVER Be Left Unattended
Pets may never be left alone or unattended inside the home at any time. If you leave the property, your pet must leave with you.
This is both a Vīb property policy and a requirement of major booking platforms. There are no exceptions to this rule.
Guests traveling with pets are also responsible for:
• Picking up and properly disposing of all pet waste
• Keeping pets supervised and under control at all times
• Preventing excessive barking or disturbances
• Keeping pets off furniture and bedding when possible
• Cleaning up any pet-related messes immediately
• Ensuring pets do not damage landscaping, furnishings, doors, screens, or other areas of the property
Please remember that pet approval does not change the property`s occupancy limits or neighborhood noise requirements.
