Check-In & Key Collection
Check-In Time: From 3:00 PM onwards.
Keys will be available for collection at the BnB Concierge, Shop 3/200 Spencer Street, Melbourne.
Please bring a valid government-issued ID for key retrieval. If you require after-hours key collection, kindly notify us at least 24 hours in advance.
Building Amenities
You will have access to premium facilities, including the gym, swimming pool, sauna, and more. Please follow building guidelines to ensure a pleasant experience.
Parking
Paid parking is available off-premises with nearby parking options. EV charging is available at West Side Place (subject to parking availability). Please inform us in advance if you require parking.
Wi-Fi & Internet
Complimentary Wi-Fi is available throughout the apartment. Details will be provided upon check-in.

This residence is provided for quiet, residential accommodation only.
Guests must comply with all Owners Corporation / building by-laws, security requirements, and any signage in common areas.
2) Occupancy and registered guests
Only the number of guests confirmed in the booking may stay overnight.
Any additional persons (including visitors) must be pre-approved in writing.
Undisclosed guests are not permitted and may result in cancellation and/or additional charges in accordance with platform rules and applicable policies.
3) No parties, events, or commercial activity
Strictly no parties, events, gatherings, or photo shoots.
No commercial use of the premises (including filming/productions, paid meetings, or events) without prior written approval.
4) Quiet hours and neighbour respect
Please respect residents and neighbours at all times.
Quiet hours: 9:00pm – 8:00am (low voices, no loud music/TV, and no balcony noise where applicable).
Building security may respond to noise complaints; repeated disturbances may result in removal from the property.
5) Smoking and illegal substances
No smoking or vaping inside the apartment or in any building common areas (including corridors, lifts, lobby, and car park).
Evidence of smoking may result in smoke remediation and additional cleaning charges.
Illegal substances and unlawful behaviour are strictly prohibited.
6) Pets (pre-approval required)
Pets are only permitted with written pre-approval at least 48–72 hours prior to check-in.
Additional pet conditions and/or fees may apply (including enhanced cleaning).
Unapproved pets are treated as a breach of house rules and may lead to cancellation and/or additional charges.
7) Keys, fobs, and building security
Keys/fobs are issued for the approved guest group only. Do not copy, share, lend, or leave them unsecured.
No tailgating: do not allow unknown persons to follow you through secure doors, lift lobbies, or garage gates.
Lost or unreturned keys/fobs may incur replacement costs and building/security call-out fees where applicable.
8) Lift etiquette and building access (high-rise standard)
Please use lifts respectfully and keep noise to a minimum in corridors and lift lobbies.
Do not hold lifts for extended periods or obstruct lift doors.
For large items, deliveries, or removals, guests must follow building procedures and may require prior approval.
9) Balcony, windows, and safety (very important !!)
Do not climb on balcony furniture or railings and do not lean over railings.
Keep windows/doors secure when leaving the apartment.
Children must be supervised at all times, particularly on balconies and near windows.
Guests must use the balcony and facilities safely. If a guest fails to comply with these safety rules, any resulting injury, loss, or damage may be the guest’s responsibility.
We do not provide personal accident insurance for guests. We recommend guests arrange appropriate travel/medical insurance.
Nothing in these House Rules limits any rights guests may have under applicable law.
10) Care of the apartment, furniture, and finishes
Please treat the apartment and furnishings with care.
Do not move furniture or remove items from the apartment.
Use chopping boards; avoid placing hot items directly on benchtops; wipe spills promptly to prevent staining.
Do not use harsh chemicals on stone/benchtops unless specifically provided and labelled as suitable.
11) Cleaning, rubbish, and departure expectations
The apartment is professionally cleaned between stays; however, guests must maintain reasonable cleanliness.
Please dispose of rubbish regularly and follow the building’s waste/recycling instructions (location will be provided in check-in notes).
Excessive mess, stains, odours, or extra rubbish may incur additional cleaning charges.
12) Parking (if offered)
Parking is limited and must be reserved in advance (where available).
Park only in the allocated bay (if provided). Do not use visitor bays or other residents’ spaces.
Any towing/fines resulting from incorrect parking are the guest’s responsibility.
13) Maintenance, issues, and access
Report any damage, breakage, or maintenance issues as soon as they occur so we can resolve them promptly.
Management/maintenance may require access for urgent repairs (reasonable notice will be provided where possible).
14) Damage, missing items, and additional charges
Guests are responsible for damage beyond fair wear and tear.
Costs may include repair/replacement, additional cleaning, smoke remediation, lock/fob replacement, and any building call-out fees where applicable.
