HOUSE RULES

◘ RENTAL AGREEMENT
To finalize your reservation, we require a signed rental agreement. This confirms that you understand and agree to our policies. Without it, the booking will be canceled.

◘ TRAVEL INSURANCE
Travel Insurance is highly recommended: There are NO REFUNDS for transportation disruptions, event cancellation, unexpected illness or injury, weather or natural conditions, jury duty or court appearances, or any unforeseen events beyond our control or responsibility.

◘ ROADS & PARKING
We have a spacious driveway that can accommodate up to 7 vehicles. Please do not drive or park on the grass. The neighborhood streets do not have pedestrian walkways, so please follow posted signs, observe the speed limit, and watch for pedestrians.

◘ GOLF SIMULATOR
Please use the golf simulator responsibly. It’s a cool, new amenity we’re still getting the hang of ourselves. Tech issues can happen—and sometimes we can't fix them right away. There are no refunds if it's not working. Just a heads-up—you’ve been warned!

◘ PET POLICY
Pets are not allowed. Please do not book and then ask to bring one. Service animals are, of course, welcome. Emotional support animals are not service animals per ADA guidelines. Misrepresentation of a pet as a service animal is illegal and will be reported.

◘ QUIET NEIGHBORHOOD
Our house is in a peaceful residential community. No parties, loud music, or disruptive behavior. Sound travels far here. Quiet hours are from 10 PM to 7 AM. Please note that a neighborhood watch is in effect. Any violations of local noise ordinances—and any resulting fines or penalties—are the guest’s responsibility.

◘ SMOKING & DRINKING
Smoking, vaping, and e-cigarettes are strictly prohibited both inside and outside the property. Responsible alcohol consumption is allowed inside the home only. Please do not drink and drive. We do not provide or sell alcohol. If you’re struggling with alcohol use, we encourage you to seek support.

◘ NO UNREGISTERED GUESTS OR VISITORS
Only guests listed on the reservation are allowed on the property. Visitors must be approved in advance. At no time may the number of people on the property—including visitors—exceed the maximum occupancy limit of 14.

◘ INTERNET SERVICE
High-speed internet is provided. Speeds may vary with usage. Please note there is no cable TV.

◘ DEER & WILDLIFE
Deer, insects, and bees are common in the area. Stay alert, never leave food or trash outside, and keep a respectful distance from all wildlife.

◘ TRASH SERVICE
Trash day is Friday morning! Please make sure to bag all trash (no loose items) the night before. Thanks for helping us keep things tidy.

◘ EV CHARGER
We’ve got a Grizzl-E Level 2 EV charger (240V / 40A) available for you—free to use! Just be sure to bring your own adapter if your vehicle requires one. Use at your own risk and only as intended.

◘ GAS GRILL
Feel free to fire up the propane grill! We provide one tank to get you started. If you need more, guests are responsible for additional propane. Please grill safely and responsibly.

◘ FIRE PIT
The fire pit runs on chopped wood, and we’ll provide a bundle for your stay. If you’d like more, feel free to grab some from a local grocery. As always, safety first!

◘ HOT TUB & SAUNA
Please follow the posted safety guidelines and always supervise children. No lifeguard or attendant. Use is at your own risk—relax and enjoy responsibly.

◘ SAFETY FEATURES
For your safety, our home is equipped with smoke detectors, carbon monoxide detectors, and fire extinguishers. We also have safety and precautionary signs posted throughout the property. Please do not remove, disable, cover, or tamper with any of these safety devices or signs.
