We appreciate your feedback Eliza and we have spoken to the cleaning contractor and identified that the staff member who cleaned the house prior to your arrival was using an incorrect cleaning product for wiping the benches in the kitchen which left a slight residue and tackiness on the surface and may have overlooked cleaning the dishwashing filter after the last tenants. We we do apologise for this. This has now been addressed. There was however no evidence of the black mould you describe and there has been no report of such an issue by any of our other guests who have stayed there over December and January. The house is dry, very well ventilated, benefits from lots of sunshine from morning until late afternoon. We have never had any reports of mouldy walls and ceilings from any tenants or in any of our reviews and could not find evidence of this after your stay. In the instructions we send out prior to check in, we specifically request all our guests to report any deficiencies in cleanliness on arrival so that these can be addressed immediately by our cleaners. Unfortunately, no attempt was made by you to advise us of any of the issues you have raised in your review, as if they had been, we could have immediately attended to them. Reporting serious issues such as these after you have checked out without raising them with us does not give us the opportunity to verify or rectify any perceived issues until after the fact when you had already checked out. I don't think it is fair to review us so poorly and without reporting anything until after your check out. When we asked if you could provide some photographs of the alleged mouldy walls and ceilings. You advised that you had not taken any photos and had instead just done "a quick clean yourselves". If we are to be given a 2 star review due to a lack of alleged cleanliness, to be fair, some effort should have been made to report these issues on arrival or shortly thereafter, so we could have organised for the cleaning supervisor to immediately attend and rectify any issues.

Great to hear you enjoyed your stay. There are unfortunately no hot water storage systems that can cope with 10 people continuously showering after one another, however our system replenishes very quickly after being fully drained as can happen if everyone uses it at once :)

We are grateful for all constructive guest feedback such as the power point in the bathroom that was not working, however most of the issues raised were minor or not fair critique, and none were reported during the stay. The house is advertised as a 2 story older style house and beach shack. The stairs are visible in the photos that we show on the Stayz website.The cleaning fee is also advertised and it is not possible to book the house without acknowledging and accepting the fee. It is untrue that this is only revealed after payment has been made. The only possible explanation for not realising the house had stairs and that there was a cleaning fee, is that they did not look closely enough when they made the booking, so it is not reasonable that these items featured as a criticism. The house is exposed to natural sunlight from morning to night and is very warm and cosy in winter. At night there are powerful oil heaters in all the bedrooms and 3 heaters for the living room. The guests writing this review called me at 8 in the evening to advise only the heaters in the living room were not getting hot. I ran them through the operating instructions for the electronic controls, which they had not read, after which they were able to turn them on and there were no further issues reported. As it was a particularly cold night, I can understand that it would have taken some time for the house to heat up once they had turned the heaters on. We offered them after hours assistance so that they could get the heaters working, which they were grateful for at the time. There is even a spare heater in the cupboard under the stairs. They said they would call back if there was any further heating issues and I heard nothing further until I received this review. A small 2 meter section of skirting behind the washing machine, dryer and hot water system in the bathroom was found to be dusty and had been missed by our cleaner, which we have since had rectified. Had they mentioned this to us when reporting difficulties with operating the heaters we would have organised to have this rectified for them. More importantly, apart from this 2 meter long strip of skirting which is difficult to notice unless one moves the laundry machines, all the other 80 metres or so of skirting, including the ones behind the beds in the house were obviously not dirty or they would have featured negatively in the review! The sticky table is suspected to have been caused by the tenants using the alcohol based Covid antibacterial spray that we provide. Unfortunately the alcohol in the spray reacts with the table polish causing the tackiness of the coating. To rectify this we have repolished the table since their stay. We have also removed the offending spray so this cannot occur again. The blankets provided are pure Merino wool and of an excellent quality. Whilst not as fluffy like a polyester blanket or a doona, they offer superior comfort and warmth and have never been the subject of any complaint. The mattresses are all virtually new and of a high quality commercial standard. These guests reported that in spite of the issues mentioned, they had a great time and that the issues were minor, however the 2 star rating unfairly punishes our listing. The house is advertised as an older style house and beach shack, and does not pretend to be other than that. The rates are competitive, and fairly reflect the age and facilities of the house. The next guests who stayed the weekend after these guests, came to celebrate a 60th family birthday and really enjoyed the house and their stay. They had a completely different perspective on the house and their stay. They left a review with a completely different perspective, and have already requested to book for another stay.

This was a group of 10 people who were unfortunately not properly supervised by the group leader, Jigar. Unfortunately, they accidentally broke the TV by knocking it off it's stand, and 3 woollen blankets went missing during their stay. As a result, the $300 bond was withheld. which has resulted in a negative review. No complaints or negative feedback was received from the clients until the issue resulted in the loss of their bond. In fact they said they loved the house and had a great stay until that point. It is a rare occurrence that a bond is retained as most of our tenants treat the house respectfully, and we only ever apply this measure as a last resort as readers can judge from the number of positive reviews for the property.

Thanks for your feedback Mathew. Glad you enjoyed your stay.Most of our guests have mobile phones with data so we find wifi is generally not an issuer for people. Reception is good on the 1st floor of the house, but not so good on the ground floor and we recommend setting up a wifi hot spot in the part of the house where reception is good.

