Our home is in a residential area, and maintaining a positive relationship with our community is important to us. I hope you understand.
1. If you are local and / or under the age of 23 please notify us before making your reservation
2. Guests acknowledge that they will keep their noise level to a minimum after 10:00 pm; sound will travel through the walls if too loud.
3. No parties or events allowed
4. No pets allowed
5. Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible
6. NO SMOKING or use of fire permitted in the rental; guest acknowledges that no `smoking` includes the use of vape pens and marijuana and `use of fire` includes the lighting of candles, incense, or sage. There will be a £200 charge per day of reservation if this rule is not followed
7. Keys: A £140 fee is charged for call out if you forget the keys and lost keys are charged at £170 for replacement. Please be careful with them.
8. Please do not wash or iron the linens, our housekeeping team will take care of them. If you`re staying for 7 days or longer, we offer a complimentary cleaning and linens change for your convenience!
9. There can not be any more than the allowed number of guests in or on the property at any one time, violation could lead to the immediate removal of all guests without a refund. No extra guests are allowed in the property at any time without prior permission and no parties/loud music allowed. We are very conscious of being in a residential area and any violation of either rule will incur a £250 fine.
10. Late check-out fee of £50 for every extra hour (if not authorized) applies for check-outs after 11:00 am. We`re sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time and if they are unable to clean we still have to pay them
11. Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in)

Was fine. Neighborhood is somewhat loud until late with the bars on the street. Place is a little run down but nice.

I had a highly pleasurable stay. The property was warm and dry - the central heating system is excellent. The windows are double glazed and that helped the place feel cozy. There's plenty of room for a solo traveller. The amenities were great - the kitchen is well stocked with cutlery and utensils for cooking. The management team is highly responsive to messages. Check in instructions were well detailed. The neighbors are respectful. This place felt like home for 2 weeks and I would have stayed longer. Areas that could be improved - the bathroom needs to be refurbished. A shower curtain in the interim to prevent water pooling on the floor would be a good idea, and there is potentially a leak under the bath. Another lock on the front door, especially for safety of female guests, would go a long way. The fridge needs to be replaced. Otherwise the place is really comfortable for an inner city vacation rental.