We are very sorry that we could not keep you content. Unfortunately, the issues that you have mentioned were not brought to our attention during your stay, with the exception of the insects. As such, we were not given the opportunity to address any of these complaints during your stay. We were only made aware of the insects by text on the morning of your departure. We truly tried everything to discuss and resolve this issue, which included a 3 hour commute to the property the next day to investigate, only to find that there was no infestation, just mostly dead insects in the bedroom where you advised that on of your children was staying, where a door must have been left open. In the welcome pack we issue to all guests, we advise tenants of the need to keep the fly screen doors closed at night. This was we believe not observed. Cicadas are part of the Australian bush, and their presence is beyond our control. Most people like and recognise their sound as being a sign that summer has arrived. The fly screens were all checked, and were all found to be in good order. The previous tenants and the tenants after your stay have also not mentioned anything about an infestation and we could not find any evidence of one. All bedrooms also have full block out blinds so this comment is strange. We provide a holiday house and do not supply linen or complimentary coffee and tea as is the case in a city hotel. In our listed facilities on the website, we do not offer these. However had you let us know that you were short a Queen sheet, we could have tried to assist you with the loan of a sheet from our own linen that we keep at the house. There were 2 adults and 2 kids booked, so there would have been 4 spare single beds which one of your kids could have used if you did not have the right size sheets for a king. So there were a couple of possible solutions available. The reason there are no handle taps on the laundry faucets is that they are permanently left on, so that the washing machine can’t accidentally be operated with the water turned off. The house is equipped with 3 brand new clean white fans which you don't mention. I concur that the ironing board needs a new cover. As no one ever uses the ironing board it has escaped our attention. It would have been nice if the new fans in the house had also been mentioned, not just the older one in the cupboard under the stairs. I feel that the review is very one sided and does not recognise any positives, which is unfair. What we offer, is a comfortable older style beach house adjacent to a national park with stunning beach views. Most of our guests love our place for this feature. The many positive reviews on our page, appreciate this. There are insects, and in early summer many cicadas, as well as kangaroos, lizards, possums, echidnas etc but they live outside, not in the house and do not cause our guests the issues they appear to have caused you.

Thanks for noticing that the appliances have been upgraded this year, including fridge, stove, toaster etc. The house is actually quite warm in winter and spring as the prevailing north easterly breeze from the ocean does not kick in until the summer months. There are fans in all the rooms to assist with airflow, so in between the ocean breeze and the fans the house is well ventilated and also very pleasant in summer.

We do in our written house rules specifically advise guests of our no pet's policy due to some issues we have had in the past. I take on board your comments regarding the lengthy house rules which are a guide to everything such as directions to the house, where the keys will be left, garbage days and separation of recyclables, how to operate the heaters, clean the dishwasher filter etc. They are a bit lengthy but they strive to be helpful in providing all the information for an enjoyable and worry free stay. Thanks also for bringing the kettle cord and fridge seal to our attention.

Thank you for your review and comments Criselle. Nice to hear you will definitely be coming back in spite of the heat you experienced during your stay. We have taken your comments on board and have installed large portable fans in all the rooms to ensure greater guest comfort. It was a particularly hot period when you went there, with bushfires raging all around NSW. We have not previously had the need to install curtains on the ground floor of the house, as most of the time there is always a lovely ocean breeze blowing, particularly in summer, and given we are virtually on the ocean's edge. It was unfortunate that you did not experience this this time around.

Thanks for your review Henry and glad you enjoyed the amazing location of our house and your stay with us. Thanks for having brought the handrail issue to our attention. The timber joist holding to which the handrails are fixed had worked its way loose and needed re bracing. Whilst there was no danger, it did cause the railing to be wobbly and needed attention, which was done. There is dishwasher powder provided under the sink, so I am not sure why this was either not there or overlooked. On checking with the cleaner after your check out, she confirmed that the bottle of Logix dishwash powder was under the sink. We encourage all our guests to contact us as soon as possible during their stay to bring any shortcomings or queries to our attention so that we can assist in locating things, advise a solution or ask our cleaner to attend if necessary. In regards to the cleaner’s washing up skills, it is up to the tenants to ensure the dishes are washed after every meal as this is not covered by the cleaning fee. If the dishes are not washed properly, we rely on our cleaner or the incoming tenants to make us aware so that we can take appropriate action. The detailed instructions we send to your tenants whilst appearing cumbersome, are necessary as they cover things like the need to rinse dishes before they are put in the machine as otherwise the filter will be full of food scraps and if left like this will cause all the dishes not to be clean of baked on food scraps, which is exactly the issue that I believe you refer to in your critique of the cleaner’s washing up skills. I am sorry that you were not aware of the cleaning fee when initially making the booking, however it is explained in the booking conditions that you are required to acknowledge before proceeding with the booking. As you know, when you raised this with me I actually did offer to allow you to cancel the booking if you were not happy with paying the fee, but you were happy to proceed. Our cleaner should of course have checked the dishes prior to your arrival, as it seems the previous tenant may not have read the instructions regarding the proper use of the dishwasher. It is quite a lot of work for the cleaner to check through all the dishes in the time allocated, and we do rely on guest feedback if this has been missed by the cleaner. However we need to be advised as soon as possible during the stay so we can investigate or act upon an issue. Best regards Claude
